    Hi Louis. I'm currently working abroad and on a good salary. I want to take a part of that salary and start my first property investment. I just don't know where to start and what location in South Africa would be the best. I'm only in the country once a year hope that won't be a problem.

      I would suggest investing in the area you know and understand. Focus on the places you are familiar with. You can invest remotely if you have a good team

    Positive cash flow on property investment is not possable in SA these days... when i started 20 years ago that was easy, but inflation and poor salary doesnt allow rent increase that keep up with inflation and then you also bad tendants. One month rent loss will set you back months. You get more ROI in a simple money market account than in property and half the risk. And because i was focused mainly on student accomidation, Covid derailed my plans when i was pushing to reach my end goals.😢

      Thanks for sharing. It's definitely still possible. It's just not as easy. The main advantage, which in most cases is the disadvantage as well is leverage. Using leverage correctly will be the best way to scale any portfolio, but it also carries higher risk. A moneymarket is a great account, but it won't make you rich by just saving money.

    But to be fair, unless you are buying on auction and you manage to pick up something really cheap, rental may not be more than one’s expenses. But it should be close enough I say so that by 1/2 rental increase one is able to break even at least.

      Correct. That is when you focus on single let properties. With high interest rates, you won't break even. Multi lets are where you generate cash flow from day one

    Hi Louis! Another great video! But please help me, do you think HYPROP stock is a good buy? And what other 3 REITs do you think I should invest in? Also, are REIT ETFs worth it?? Only asking because within my current financial situation, this is the only way I can get into property at the moment.

      Im not familiar with the stock. It depends on your situation, but I would normally focus on growth stocks instead of dividend stocks, especially if you are still in your growth phases. You can always check out something like the "invest property fund" if you want to stick with REITS

    You do know that Grant is not exactly what he purports to be right? Let's just say that he uses a lot of artistic freedom when it comes to numbers and other people's money, especially his investors. Another problem is all these courses by all the so called gurus!!!! Let's just say that these course is where all the net worth is at!!😜. If you must, only do them if they are really cheap and NEVER upgrade so some super expensive exclusive club membership or course. Rather use that money for your deposit on your next property investment. You are most welcome.....😁

      I have no obligation to defend who he is. I simply take bit and pieces of advice from people who make sense. Whether you like him or not, or whether he sells a course or whatever. What he says makes sense. Hence, I repackaged some off the tips without all the other fluff.

      This guy does similar stuff, selling courses etc. I sold all my property and focused on other ventures. Have more money in my account than all of my property development and investment ventures. Do what works for you, but I found better ways that don't entail debt and gambling on capital growth.
