- This is the Lake Havasu Real Estate Market Update for September 2023.
Lake Havasu City Property Sales
August 2023 Single Family property sales were 105, up from 88 sales in August of 2022 and down 15 from the 120 that sold in July 2023.
August 2023 Condominium property sales were 14 down 1 from the 15 that sold in August 2022, and up 7 from the 7 that sold in July 2023.
August 2023 Single Family homes sold over 1 million dollars were 11 up 2 from the 9 that sold in August 2022 and up 3 from the 11 that sold in July 2023.
Prices (WOW!)
The Average Sales Price for residential properties in August was $566,221 up 8.31% from August 2022 average sales price of $522,798.
Median Sales Price in August 2023 was $460,000 up 2.34% from August 2022 Median Sales Price of $449,500.
Average price per square foot in August 2023 was $341 up from $328 in July 2023 and up from $301 in Feb 2023.
Inventory and Days on Market
Home Inventory for sale remains historically low. This speaks to the overall housing shortage that still exists even with slightly reduced demand in the marketplace. Pricing in many segments of the market temporarily fell back approximately 10 - 15 percent in late 2022 but the first half of 2023 values rebounded.
With inventory down to only 252 single family homes for sale as of this morning, there remains just over a 2-month supply of homes for sale in most price ranges.
Average days on the market in July 2023 fell to 45 and the median days on the market was 20 days which is substantially lower than earlier this year but also up from most of the pandemic years.
