For your bathroom the door is the thing that takes up the most room. What if you added a sliding door that was your style so the bathroom would be a good size? Anyways, love the house❤️
Tara why dont you remove the bathroom door outside of the room like the guest bedroom. This way you will have the entire wall to put a big TV at your bedroom.

I will say, I had a pocket door once and didn’t like that it had less privacy. More of a problem since I had roommates, but you could kinda peek in and there was no lock. Also slammed like crazy against the wall when we had an earthquake 😂 Just things to consider!
You should put a letter in the walls telling your story. If anyone were the renovate again many years in the future they would have a little time capsule on life in 2021.
When my parents renovated our house they put in glass and they definitely look stunning but they are constantly dirty. My house also has almost the exact same kitchen/living room set up and with the light shining on the glass it looks dirty all the time!!! My parents actually took the glass on our stairs down and put iron bars up like 2 years later lol!
We moved our laundry upstairs from the basement and it was easier than you’d think!Only cost $600 (Canadian) and took a single day for the plumber to do. SO WORTH IT
Glass railing reminds me of hospitals & offices like that lol I think the black would look beautiful especially if your color scheme is going to be centered around neutrals! Honestly black trim around the windows too!
Also the vibe of the house (even renovating is) isn’t modern enough (in my opinion pls don’t take it negatively!) for glass railings, I think it wouldn’t blend seamlessly. As for the stairs I love the white paneling and it would look sooo good with the black iron railing
Hey girl :) I’m an interior designer from Montreal and I hope this helps you! Firstly, I’d maybe rethink putting your desk along the window. As a RUclipsr I’m sure the natural light is killer, but windows are straining on eyes that are always in front of computer screens. I’d place your desk in the middle of the space facing the wall with the closet. Second, I wouldn’t do full glass panels in this particular home. The black metal railing would look great and if you wanted to melt both ideas together, it might be a great choice too. But It’s a beautiful mid century townhouse - I’d do it justice and highlight its best qualities while modernizing it. Deffs do the full wood stairs/risers. And I’d scrap the storage banquette and do the chairs and table too!!
Since you want this home to be more modern than the LA house, I wouldn’t do the wood panels on the stairs. It gives me very much boho/modern farmhouse vibes so I think it’ll clash with the style of the rest of the home.
At first I wanted you to keep the reading nook but you’re right- there really isn’t room to sit up there! It’s not deep enough and you can’t lean back. Go with your table and chairs idea!
Have you considered a floating shelf for a "mantel" over the fireplace? Modern enough, I think to fit in with your vibe, but at least you wouldn't have to worry about lining up the command hooks and buying them every Christmas.

7:28 If you're looking for comfortability and stability on the stairs in the long run (kids running around, guests going floor to floor, sweetheart bradey going up and down the stairs when shes over) I think a slim carpet runner on your hardwood stairs would be a great idea. For me, it's an extra safety feature. We have a black one installed in the house which looks great with our floors and adds that extra feeling of stability while going up and down those flights constantly. It's a great way to add steps and exercise throughout the day, it will keep your legs strong! LOVE how involved you've let us be! This is an amazing process 😍

My husband and I just did a Reno on our staircase and we did wood treads, white risers for the stairs and installed black iron balusters, black railing and white newel posts. We also used 3 1/2” white flat stock baseboard/trim throughout....turned out so nice! Your new home is going to look amazing!
how about doing the iron railing on the strairs and glass only on the kitchen? that way the kitchen/living room would seem more open and you would still have the more traditional railing on the actual stairs
Don't forget to think about how the sunlight will reflect off the glass wherever you decide to use it. Sunlight can make the glass look dirty and cause glare that might ruin all that lovely sunshine you bought the house for in the first place. Just a thought. 🌺🌿🌺🌿🌺😊😷

I love your ideas! Firstly, just do what you feel comfortable with... what works for others don't necessarily work for you. After all you are the one who is gonna live there! I think your modern fireplace will be awesome and I can see you love the black iron railings more. Glass is beautiful but will be a headache for you to maintain... again, if you don't have peace about something don't do it. Your bedroom bench, you will be happier with chairs and table because as you say, its more practical. Do you gurl!

