WHAT IS AN ADU?
ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites. They can be built on a single-family lot or multi-family lot (duplexes count as multi-family).
An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space.
Accessory dwelling units can be rented year-round and add a lot of value to your property. They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house.
ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years. The main reason people build ADUs in California is to house a relative, usually a parent but often an adult child. The second most common use is to rent for additional income.

That’s crazy prices. We live in Texas and one of my friends built a small apartment in the back 1/3 of their garage (450 sq. ft.) with top grade materials and it cost $15,000.

How would the cost analysis go for the following situation. I don't have an existing garage, but might like to build from scratch a garage with ADU above it. That is, how does the cost compare between a straight ADU, and a 2 story structure with a garage on the bottom? Does adding the garage add a lot of cost?
Wow! California is expensive. I want to tear down my house because of foundation issues and my garage which is 3 car garage and is in great condition but it blocks the view of my 1 acre property from where the house sits. It's a catch 22. If I built a house I'd want it where the garage is but if I just replace the house with another house than my garage is still hiding my beautiful yard that I often forget I have because it's hidden behind my big ass garage.

Sacramento County: You cannot build a two story ADU. I had plans for my garage. You can do a family room but not a ADU. That is what the planning Department told me today 3/2/2022. Good luck. You will also pay School fees and Fire Department fees. The Cost for a 500 sf is about $2400 for the San Juan School District. The fee for the family room is $1300.
With AB2221 going into effect this year, cities must allow two story ADUs if your property is within half a mile from public transit. We recommend having a designer or architect with ADU experience in your area to submit the plans for you as they can go to bat for you if your city or county hasn't adopted new regulations yet.

The permitting process is so complex and fussy in San Diego, you have to pay a lot for plans, for the simplest design, to get these jobs done.
Building an ADU is essentially building a small house, so you're right - certainly not a simple process! But with the right team of experienced pros, you can get the project completed efficiently and effectively.
I only ate parcel in Norco, California. There’s nothing on it. Can I put something like this on that property as a primary home the main home to stay in budget?
You'll need a primary home (or at least a proposed primary home) in order to be able to build an ADU on your property.

Depends on the city! Texas does not have statewide ADU laws, so cities set their own ordinances.

Who would pay $230k for an an addition? In California a duplex with one bed one bath was $200k and 2 three bed 2 bath homes were built for $70k each in backyard. I had an estimate for a garage conversion at over $100k which is absurd. Your gonna get charged up the butt if you don't know anything about the process. Also this will trigger the tax assessor when you get the permits.
If your child is "slow to launch," just build them a quarter million dollar apartment! 😂😂😂

That's correct! We've reviewed hundreds of GC bids for various ADU projects and in the vast majority of these case, an above garage was more expensive. It takes a lot to reinforce a structure to support a second story.
I live in Washington state and I’m pay 130.000 thousand dollars for my house 🏡, my house has 3,000 thousand square feet. My land is 8,000 thousand square feet. And Waw. What you Talk about it’s so scary to me my mortgage is $550 a month tax and insurance inclusive
