      I can thank Jenna Marbles for having discovered the Abroad in Japan extended universe. Jenna mentioned that she had the dogs sitting “Jun’s kitchen style” when she made them homemade dog treats, which led me to Rachel & Jun, and having watched a few of their videos, RUclips started suggesting Abroad in Japan, which got me binging the first Journey Across Japan, which led me to Sharla.
      I love Sharla’s sense of adventure, somewhat dry sense of humour, and old school vlog style.

    With the second house you could remove the stairs from inside the shop the move them to that random door on the second floor and then you would have two separate spaces

      If you look at 14:58 you can see a bit of wall coming down with a door way to the right of it. It looks like there was a wall to the left of it when it was a store so customers would have not been able to get to the stairs. And with the side door you can enter without going through the shop if the wall is put back.

    Hi Sharla! The first house has potential but requires a lot of renovation and expenses.
    The second house is better: still requires renovation but the rooms are spacey and the kitchen offers more real estate. You could use the store floor for a common area or for a shop.

    I think that shop that has the house on top should have a separate entrance to go to the house, for the guests to have their privacy when they stay there, while there are people shoping downstairs. Also consider the shop opening hours to not disturb guests while they rest upstairs. And have some good ventilation in that kitchen, so when guests cook the smell doesnt invade the shop.

      I'm not 100% sure but it looks like there's a side door at the foot of the stairs so you could just close off the back part of the shop and turn it into a hallway. Or, as others have suggested, remove the inside stairs completely and add outside stairs to that balcony door if possible. From the layout of the house I think I'd prefer option #1 though. It offers more separation between the weather outside and the living areas upstairs.

      I think it could be a good thing also for the other shops- by bringing tourists snd their money into this area
      you could help your neighborhood, win over your neighbors! And a little paper goods snd what-not store would be do adorable and help you with the air bnb . I think it definitely would be a draw. Someone could do airbnb workshops on there. You said it yourself, Sharla ! If you have someone there every day for your destination shop you could have a resident lucky cat there !

    The first house has potential despite looking smaller. The sakura trees out front would be so nice to go out to in the spring! There are a lots of storage space, too. The second house would be fun to renovate though especially the shop below but the stairs would be a problem if it can't be changed to something more accessible. Either place seem nice if they could be fixed up well.

      @@Boxofcare666 I don't know if I used the right word cause I'm not a native english speaker, sorry. I always see the word "accessible" used in places when talking about how easy to get through areas are.
      Anyways, they mentioned it in the video that they're worry about the guests using the house cause the stairs won't be easy to use when getting belongings (like suitcases) from one floor to the other due to how narrow it is.

    I know most people prefer the second one, but I find the first one a lot prettier. Also, if I went on holidays I wouldn't really like to have a shop underneath me. I feel like the shop house its a better option for you to have as a second house rather than as an inn.

    The shop house seems like the best one. It only needs cosmetic renovations. There is a large living/kitchen open concept room, and it is the brightest throughout.

    I like the 2nd one. You could make the accomodation accesible from the side entrance and use the store area as part store and part as a co-working space. It also had nice large rooms and was really bright and had great views from the upper floor. With it being a corner position it also didn't feel so hemmed in.

    Love the first house, it's like a tree house/mini machiya! Does it have any garden space? And there's just so much character. If a house has good bones and built-in character you can't go wrong. I've never regretted the funky places I've lived in but the condos, etc -- I always look back on those like you would a clinic's reception room. It's harder to form detailed memories in places that don't thrill you. Or maybe it's just that I'm so visually stimulated. I can see the upstairs was used as washitu because there was more protection from the street-level dust (and lower room's immediate entry off the genkan). It needs roof repair though.
    I love the *idea* of the second house but wow, it needs so much work. It looks like there's structural/water damage. I used to love the idea of having a shop beneath my residence until my boss went out of the country one year and left me in charge, having the same setup. I was excited at first because I loved the business so much and my boss was (is) like family. The magic was overshadowed constantly -- you can never get away from the place for a breather and everyone knows how to find you, always. We're not talking just friends and family but delivery persons, customers, etc. It's impossible to keep it secret when you live above and everyone thinks they're exempt from disturbing your privacy. It can make you start hating what you do -- but Japan is probably different (American). I still have great memories but what I remember the most is being physically and socially exhausted all the time and no longer caring who saw me in my pajamas (or worse). But if you're not as private of a person it could work well; my boss was a social butterfly and he loved every single minute. It was still one of the best times of my life.
    Either way, I can see a happy life in either. Good luck! I'm so excited for you! And a little jealous, looking at the possibilities of a new house is so much fun. Can't wait to see where you land!

