  • When opportunity knocks it's wise to answer the door! So today's episode is a live buyer walkthrough before closing on a house!
    After watching this video you'll know what to expect during your final walkthrough before closing.

    The purpose of the final walkthrough is to ensure your new home is in the same or better condition then when you made your offer. Ideally it will be improved upon from any repairs you requested the seller make after your home inspection. If you decided not to have a home re-inspection performed, be sure to check out the requested repairs during your final walkthrough before closing.

    test the vents with a tissue. It should hold the tissue to the fan.
    Cell phone charger won't tell you if you have reverse polarity or no ground.

    Finally getting ready to do our final walk through next week...Quick Question, What happens if you find something that is not working correctly? Are you then able to go back to the seller for repair or is it too late at that point?

    So what happens if you find something wrong? Our "buyer's agent paid little attention to the things I mentioned after the house inspection and the house inspector mentioned things in passing but did not emphasize them in his report. I fear that if I find a problem in the final walk through, nothing will be done. This is the first time I've bought a house but I do not feel my agent has been my advocate.

    Thank you for this, and all other videos... We will be doing our walk through soon Realtor said Closing on the 20th, Loan officer said 29th.. so not sure.. but thank you.. Now we know what to look for and at.. If there is something wrong, example: duct work is not connected to bathroom fan. Is that sill fixable by the seller? or let it go and fix it yourself..?

      In short, no you shouldn't need any other gas tests other than radon unless you have concerns otherwise. You may want to chat it over with your trusted real estate advisor just to be safe. During the construction process of a new home many inspections to ensure your home is safe and ready for you to move in. Your trusted real estate advisor will be happy to chat with the builder to see if they perform radon tests prior to giving you the keys on closing day.

    I had heard that the upsidedown electrical outlet is a safety prevention for families with children. It may not always be because of a switch.
