Hello Mary. I am a Realtor in Sacramento, CA. I sold a new build to a client. From my experience and the builder he went with appliances were sold separately. I'm not sure what builder that is but that was a great question to ask. He was also able to select counter and island top style. He also selected the type of flooring, faucet style, etc. He had an appointment with a Home Design studio before the actual interior was designed. He was then able to make his selections and price points. Please don't settle! There also a RUclipsr named Raven Elyse TV who bought a home in Texas. I think she lives in Austin though, It was a new build and she too was able to Design her interior. She also has awesome videos on her home buying experience from beginning to end. I advise you watch her videos. You will learn so much! I'm soooo excited for you guys!!!! I hope this helps.
Yes, it's VERY inexpensive e to live in Texas. It's a sellers market here and that's why we have so many actors/actresses professional athletes that get investment properties here especially San Antonio and Dallas Area. When the housing market took a dive, Texas didn't skip a beat. And we have ALOT of retired military here as well.
I loved house #3. You want to buy a house in the best location and school district that you can afford. Also, look for a house with good bones. You can always change out back splash, cabinet color later. But location, location, location is the most important especially for equity potential. God bless your journey

I remember our first home and then being blessed to move into our second & current home. The first home was my fav- so I completely understand how it sold so quickly. The other homes were nice- but I encourage you to keep looking until you're satisfied and you have everything you desire. My hubby & I recently got the itch to upgrade and went house hunting. Girl....in order to get the look we desire- the price range in our area is $600K- 2M!!! We live in North Atlanta- that slapped us back to reality🤣!!! We decided to do some renovations to the beautiful home we currently own and we're planning to enjoy life and travel- rather than tripling our mortgage. Hey gorgeous, remember that you don't need a realtor when you are buying a new build and also a inspector. Inspector: because the home has to meet certain criteria before the house can even be sold. Realtor: because you can always look up the builder and find out what type of homes they have build in the past. You will be able to find out all type of information about the builder and their reputation. Out west Lennar homes had a pretty good reputation just due your research. Also spec homes are a cheaper possibility already to go. But learn from my experience don't buy in a development that does not already have occupancy ( you want to know who your neighbor's are😬). Also you want to make sure the homes that are being sold in that development are not for income, rental property. The realtor objective is to make money at your and owners expense. (Happy Hunting:)
Home buying is a joyful experience I remember when my hubby and I was house hunting. I am not sure what your time line looks like, but my number one advise to you would be to buy a new home and have it build from ground up. I have experienced two home buying processes. The first home was already constructed and we were just happy to have a home. The second home we purchased was built from ground up, I am not talking about a custom home, I am just saying we had it built from ground up. We are able to pick out our designs for the inside, like the kitchen cabinet colors, the granite counter tops, the design of the porch layout etc. A new home comes with warranty and this very useful for a first time homeowner. The last home you viewed was kind of plain and for that reason I say have the home built and pick you what you want to have in your home. Living in a subdivision more than likely comes with a Home Owners Association fee (HOA ). Make sure you find out how much it is, how often it needs to be paid and what kind of amenities come with the fee. My fist home was part of an HOA and we did not receive any amenities, this was during the recession also and they builder jumped ship. Houses in Texas are known for the high ceilings, this is beautiful and lavish, but keep in mind the cost of electricity it would take to cool those high unused spaces. 103 degrees in the summer is no joke, this is another reason I would prefer a newer build over an older home, newer insulation. If you do buy an older home make sure you get the roof checked out thoroughly since we have a lot of high winds and hail damage. crime rate in the area you are looking at and the school district. Before you sign off any papers make sure you have everything you want. When we purchased our current home we did a walk through with the builder, checking for any ding and dents. Let me tell you if you see a ding or a dent, you make sure they fix it before you sign off on the walk through documents, this would prevent any frustration that may occur if you need to have something repaired. When you purchase your home stain your fence. I know this may sound crazy, but the fences for these home last about a good year before it begins to crack and chip. Fence repair work is expensive. i hope this is helpful to you along with the other suggestions you have been giving. By the way I am in Fort Worth, so hello distant neighbor. :o)

