    I was first licensed in 1990. Mike, you were the first coach I followed. Loved the scripts and your advice about how to succeed. and Yes, 'You must List to Last'.

    The truth is that it all still comes down to the traditional approach. Yes I agree with parts of what Tom teaches as well and we can and should do social media and email marketing - just like Mike does, but it really still all comes back to the sales conversation. 175 listed and sold this year so far!

    The answer, as usual, lies in the Mike Ferry Sales System. Commit to point 11 Working with Buyers and you'll be fine. Again, by teaching fundamentals, Mike is ahead of the times.

    Hey Mike love the thought there are always buyers and sellers go find them. I live by that. I think I started going to your seminars in 1984. Love to see you are still going strong. If it wasn't for you I never would of started door knocking. That was my greatest blessing Thank you, Mike

    NWMLS made these changes four years ago. If there is anyone on this thread from that area I’d love to hear how it’s affected your market.

      I am a NWMLS member. They rolled it out (backed by Redfin, btw) announcing the NWMLS as the most 'progressive' MLS in the nation by publishing the buyer agent percentage. This did not change my business, nor the business of anyone I even know. In January 24 we are required to have a buyer agency agreement signed asap upon interacting with a buyer or tenant. Our MLS is not NAR directed or owned, as some other MLS's are. I have an inkling that Redfin is the colluding party behind all this. They were involved in stoking lawsuits, they publicly state that their objective is to turn all real estate brokers into employees and capture the lions share of the revenue in this industry while paying us, the people who built it and do the work, crap pay while giving sellers & buyers much less.
      It's the same old greed and power game that the rise of tech 20 years ago has made the only standard these creepy people can grasp for. NWMLS is in Waahington state. In 2019, right before the pandemic, our governor and cronies tried to force the hair salon industry into W-2 low wage earners rather than business owners and 1099 workers who could be nimble and creative in responding to what the public wants. Many people, especially in real estate, joined with them and went to Olympia to voice displeasure at gutting our livelihoods so a few millionaires could become billionaires by bribing politicians to set bad policies that let their donors steal from the citizenry.... it's a perpetual circle of fraud, theft and corruption. Zillow, Redfin and the NWMLS are all bedfellows in the same state and county. The NWMLS first started the 'No Commission' to buyers agents with #Lennar Homes, a huge nationwide builder who decided it was easier to dupe unsuspecting consumers into signing 'their non-regulated contracts without another set of eyes on it that would say something about the shady dealings going on so audaciously. These new progressive practices are not in anyone's best interests but the builders. I cannot believe the DOL or AG has not shut them down. Their wrongdoing and harm are only becoming more powerful and emboldened, imo.

    Get a buyers brokerage agreement to ensure you get paid for your services. Hopefully though this bites sellers in the ass if they don’t want to pay a commission. The amount of equity they have compared to a buyer right now trying to afford a house right now with 8% rates. 🙄

    I believe this lawsuit can just push the commission structure back over 30 years. Once upon a time buyers weren't represented, that could be the end game.

    I agree with the court ruling the seller should not pay a commission to a Buyer's agent.

      I also agree 1000% with your comment the seller should not paid the buyer’s agent commission ! the person who should be responsible to paid this fee should be the listing agent by sharing his commission 50-50 that way it gets deductive from the original amount that was establish and agreed by seller and listing agent 👍🏼👍🏼👍🏼

      Thus making entry level buyers less able to actually get on the property ladder.
      The buyer is paying for that commission anyway, regardless of the mechanics, otherwise the price of the house will have to come down.