Stairs: I like the rails as they are. But agree to remove the carpet. There's so many options.... 1- Could do wooden steps and the white as you had mentioned. 2- wooden steps with mirror backing, but those can easily get cracked, who wants 7 yrs. back luck. 3- remove all carpet but have a runner where the foot traffic would be. 4 - my favorite! all wood with lighting under each step, like a night light soft, mild lighting that isn't in your face. Bench Seat: It is extra storage.. you could cushion it completely and leave it. Or really make it a storage unit inside with just pillows on top. But if you don't use it - remove it. Living Room Windows: Electric Blinds/Shades (from bottom up - not traditional top down). As much as you enjoy the light, blinds can keep out the cold or heat and save on the electric bill. Plus no one can watch you when you are in the kitchen at night... too creepy of a thought? Shower: I like the idea of a master suite for one room. Rain Shower Head from the ceiling (I don't know your budget).. but no tub, have a glass wall with tiles walls and cut the window in half, raise it up or a different style window you can open. The shower floor could be like a pebble flooring. Just a few thoughts... LOL... too many to have your head spinning? sorry!
I agree with your thoughts on open concept too. I am not a fan of a house just all feeling like one big room. I think you should do the black railing for sure and do the white panels on the stairs! I think black iron rails for the staircases definitely (plus you can decorate them during Christmas) and it would look amazing with the black trim windows you’re considering in the living room but, I’d do glass instead of the railing in the kitchen, it would keep it more open and match the more modern kitchen you’re going for :) and that’s only a small amount of glass to worry about keeping clean. I think the glass and black iron rails could look great together! But it’ll look great whatever you choose!
Tara, you could add a stand-alone tub to your bottom floor guest bathroom that way if you still wanted to take a luxurious bath you could. I feel like its big enough.
The using less heat is definitely relatable because honestly none of us could be on camera every single day and straighten our hair every day and have it be flawless, yet influencers often have extensions! Don't worry about the air dry, honestly I don't notice and I would love to see if it helps your hair grow!!!
I like Julia & Hunter Haven’s staircase which has iron rods and the same wooden stain from the floors on the wood part (instead of all white) I feel like it makes the house warmer/ cozier this way and flows more nicely with the wood

Mr Kate did this and it was awesome. Obviously we know this will not be cheap. But it’s nice to see how much a property goes up in value after all the work.
White on the stairs with black railing!! imo the clear railing makes me think more “glitz and glam” with crystals and chandeliers, etc. everywhere- so it wouldn’t flow with the house for what *i think* you’re going for. And definitely take our the bench under the window and put two accents chairs with a little table!
As an interior design fanatic and former real estate assistant redoing baseboards and trim (especially windows) is SOOO GOOD for resale value of your home and for aesthetics. It ties everything together and is a small change that will make a HUGE difference!
Hi, I’m obsessed with you and your style! Here are a few of my thoughts on the house (I’m building homes from the ground up right now, so I know how difficult decisions can be! And I know how sometimes, you just have to tune out others’ opinions, so feel free to ignore any or all of this! 🙃) (1) Fireplace: you can still add a simple mantle to the fireplace that you want to do! I think it could tie in the modern look that you’re going for, with the classic look that the house already has. Probably just a simple, thick piece of wood painted black. Also could be a convenient place to place your camera for filming. 😅 If that’s not your style though, Command hooks are the best solutions for all house-related problems lol (2) Railings vs glass: like others have mentioned, glass between the kitchen and living room would make the area feel much more open, and you can definitely do black railings on the stairs to keep the cleaning minimal! (3) Upstairs bedroom as the master: I don’t think anyone was suggesting to get rid of the bathroom upstairs! The room upstairs has space as-is for your TV, which would solve one of your problems. It also feels like the obvious master in the house. I think what people were suggesting was this: add a separate entrance to that upstairs area by enclosing the bathroom and the bedroom into 1 space (in other words, you would walk up the stairs and enter a *new* master bedroom door. The existing bathroom door would stay as-is, and you would remove the existing bedroom door). That would create a new master suite that feels larger and has plenty of space for your TV (and a dresser!) (4) Window bench: remove it! If for some reason you ever change your mind, it’d be a simple thing to add back in correctly, and with better storage. So excited to see this reno unfold! Your style is gorgeous, and whether it ends up looking similar to your LA place or not, it’s going to look incredible. Don’t stress over picking “new” things - if you love the white steps, put them in! It’ll make the stairways feel brighter. 💛💛