I'm from Dallas but haven't purchased my first home. Don't let them rush you, be sure about the area and always go at night to check out the vibe. There are some really nice areas in Dallas but still sketchy .. I suggest even go grocery shopping in the area you are looking at to see the type of people who live around. Hey girl! We built in forney in the Devonshire community! But we are doing a lot of DIYs and if you don’t like the look of countertops.. you can do an epoxy finish to change the look instead of changing the whole slab. RUclips it, it is really nice! That’s what we are doing!!
Congrats on starting the process. We’re currently in the process of building our home with Coventry Homes. They have homes in the Dallas area. My number one tip would be to do your research. Pinterest and RUclips are my best friends. I think it’s best to decide whether you want to build or purchase a home that’s already built. I love the fact we were able to customize literally everything in our home. I loved going to the design center and picking out everything. My realtor is amazing and she’s a wiz at new construction homes. She was able to negotiate a lot of things for our home the builder wasn’t initially offering. I’m so excited for you guys!! One tip I can give is you never want to start your journey with the home you really love because you will compare the other homes with it which usually ends up not liking them. Since you guys are first time home buyers, check to see if Texas have any special programs such as help sigh down payment. They may have home buyer classes for first time home buyers. These classes are great because they really explain the process from the interest rate and beyond. I hope this helps😇

Honestly the south is the best in terms of big houses and value(bang for your buck), i live in houston, and there is tons of homes like this too, around this value, even when I lived in Atlanta. Plus there is a lot of jobs in texas, but too much traffic lol. Hoping the best for you and your husband on your home search!
I live in Dallas and anything North will be great for your budget. (Frisco, Allen, Mckinney) my husband and I are currently looking in Forney and Heath because for that same budget you looking for, you can get a little more for you money...bigger sq footage and sometimes more land. Remember the further out you go, the more you can get for your money! I couldn’t imagine living anywhere else other than Texas when it comes to how much your money can get you.
Congratulations to you and the hubby! I live in Cedar Hill and I love Texas. Dallas has plenty of small up and coming communities. The houses are going fast but there are plenty of new lots as well. I would say be patient and get what you want. I personally like the rear garage entry because I don't like when people see me coming and going. I also like the fact that I do not have an HOA and I do not share a fence with anyone. I do wish I had a one story after being here for 14years but I love my home. Look at the show 'Hot On Homes ' if you haven't already. It gives you an insight on all the communities in Texas and it might answer most of your questions. Happy house hunting!🤗

We live in Dallas you should look in the Mansfield, Cedar Hill, DeSoto area. Also buy some land and have your home built the way you want it, we have a great architect.

This can be very exciting as well as crazy especially when someone buys the home you really like. I’m with you, I like new construction because it can be customized to your liking or at let you can have a say. It’s me, but I don’t like following behind others unless it was an apartment and that can’t be helped. Each house may not have exactly what you want so choose the one that have the things you want the most. We’ve built 3 homes and this is our last. But there will always be something that you wish you did differently. You guys are young and as first time home buyers you’ll learn a lot. Don’t be afraid to ask for what you (like) can’t live without. You never know, they might agree to it. And last but not least, pray about it and you will get the one God has for you. My recommendation, look in areas like Murphy, Wiley, Frisco, Plano, Little Elm, Prosper. All have good school districts. My parents built their house with Perrin Homes, another great builder is Drees Custom homes, KB Homes, and Grand homes

If you're still looking for good areas in Dallas, I was just in Prosper, TX. It's a few minutes north of Frisco and the homes are in your price range. It's so beautiful and spacious out there.
Congrats Mary!!! Such an exciting milestone! My advice would be to do any upgrades you desire AFTER purchasing a home, if it is a new construction. Builders can inflate prices for add on's or changes significantly. It is usually MUCH cheaper to do it yourself(like changing out fixtures, etc.), or hire a contractor after the fact (like changing the flooring or countertops).
I like the house that sold and #5 was really nice, love the garden tubs, separate shower, his/her sinks, spacious kitchen/dark cabinets, huge walk-in closets and back yard. I also loved the exterior of house #1 & #5. Good luck on your purchase! 🙂

