  • The spring Saskatoon real estate market is upon us.
    If you have to sell a Saskatoon home know it’s a sellers market. There is a demand for good properties. Saskatoon market stats show there is high demand for single family homes. Saskatoon condos are also in short supply with 200 fewer condos on the market now then this time last year.
    If you’re a buyer in Saskatoon your time is coming. Be patient as more product comes to the market. The Saskatoon real test market normally slows down in July and I expect much of the same this year.

    The market in Saskatoon is ridiculous right now. I feel like because of the low inventory, some agents and most sellers are getting both greedy and delusional, putting up 50 year old homes for sale, only 800-1100 square feet and not renovated at all for $420,000. They're insane if they think they'll get someone paying that much for a house that's worth maybe $100,000 less than they're asking. People trying to cash in on the markets. And I'll feel really bad for those who are suckers who actually buy them at the top of the markets and lose 20+% of their investment within a couple years when prices come back to earth.
    Still some great deals to be had out there, but when you're looking at a beautiful 10 year old home in Stonebridge that is listed for $375,000 and a house that's 50 years old in Confed listed for $419,900 it makes no sense at all LOL

      You’re not totally wrong. When inventory is low buyers will make bad decisions. Saskatoon prior to 2020 was in a depressed 5 year price slide so there was room to grow in prices. Overall the market prices are not inflated but there are some buyers right now overpaying for property. No question.

    Saskatoon home prices returned to 2014 around prices. It means who bought a house in 2014 now after 8 years can sell it the same price or a little bit more! But the big cities house prices frome 2014 gains are more than 100% So I think Saskatoon is so cheap city. The rent can cover all mortgage payments. Why people think prices in saskatoon can decrease?prices returned to where they are 8 years ago. How is it possible you buy a house to the 8 years ago price? It is a occasion chance to buy house in Saskatoon for investors. Saskatoon prices are behind of all Canada. am I right?

      You nailed it. We are definitely seeing more out of province investors in Saskatoon because of everything you just said. It’s very affordable here.