Definitely do the black iron railings! Glass would get dirty like you said and goes out of style. Also for the stairs I think all wood is nicer looking than the white risers, but ultimately do what you are going to love the longest. I’m so excited to see how the place turns out!

I think black railings would pop so much. Especially with wood treads and white risers. We just did our basement and our contractor said that white risers break up all the wood and make it look more bright. Also for the railings what if you did horizontal spindles instead of vertical ones. Keeps it looking more clean and open like the glass but a little more modern then vertical spindles. Love how your house is shaping up though 😍
We just renovated our home and put glass railing in. It looks amazing, especially when the sun hits it and reflects the light, definitely makes the house brighter. You don't need to clean it as often as you would think!
Love your idea for the fireplace. You could consider just painting the railings black, like a high gloss would look great, also would keep the tradition style of the house.

The stairs are quite visible through the floors so it might make the place look a bit stripe-y. The bay window: 100% go with your gut feeling and take out the bench! I think a sliding door for the bathroom in your master bedroom would make a lot of sense, this way you can move the door more to right, and make more space for the tv, and then for the shower, instead having the whole side being a shower, you could end the shower right at the small window, and then a sliding door would be perfect.
I love all of your ideas especially the kitchen and fireplace! I think it’s important we remember that you’re not developing a house, you’re remodeling your home for your comfort and the sake of convenience so knocking down walls and consolidating spaces is great in theory and in moderation but some things just aren’t possible or practical.
Black railing, I know someone with the black railing and a similar “home style” and it looks AMAZING! Glass would get dirty real quick and you wouldn’t want to risk scratching it when moving something big up the stairs.
I think definitely do the tile fireplace and you can always add a wooden beam mantle or something to make it look modern to hang stuff on for decor! 😊❤️

Personally, I love how those look and are nice little reading nooks for book lovers! For you, though I think removing it is the way to go, fits your life and style way better.
Love the reno content! You should do one big storage closet in the basement instead of two! Another idea is move the furnace where the washer/drier are now, stackable washer drier in front and doors to close them off and have a proper bigger room for your gym with mirrors on one wall! It would be great if you had one big entrance to the kitchen, maybe moving the furnace would help? And what if you extend the pantry wall to have a bigger pantry?
Ok, another suggestion- definitely agree with the tile or smooth stone floor to ceiling fireplace facing with linear fireplace, but how would you feel about adding a floating wood beam as a mantle? It would add dimension, warmth and texture to the space. You have so much height to cover, it would definitely add interest to the dramatic wall. Either a rough hewn beam, or you could do it smooth and stain it a warm wood color - perhaps match the color of the handrails of your staircase - or a shade darker than your floors. Just an idea! You do YOU and what makes you happy!

Tara if your home was open concept and had just one large staircase I think glass would look nice and make the space look larger but since your stair cases are just so broken up I really think the iron railings would look so much better for the type of house you have. Anything you do will look great tho!
I love the glass railing SO SO SO MUCH, but the thing with that is, it may break if you leaned on it too hard, and as you’ve said before it would drive u INSANE from the light shining on it, it would show the dust and fingerprints. Your idea of taking out the bench in the bay window is good and will give you more ways to arrange the room.
I think you should go with the railing for the stairs.... but glass overlooking the living room from the dining/kitchen... that would be cool!

I love your ideas! Firstly, just do what you feel comfortable with... what works for others don't necessarily work for you. After all you are the one who is gonna live there! I think your modern fireplace will be awesome and I can see you love the black iron railings more. Glass is beautiful but will be a headache for you to maintain... again, if you don't have peace about something don't do it. Your bedroom bench, you will be happier with chairs and table because as you say, its more practical. Do you gurl!