House was nice but i agree about the countertops and the backsplash. You would want to do those over. The master bedroom is nice with the bay windows. Wish the laundry room was a little bit bigger. The butler's pantry section is nice and the high ceilings in the living room area with tall windows are beautiful. Definitely keep searching and take ur time. Don't let anyone rush you.
Girl if you view a hundred houses, I am here for it. It seems that Texas homes are a good look for me. I love all of the newly constructed houses you were shown. What's good about the last house is that its completed, so there are no mysteries but.... Listening to your voice, you expressed excitement more frequently during the tour of House #2. It's layout is really smart with the flexible office/guest bedroom up front. The foyer, curved staircase & storage closets, huge broad pantry& covered patio are special touches, which makes it my favorite choice.. Hopefully the neighbors will become friends & the 6 foot fence won't be an issue. Good Luck!😊
I thoroughly enjoyed this. I am in the little elm/frisco area and I’d say to look in those areas but it looks like you’re already in the area...looking at those home constructions. Also, be careful of homes on a slope. When it rains or when watering your grass, water can pool and kill the grass. One last thing (I promise lol)...do a walk thru with the realtor first so we can hear her explain things, then go bk thru quickly by yourself at the end and show us everything from a viewers point of view. I've purchased two new builds, both times it just made more sense financially plus I was able to customize some things to my liking. Just remember to factor in the cost of a remode/construction to change those things that you just absolutely don't like about a resale home. Blessings to you!

I like the homes. You all would probably prefer laminate or tile in the bathrooms. It may be a could idea to purchase a home with 3-4 bedrooms. The space will fill up fast... children, guest , storage or other ideas. I don’t know if you plan to buy new furniture, if not think about furniture placement. One of my clients has a contract on a new-build in Las Colinas and was able to choose her own countertops, flooring, fireplace surround and several other items. If you want to choose (design) to your liking you may want to keep looking and really get what you want for your hard-earned money😉
Hey Mary the homes are beautiful!!! Big home for lots of little ones 😁 My personal preference is the house are too close together, I want more privacy. I was also concerned why are all the backyards slanted, because that could lead to flooding. My check list for buying a house is check the roof, plumbing, electric. But all the homes you are looking at are brand new. Don't forget there will be a water bill, in addition to your mortgage. Also think about the cleaning of those big houses, that's slot of work. The house there are great price, you get alot for those prices. I'm in Massachusetts, housing is very expensive. Happy Hunting, also good to see your husband it's been awhile.
You can get a lot of house for the money in Texas. I think you asked good questions, and I know that appliances are not always included with the new builds. I would say if you're interested in new construction, build from the ground up. That way, you would have all the say in what you want or don't want according to the fixtures in your home. What I love about new builds is that you get to go to the design center & pick out everything you want (from cabinets, faucets, flooring, back splashes, countertops, doors, handles, etc.) & truly customize your house to your liking. That's truly the best way to go for new constructions in my opinion. I know that's what I'm going to do when I sell my NC home to purchase my ground build in GA. Arlington is a beautiful area to live with solid and established neighborhoods but the traffic is horrifying on game days. Although ... it might not be too bad since people are not gathering in crowds any more 🤷🏾♀️
I live in Richardson and Anna and Melissa are new up and coming areas and you will probably get more bang for the bucks, but they are far out there close to Oklahoma border. Don't know how far out you want to live but just remember the weekday traffic vs the weekend on major highway. Frisco, Plano, Allen areas are nice and offer a lot of great entertainment spots to enjoy. Also, they are a little closer into the Dallas area. Happy House hunting.

Congrats.. this is a beautiful journey although can be stressful sometimes. I live in the dfw area and used to live in Garland area and just recently purchased a home in the Rockwall area. Since you are looking into the northeastern area.. there are plenty of new construction in Garland, Rowlett, Rockwall and Richardson. Also there is a city with lots of big new construction homes called Fate, Tx. You should look into it. Also check out Forney. Nice new homes too. As for the realtor, the process is too important to have a realtor who doesn’t fully represent your interest or kills your vibes. Please look into builders for discounts with closing costs but also shop around for best interest rates before committing to any lender. Some builders I like are highland, M/I, David weekly, meritage, grand homes. Congrats again.

ladyt 218 Most of the different communities here in Texas have model homes that are complete and decorated that you can tour to get an idea of the complete home. You can also view most of them online on a virtual tour. These were the actual lots that were for sale.🤗

Congratulations! 👏 👏 👏 Just a word of advice ...neighbors are everything and can make or break how much you enjoy your home. Have a close look at little clues such as trampolines, basketball courts, bikes in the front yard. This signals children and at times they can be a bit noisy especially on weekends in a cul-de-sac. Mine are definitely neighborhood raiders and I am constantly after them about noise not to offend our neighbors. If you cherish your peace just be mindful of how close you are to those of us with children.

