    although it was basically illegal I once witnessed a landlord removing the door to an apartment and take it away....the tenant was not paying his rent,the cops said take the landlord to court..but his posesions were out in the open for all to view...a sheet covered the door at night he moved his expensive stuff into a neighbours place and was gone on day 2

    When you are entering the unit, be sure to have a complete video record of your entry and movements in every room, all the way to your exit of the unit.
    If you encounter a situation that requires medical or law enforcement assistance, then terminate the walk through and call for assistance.
    Let the professionals resolve the situation.
    Keep a back-up copy of the video record for legal and insurance purposes.

      Buy a body cam...I wear one when i ride my bike..They are well worth the money.

    Thanks so much for making these videos. I have read your book, which I really enjoyed. I have also read at least 100 other real estate, tax and investing books. I have been really good about living on less than half my income since before I went in the Army at 18 and I am a qualified investor. (Income and assets, not practically) My problem is analysis paralysis and family and coworkers having that crab effect of pulling me back in the bucket. You have a great story and you overcame a similar background of a single mom and not having a lot financially growing up. Could you please do some more content on how you got past that fear and actually took action? The ups and downs would be great stories also. Maybe interview some people in similar situations. What would you recommend people in my shoes do, go to meet ups, seminars etc? There are probably a lot of us listening and watching. Thanks again for doing these videos and putting links to the forms.

    2 things that you spoke about that private landlords need to pay close attention to..screening and making sure the application is fully filled out and keeping in contact with their renter after they move in..know who is living in your 2 / 300k investment. Having the right residents in your homes can save you thousands in the long run!!

    Promissory notes are legally lethal that's why banks have mortgaged buyers sign them. I think today's real crisis is the lack of affordable rents and sky high real-estate prices. It's like a run-a-way train scenario. Time for rent controls which should stabilize residential real estate purchase prices too!

      Seriously, that is the coolest white board I’ve ever seen and Ken is quite adept at using it in his presentations. I’m guessing that takes a while but definitely worth it!

    At the last apartment complex I was at one time I was really stressed out because I was in graduate school and I thought I paid the rent but I didn’t. An employee from the apartment complex called to make sure I was ok because one time he was following up on someone that was late on rent and they had already committed suicide.

    Hey ken ,much respect as we enter unchartered territory I have one question. When you have 40% delinquency and turnover rates exceeding your worst case scenario When is it time to stop the bleeding. Also when the asset keeps falling off a cliff .and expenses keep climbing. Is it time for the lightning to strike??

    Ken what good does it do a landlord to get next of kin, job information etc. You can’t go after them to pay your tenants rent 🤔. Please explain.