You should put a sliding barn door on your bathroom so the door doesn’t take up space when it’s open it might make it feel like a bigger space
And since she's going modern, it doesn't have to be a barn door. Maybe more modern frosted glass sliding door or something.
She wants to put a tv on the wall so she cant do a barn door. She can totally do pocket doors though.

Stairs: I like the rails as they are. But agree to remove the carpet. There's so many options.... 1- Could do wooden steps and the white as you had mentioned. 2- wooden steps with mirror backing, but those can easily get cracked, who wants 7 yrs. back luck. 3- remove all carpet but have a runner where the foot traffic would be. 4 - my favorite! all wood with lighting under each step, like a night light soft, mild lighting that isn't in your face.
Bench Seat: It is extra storage.. you could cushion it completely and leave it. Or really make it a storage unit inside with just pillows on top. But if you don't use it - remove it.
Living Room Windows: Electric Blinds/Shades (from bottom up - not traditional top down). As much as you enjoy the light, blinds can keep out the cold or heat and save on the electric bill. Plus no one can watch you when you are in the kitchen at night... too creepy of a thought?
Shower: I like the idea of a master suite for one room. Rain Shower Head from the ceiling (I don't know your budget).. but no tub, have a glass wall with tiles walls and cut the window in half, raise it up or a different style window you can open. The shower floor could be like a pebble flooring.
Just a few thoughts... LOL... too many to have your head spinning? sorry!

I agree with your thoughts on open concept too. I am not a fan of a house just all feeling like one big room. I think you should do the black railing for sure and do the white panels on the stairs! Also, I absolutely love your house and the floor plan of it! I think it is going to look amazing once it is finished and I can’t wait for a house tour!🤍

I think black iron rails for the staircases definitely (plus you can decorate them during Christmas) and it would look amazing with the black trim windows you’re considering in the living room but, I’d do glass instead of the railing in the kitchen, it would keep it more open and match the more modern kitchen you’re going for :) and that’s only a small amount of glass to worry about keeping clean. I think the glass and black iron rails could look great together! But it’ll look great whatever you choose!
Tara, you could add a stand-alone tub to your bottom floor guest bathroom that way if you still wanted to take a luxurious bath you could. I feel like its big enough.
The using less heat is definitely relatable because honestly none of us could be on camera every single day and straighten our hair every day and have it be flawless, yet influencers often have extensions! Don't worry about the air dry, honestly I don't notice and I would love to see if it helps your hair grow!!!
I like Julia & Hunter Haven’s staircase which has iron rods and the same wooden stain from the floors on the wood part (instead of all white) I feel like it makes the house warmer/ cozier this way and flows more nicely with the wood
Glass railing for the partition between the kitchen & living room and then black iron every where else would like amazing! Classic with a hint of modern. It would look sooooo good with the modern, linear fireplace!!! 😍

White on the stairs with black railing!! imo the clear railing makes me think more “glitz and glam” with crystals and chandeliers, etc. everywhere- so it wouldn’t flow with the house for what *i think* you’re going for. And definitely take our the bench under the window and put two accents chairs with a little table!
As an interior design fanatic and former real estate assistant redoing baseboards and trim (especially windows) is SOOO GOOD for resale value of your home and for aesthetics. It ties everything together and is a small change that will make a HUGE difference!
Hi, I’m obsessed with you and your style! Here are a few of my thoughts on the house (I’m building homes from the ground up right now, so I know how difficult decisions can be! And I know how sometimes, you just have to tune out others’ opinions, so feel free to ignore any or all of this! 🙃)
(1) Fireplace: you can still add a simple mantle to the fireplace that you want to do! I think it could tie in the modern look that you’re going for, with the classic look that the house already has. Probably just a simple, thick piece of wood painted black. Also could be a convenient place to place your camera for filming. 😅 If that’s not your style though, Command hooks are the best solutions for all house-related problems lol
(2) Railings vs glass: like others have mentioned, glass between the kitchen and living room would make the area feel much more open, and you can definitely do black railings on the stairs to keep the cleaning minimal!
(3) Upstairs bedroom as the master: I don’t think anyone was suggesting to get rid of the bathroom upstairs! The room upstairs has space as-is for your TV, which would solve one of your problems. It also feels like the obvious master in the house. I think what people were suggesting was this: add a separate entrance to that upstairs area by enclosing the bathroom and the bedroom into 1 space (in other words, you would walk up the stairs and enter a *new* master bedroom door. The existing bathroom door would stay as-is, and you would remove the existing bedroom door). That would create a new master suite that feels larger and has plenty of space for your TV (and a dresser!)
(4) Window bench: remove it! If for some reason you ever change your mind, it’d be a simple thing to add back in correctly, and with better storage.
So excited to see this reno unfold! Your style is gorgeous, and whether it ends up looking similar to your LA place or not, it’s going to look incredible. Don’t stress over picking “new” things - if you love the white steps, put them in! It’ll make the stairways feel brighter.