Yes, it's VERY inexpensive e to live in Texas. It's a sellers market here and that's why we have so many actors/actresses professional athletes that get investment properties here especially San Antonio and Dallas Area. When the housing market took a dive, Texas didn't skip a beat. And we have ALOT of retired military here as well.
I loved house #3. You want to buy a house in the best location and school district that you can afford. Also, look for a house with good bones. You can always change out back splash, cabinet color later. But location, location, location is the most important especially for equity potential. God bless your journey

I remember our first home and then being blessed to move into our second & current home. The first home was my fav- so I completely understand how it sold so quickly. The other homes were nice- but I encourage you to keep looking until you're satisfied and you have everything you desire. My hubby & I recently got the itch to upgrade and went house hunting. Girl....in order to get the look we desire- the price range in our area is $600K- 2M!!! We live in North Atlanta- that slapped us back to reality🤣!!! We decided to do some renovations to the beautiful home we currently own and we're planning to enjoy life and travel- rather than tripling our mortgage. Hey gorgeous, remember that you don't need a realtor when you are buying a new build and also a inspector. Inspector: because the home has to meet certain criteria before the house can even be sold. Realtor: because you can always look up the builder and find out what type of homes they have build in the past. You will be able to find out all type of information about the builder and their reputation. Out west Lennar homes had a pretty good reputation just due your research. Also spec homes are a cheaper possibility already to go. But learn from my experience don't buy in a development that does not already have occupancy ( you want to know who your neighbor's are😬). Also you want to make sure the homes that are being sold in that development are not for income, rental property. The realtor objective is to make money at your and owners expense. (Happy Hunting:)
Home buying is a joyful experience I remember when my hubby and I was house hunting. I am not sure what your time line looks like, but my number one advise to you would be to buy a new home and have it build from ground up. I have experienced two home buying processes. The first home was already constructed and we were just happy to have a home. The second home we purchased was built from ground up, I am not talking about a custom home, I am just saying we had it built from ground up. We are able to pick out our designs for the inside, like the kitchen cabinet colors, the granite counter tops, the design of the porch layout etc. A new home comes with warranty and this very useful for a first time homeowner. The last home you viewed was kind of plain and for that reason I say have the home built and pick you what you want to have in your home.
Living in a subdivision more than likely comes with a Home Owners Association fee (HOA ). Make sure you find out how much it is, how often it needs to be paid and what kind of amenities come with the fee. My fist home was part of an HOA and we did not receive any amenities, this was during the recession also and they builder jumped ship.
Houses in Texas are known for the high ceilings, this is beautiful and lavish, but keep in mind the cost of electricity it would take to cool those high unused spaces. 103 degrees in the summer is no joke, this is another reason I would prefer a newer build over an older home, newer insulation. If you do buy an older home make sure you get the roof checked out thoroughly since we have a lot of high winds and hail damage.
crime rate in the area you are looking at and the school district. Before you sign off any papers make sure you have everything you want. When we purchased our current home we did a walk through with the builder, checking for any ding and dents. Let me tell you if you see a ding or a dent, you make sure they fix it before you sign off on the walk through documents, this would prevent any frustration that may occur if you need to have something repaired.
When you purchase your home stain your fence. I know this may sound crazy, but the fences for these home last about a good year before it begins to crack and chip. Fence repair work is expensive. i hope this is helpful to you along with the other suggestions you have been giving.

I'm from Dallas but haven't purchased my first home. Don't let them rush you, be sure about the area and always go at night to check out the vibe. There are some really nice areas in Dallas but still sketchy .. I suggest even go grocery shopping in the area you are looking at to see the type of people who live around. Hey girl! We built in forney in the Devonshire community! But we are doing a lot of DIYs and if you don’t like the look of countertops.. you can do an epoxy finish to change the look instead of changing the whole slab. RUclips it, it is really nice! That’s what we are doing!!
Congrats on starting the process. We’re currently in the process of building our home with Coventry Homes. They have homes in the Dallas area. My number one tip would be to do your research. Pinterest and RUclips are my best friends. I think it’s best to decide whether you want to build or purchase a home that’s already built. I love the fact we were able to customize literally everything in our home. I loved going to the design center and picking out everything. My realtor is amazing and she’s a wiz at new construction homes. She was able to negotiate a lot of things for our home the builder wasn’t initially offering. One tip I can give is you never want to start your journey with the home you really love because you will compare the other homes with it which usually ends up not liking them. Since you guys are first time home buyers, check to see if Texas have any special programs such as help sigh down payment. They may have home buyer classes for first time home buyers. These classes are great because they really explain the process from the interest rate and beyond. I hope this helps😇

