Mosquitos ain't too bad ... Depends where you're at. THere is a rainy season here and there will tend to be more during that time. I will spray OFF on when I eat at outdoor restaurants at night and wear socks so my ankles don't get bit lol.
I have to think that might be the secret in many Mexican Cities (or towns) - just get out and walk around the areas you might be interested in ? - - Then word of mouth too I've heard is a good method if you can speak Spanish or know someone who can for you. - - I would bet long term less expensive leases can be had - if - your willing to spend a few dollars to fix and improve the property to some extent ? = $ will talk in some cases - I strongly suspect. --?--
Depends what areas you're looking in. You don't have to pay that much at all. Plus the search engines might be figuring you're searching from the US and may not show you the real local prices. You don't have to pay $800/mo for 3 bedrooms. I promise u.

Depends... Everyone's tastes are different... You can find nice 3br/2ba in 'nicer' neighborhoods for $400-$800 (the range is low to high based on what you want and based on your definition of nice). A great place to start searching is on Facebook marketplace to see what you can get. I'm currently in a 2br/2 1/2 ba for about $600/mo, but it's in an expensive/upscale area (same thing could be had elsewhere for probably about $400 US)
These areas I like ... but it depends on the immediate area within these 'colonias/neighborhoods' ... Montes de Ame, Chuburna, Benito Juarez, Colonia Mexico, Colonia Maya, parts of Altabrisa

Spanish yes. English I'm not 100% certain but have heard they do by other foreigners.