      ​@sharlainjapan from your experience, does this cut down on noise between houses? Or would it just be better for them to be attached to gain a few more inches in each house.
      I've always been curious, as it seems like the two arguments are for noise and for lighting. But I can't actually see alot of natural light coming from those types of windows

    Love watching these! The shop house is such a unique space. With so many ideas it sounds like a combination of all your ideas would be incredible to see brought to life. A small cafe and hangout, your own neko neko brand with stationary or clothing would be awesome. Even showcasing other local shops, friends events, or information on what to do locally would help newcomers and visitors feel more comfortable. I agree with taking out the interior staircase and making it accessible via outside instead. Keeping a rental space separate would allow much more privacy and would open up more space indoors. Each place feels like it has such a rich history, but the shop house feels like it is the most fitting for growth potential. Best of luck in making your decision, you and Ushka are such a comfortable duo to watch. Thank you for sharing these with us, it feels like we are house hunting and hanging out right along with you!

    I love the storefront vibes of the second place! The 和室 and natural lighting seem awesome. While living in Japan, so many of the first floor homes/shops near my apartment had those shutters ~ permanently.❤ Perhaps many closed during the height or covid. My fav had an old battery 自販機, that I never worked up the courage to test if it still worked.

    Such a fun video!! Exploring houses with so many unique and vintage touches is so exciting.     I love the second unit with the shop space. It is gloriously open. You could divide the space up however you like, and the actual structure itself looks like it is in better condition in general. That first house may look nice, but it would be freezing or burning depending on the season due to the windows. It would be awfully expensive to heat and cool with those windows and thin walls. I'm pretty sure all that mold and water damage was just due to humidity rather than a bunch of actual leaks.

    Having that store could be really neat. The stairs are a little discouraging but you only have to lug your stuff up once you arrive, maybe it’s not that bad. Plus it’s an excuse for putting a fancy neko neko neon sign at the front.

    Ushka explores houses the same way I do, opening up all the cabinets to look inside XD I love watching ya'll view homes, it's a lot more of a practical view than when a realtor guides you through and gives a tour.
    I likes both places in the video, but I think I'd lean more towards the first one. The layout just felt more BNB. The store house I feel like you'd need to alter a bit as far as access, if you decided to have a store. Personally, having to go through a retail space to reach my rental would make me feel awkward, and I would also be super uncomfortable knowing these open stairs lead down into a retail area with people who can probably hear me. Not a relaxing situation. If you could close them off and have a separate entrance, or if you chose to just make the whole thing BNB without retail, it could probably work.

    House 1: Fair amount of mold spots in the house, make sure to check where the moisture is coming from - if there's any damage to the roof or façade costs can rack up quickly. Id remove the walls of the toilet and create just a large sink-toilet room instead. The walls don't seem to be load-bearing, after all. Is the flooring substructure / foundation of the house ok (kitchen area)? Tip: if you're weirded out about touching things in older houses or worried about the stench sometimes, take a pair of plastic gloves and a standard mask with you, helps get over the initial ick. The house looks very much like the person that lived there unfortunately passed away, and whoever emptied it, did a rushed job. The windows to the neighbour's house (living room) could swap the glazing out for reed glass - still lets the light in but hides the proximity and view of that dark façade (fyi if you wont change the windows, this stuff is also available as a glass film to glue on as a cheap fix).
    House 2: ground floor store - flooring just needs sand-blasted and a durable epoxy with some colourful scraps for that terrazzo effect. super easy to clean, maintain, and durable. Alternatively, you can opt for more designer floors using products similar to those of the company DETALE CPH (check out their Instagram, trust me) - marbled effects, very classy, and DIY friendly. Kitchen, think it would suffice to keep the kitchen along the longer wall and cut most of the cabinets for a more airy look (could replace top cabinets with open shelving) - people don't stay in inns so long they would need that much storage. If the wall between living room and the kitchen space isn't load bearing, I'd remove it and create a more open floor plan. gives you more flexibility with arranging your furniture and keeping the social spaces joined. the dark wood paneling along all walls feels heavy and very dated - suggestion to sand them down and stain them a lighter colour or keep them only along one wall for a hint of the house's history. Removing those dark brown colours gives you more flexibility with your colour and design choices too. I agree as well the shop should be separate from flat entrance, this could however be done by already placing a small corridor at the back of the shop from the side entrance. if you added an outdoor staircase to that random glass door, i worry you'll have issues with getting a permit to use that street space, plus you'd need to add a new genkan in that room too, losing valuable living room space. hard to say from the streetview you gave (the stair case outdoor might end up too steep if you keep all existing structures, unless you remove that grey protruding box, then it seems you have enough width for a 1m wide stair with a landing at the top. instead the genkan can therefore be placed where the lady with the bag is standing at 14:57. However, the whole entry and exit and space situation will depend on local fire exit regulations in case of an emergency, I unfortunately do not know the Japanese ones. The back store entry could be the second emergency exit route for the store, meaning if you use it as a store again, it may need to remain and be accessible to the public users, even if only in case of a fire (can still use it as a genkan for the flat, but that new corridor may need an additional door for emergency case to exit through). I personally find the second house more interesting, due to the location and the countless possibilities of flexible space use. Even with little furnishing the "shop" can become a central local institution - book club? language tandem spot over tea? pop up stores? locals and expats meet? you don't need to settle. make sure you have someone checking the structures of the place, check the emergency regulations etc and from all the houses you've shown, this one's top of my list.

