Ken, how do you pay back to your investors in the case #2 (buying right)? You won't be able to pay them back in let's say 3 years doing a Refi because the value of the property won't increase much because the rents will kind of stay the same.

CAP rates are insanely low, pushing up Capitalized Property Values (CPV) beyond reason. Commercial loans usually have relatively short maturity terms, compared to single family homes. Therefore, buying at a very low interest rate has a risk of refinancing later (or forcing a resale) when interest rates are higher. CAP rates and Cash on Cash Return (CCR) are determined by the cost and structure of financing, not by comparable CAP rates of other properties. Lenders determine the actual CAP rates and CCR, not the comparable property sales. Hi Abdellah. Typically legal fees (which would include forming the LLC) would be included in the business plan.
