    The house has no chimney or vent, so the fireplace would be artificial. Its placement is not a focal point for either the living room or dining room, so I would dispense with it. The house checks all my boxes except for one: I think a two-bedroom house should have a second toilet. Somewhere I'd like to see a powder room tucked in.

      Could have a vent free gas fireplace. Great for emergency heating!!

      @@holliecollier1523 Ventless gas heaters are legal in many places, but in today's tight houses they aren't safe for prolonged use. I have a propane parlor stove in my house for emergency heating, but it draws combustion air from the outside and vents out as well.

      Electric fireplaces can provide heat as well but I happen to agree, it seems pointless and in an odd place. It would be a nice spot for a little bar if that's your thing or a nice book shelf which is my thing.

      Where do the furnace and HWT go? What about the AC condenser? Accepting the limitations of these sorts of design videos, why do they always seem to have two bedrooms, when to my mind such a small footprint would suit better to one bedroom and expanded utility space for more comfortable livability. jmho.

    I really like the layout of this house. I would put the laundry room on the hall side and move the pantry to access from the kitchen. I would be fine with a working fireplace where it is, could heat the house very well from that location in the event of a power outage.

    I love this design. With a few small adjustments it would be perfect. The porch is fantastic. It makes the curb appeal really pop!

    Sorry this one lacks some appeal for me. Remove brick finish and fireplace. Somehow reconfigure laundry and pantry into a half bath with laundry and pantry. Still needs a little more storage for seasonal stuff.

    I love the brick walls, but a fireplace that faces a hallway is a waste. One bathroom is impractical. Some nice features, but don't limit your market appeal!

    Bricks aren't used for interior uses except for fireplaces. I would be working hard to keep things clean on a daily basis. That would be defeating the purpose to downsizing.

      @@kiddycar16 we had a brick wall in the living room of the house I grew up in. It was beautiful and involved no more work than any other wall ... In fact, probably less than a painted wall as you don't have to worry about scuff marks. 🤷🏻‍♀️

    Where does the furnace and water heater go in these houses without garages? Not very realistic without a place for those. The crawl space is an option for the furnace but a horrid idea for maintenance or if pipes break and floods the crawl space.

      Put radiant heat in the floors and solar panels on the roof to run it. Put in tankless hot water on demand, no need for huge water tank.