Honestly the south is the best in terms of big houses and value(bang for your buck), i live in houston, and there is tons of homes like this too, around this value, even when I lived in Atlanta. Plus there is a lot of jobs in texas, but too much traffic lol. Hoping the best for you and your husband on your home search!
I live in Dallas and anything North will be great for your budget. (Frisco, Allen, Mckinney) my husband and I are currently looking in Forney and Heath because for that same budget you looking for, you can get a little more for you money...bigger sq footage and sometimes more land. Remember the further out you go, the more you can get for your money! I couldn’t imagine living anywhere else other than Texas when it comes to how much your money can get you.
Congratulations to you and the hubby! I live in Cedar Hill and I love Texas. Dallas has plenty of small up and coming communities. The houses are going fast but there are plenty of new lots as well. I would say be patient and get what you want. I personally like the rear garage entry because I don't like when people see me coming and going. I also like the fact that I do not have an HOA and I do not share a fence with anyone. I do wish I had a one story after being here for 14years but I love my home. Look at the show 'Hot On Homes ' if you haven't already. It gives you an insight on all the communities in Texas and it might answer most of your questions. Happy house hunting!🤗

We live in Dallas you should look in the Mansfield, Cedar Hill, DeSoto area. Also buy some land and have your home built the way you want it, we have a great architect.
I would suggest not getting caught up on finishes. Those are things that can be changed out to suit your taste.
I liked the 4th one the best. It had great flooring, that wonderful screened in porch, a really nice kitchen. Good luck with your search. I'm sure whatever you find, you will be able to make the house a home.

This can be very exciting as well as crazy especially when someone buys the home you really like. I’m with you, I like new construction because it can be customized to your liking or at let you can have a say. It’s me, but I don’t like following behind others unless it was an apartment and that can’t be helped. Each house may not have exactly what you want so choose the one that have the things you want the most. We’ve built 3 homes and this is our last. But there will always be something that you wish you did differently. You guys are young and as first time home buyers you’ll learn a lot. Don’t be afraid to ask for what you (like) can’t live without. You never know, they might agree to it. And last but not least, pray about it and you will get the one God has for you. My recommendation, look in areas like Murphy, Wiley, Frisco, Plano, Little Elm, Prosper. All have good school districts. My parents built their house with Perrin Homes, another great builder is Drees Custom homes, KB Homes, and Grand homes

If you're still looking for good areas in Dallas, I was just in Prosper, TX. It's a few minutes north of Frisco and the homes are in your price range. It's so beautiful and spacious out there.
Congrats Mary!!! Such an exciting milestone! My advice would be to do any upgrades you desire AFTER purchasing a home, if it is a new construction. Builders can inflate prices for add on's or changes significantly. It is usually MUCH cheaper to do it yourself(like changing out fixtures, etc.), or hire a contractor after the fact (like changing the flooring or countertops).
I like the house that sold and #5 was really nice, love the garden tubs, separate shower, his/her sinks, spacious kitchen/dark cabinets, huge walk-in closets and back yard. I also loved the exterior of house #1 & #5.