      And to a certain degree, people trying to stay in Japanese houses generally already know beforehand they need to lift their bags up a flight of stairs or two - don't let that discourage you from that second house.

    Great video. Don't underestimate the cost to fix the roof on that first house though, that place looked like an absolute disaster of leaks from all sides, but most importantly the very roof of the house. A shame because it's a cool place. The second location with the shop was way better though and could be renovated into Neko Neko Inn II much more easily, plus the shop is a really interesting bonus with tons of potential. I could picture that little shop room done up retro/Showa style like how Chris' studio was done and it would look incredible and work for practically anything you could want to use it for.

    Your thinking faces at the end are a vibe, both were filled with so much potential. Also, from a Architects point of view I think you easily widen / change the position of the first floor stairs. If you remove the under stair cupboard on the first floor you could widen the first floor stairs too to crest a larger landing area to make it feel wider as you go up.
    Also, so invested in you have a shop and meet & greet place. You could support local artists too like you have with Neko neko.

    It was funny how Sharla kept saying things like “Eww gross. What is that?” during their viewing of the first house, but then at the end of the viewing she said “Oh, I really liked the house” 😂😂

    I like the storefront house. It has so much possibility and, to me, it looks like you have less to worry about. No mold, no sunken floors, not as much of a renovation as the first house. And a place with two toilets is always welcome.

    I just imagine Ushka bringing her blender in daily to create smoothies in the little Sake shop. 😂 I like the first space, but the second space with that little shop definitely has possibilities. It would be cool have something retail in that shop space, maybe even just a small arcade? It could be a complete gaming themed space! I loved the Neko Neko Inn series, it's very exciting to see you guys doing this again. How wonderful that you both entered this business together and have been so successful with it!

    The 2nd house had a lot of potential, especially with the shop space that could be multi functional for the both of you. I agree with some of the other comments that the stairs and entries to both places would need to be separated and remodeled. Just a question of crunching the numbers and seeing what works. The 1st house would need a serious deep clean before seeing what needs done and what you want to upcycle. Love the house hunting videos and can't wait to see the vlogs of the reno project of the house you pick !!!

    Sharla, I look forward so much to your videos. As a long time viewer and a 43 year old woman, it’s inspiring to watch such a young Canadian (like myself) flourish in Japan.
    My dream has been to live in Japan. If not, then of course visit Japan definitely. If I do, I’ll defo check out availability at neko neko inn!
    Btw, your vids really bring a smile to my face. Your videos alway brighten my spirits.

    Stick to the first house as it would be amazing and more importantly seems in line with your business plan. The return on the investment is likely to be much better with that one too. Retail businesses require tons of hours. You could always test the waters with a pop up shop somewhere else to see if you both like it. The stairs in the shop house look pretty heinous and I agree with Ushka that people will not like dragging luggage up them.

    Am I the only one who loved the first house?? The second Japanese style room completely stole my heart! Second option had its charming points but the staircases are very impractical for carrying up luggage, plus the bathroom and kitchen weren't as good as option number one.

    Oh I love the second unit with the shop; it's very unique! If you did use it, it'd be fun to try and work with local cat charities so that the Neko Neko spirit is extended to cats in need.

    Love these house shopping videos! It is a good call to think of the guests of course. Gopefully you get the vibe of what they want. Sure the narrow stairs may be a put off in theory. But maybe your guests want something really different?