House was nice but i agree about the countertops and the backsplash. You would want to do those over. The master bedroom is nice with the bay windows. Wish the laundry room was a little bit bigger. The butler's pantry section is nice and the high ceilings in the living room area with tall windows are beautiful. Definitely keep searching and take ur time. Don't let anyone rush you.
Girl if you view a hundred houses, I am here for it. It seems that Texas homes are a good look for me. I love all of the newly constructed houses you were shown. What's good about the last house is that its completed, so there are no mysteries but....
Listening to your voice, you expressed excitement more frequently during the tour of House #2. It's layout is really smart with the flexible office/guest bedroom up front. The foyer, curved staircase & storage closets, huge broad pantry& covered patio are special touches, which makes it my favorite choice.. Hopefully the neighbors will become friends & the 6 foot fence won't be an issue. Good Luck!😊
I thoroughly enjoyed this. I am in the little elm/frisco area and I’d say to look in those areas but it looks like you’re already in the area...looking at those home constructions. Also, be careful of homes on a slope. When it rains or when watering your grass, water can pool and kill the grass. One last thing (I promise lol)...do a walk thru with the realtor first so we can hear her explain things, then go bk thru quickly by yourself at the end and show us everything from a viewers point of view. Yes!! I love this type of content. Thank you for sharing and taking us along your journey. I've purchased two new builds, both times it just made more sense financially plus I was able to customize some things to my liking. Just remember to factor in the cost of a remode/construction to change those things that you just absolutely don't like about a resale home.

I like the homes. You all would probably prefer laminate or tile in the bathrooms. It may be a could idea to purchase a home with 3-4 bedrooms. The space will fill up fast... children, guest , storage or other ideas. I don’t know if you plan to buy new furniture, if not think about furniture placement. One of my clients has a contract on a new-build in Las Colinas and was able to choose her own countertops, flooring, fireplace surround and several other items. If you want to choose (design) to your liking you may want to keep looking and really get what you want for your hard-earned money😉

Hey Mary the homes are beautiful!!! Big home for lots of little ones 😁 My personal preference is the house are too close together, I want more privacy. I was also concerned why are all the backyards slanted, because that could lead to flooding. My check list for buying a house is check the roof, plumbing, electric. But all the homes you are looking at are brand new. Don't forget there will be a water bill, in addition to your mortgage. Also think about the cleaning of those big houses, that's slot of work. The house there are great price, you get alot for those prices. I'm in Massachusetts, housing is very expensive. Happy Hunting, also good to see your husband it's been awhile.
You can get a lot of house for the money in Texas. I think you asked good questions, and I know that appliances are not always included with the new builds. I would say if you're interested in new construction, build from the ground up. That way, you would have all the say in what you want or don't want according to the fixtures in your home. What I love about new builds is that you get to go to the design center & pick out everything you want (from cabinets, faucets, flooring, back splashes, countertops, doors, handles, etc.) & truly customize your house to your liking. That's truly the best way to go for new constructions in my opinion. I know that's what I'm going to do when I sell my NC home to purchase my ground build in GA. Arlington is a beautiful area to live with solid and established neighborhoods but the traffic is horrifying on game days. Although ... it might not be too bad since people are not gathering in crowds any more 🤷🏾♀️
I live in Richardson and Anna and Melissa are new up and coming areas and you will probably get more bang for the bucks, but they are far out there close to Oklahoma border. Don't know how far out you want to live but just remember the weekday traffic vs the weekend on major highway. Frisco, Plano, Allen areas are nice and offer a lot of great entertainment spots to enjoy. Also, they are a little closer into the Dallas area. Happy House hunting.

Congrats.. this is a beautiful journey although can be stressful sometimes. I live in the dfw area and used to live in Garland area and just recently purchased a home in the Rockwall area. Since you are looking into the northeastern area.. there are plenty of new construction in Garland, Rowlett, Rockwall and Richardson. Also there is a city with lots of big new construction homes called Fate, Tx. You should look into it. Also check out Forney. Nice new homes too. As for the realtor, the process is too important to have a realtor who doesn’t fully represent your interest or kills your vibes. Please look into builders for discounts with closing costs but also shop around for best interest rates before committing to any lender. Some builders I like are highland, M/I, David weekly, meritage, grand homes. Congrats again.

ladyt 218 Most of the different communities here in Texas have model homes that are complete and decorated that you can tour to get an idea of the complete home. You can also view most of them online on a virtual tour. These were the actual lots that were for sale.🤗

Congratulations! 👏 👏 👏 Just a word of advice ...neighbors are everything and can make or break how much you enjoy your home. Have a close look at little clues such as trampolines, basketball courts, bikes in the front yard. This signals children and at times they can be a bit noisy especially on weekends in a cul-de-sac. Mine are definitely neighborhood raiders and I am constantly after them about noise not to offend our neighbors. If you cherish your peace just be mindful of how close you are to those of us with children.