Definitely do the black iron railings! Glass would get dirty like you said and goes out of style. Also for the stairs I think all wood is nicer looking than the white risers, but ultimately do what you are going to love the longest. I’m so excited to see how the place turns out!

I think black railings would pop so much. Especially with wood treads and white risers. We just did our basement and our contractor said that white risers break up all the wood and make it look more bright. Also for the railings what if you did horizontal spindles instead of vertical ones. Keeps it looking more clean and open like the glass but a little more modern then vertical spindles. Love how your house is shaping up though 😍
We just renovated our home and put glass railing in. It looks amazing, especially when the sun hits it and reflects the light, definitely makes the house brighter. You don't need to clean it as often as you would think!
Great idea with the command strips above the fireplace. Not only can you use it for the garland, but also the stockings and even a wreath!

I think you should def go for the iron railings! I'm not a huge fan of glass railings, for me, it just looks too modern. I have black iron railings in my home and I love them!
You should do all the same wood on the stairs and you could do a combo of the glass and black iron. I think the glass would look really great in the kitchen over looking the living room and iron on all of the stairs. Also you could do a sleek and modern mantle to go with the modern fireplace, it would look really nice.
Iron railings would be best and safest (if someone ever falls), also easier to keep clean and gives a gorgeous vibe🤩

yes to the black railings - more timeless and effortless. Stairs: go hardwood, no white. The stairs are quite visible through the floors so it might make the place look a bit stripe-y. The bay window: 100% go with your gut feeling and take out the bench! Use the space for a more comfortable set up.

I think a sliding door for the bathroom in your master bedroom would make a lot of sense, this way you can move the door more to right, and make more space for the tv, and then for the shower, instead having the whole side being a shower, you could end the shower right at the small window, and then a sliding door would be perfect.
Totally could do a barn door! Or a modern version of that!
I love all of your ideas especially the kitchen and fireplace! I think it’s important we remember that you’re not developing a house, you’re remodeling your home for your comfort and the sake of convenience so knocking down walls and consolidating spaces is great in theory and in moderation but some things just aren’t possible or practical.
Black railing, I know someone with the black railing and a similar “home style” and it looks AMAZING! Glass would get dirty real quick and you wouldn’t want to risk scratching it when moving something big up the stairs.
I think definitely do the tile fireplace and you can always add a wooden beam mantle or something to make it look modern to hang stuff on for decor! 😊❤️

I think yes to the white panels on the staircase! My home is all wood, and yes it looks nice but I think with the type of home you have, that the white panelling would suit it a lot more! More modern and would look very purposeful!!

I have black iron railing at my house and I LOVE them! Upkeep is super easy and I get some direct light onto them and the dust is very manageable.

I liked the wood with the white paneling that you did in LA, don't let that you already did it stop you from doing it again if it's something you liked!! The glass would obviously look good but I think the black railing, in the end, would be timeless and not to mention insanely beautiful. I LOVE the idea of the command hooks on the more modern fireplace for garland and stockings! I would get rid of the bench but make a better one. Personally, I love how those look and are nice little reading nooks for book lovers! For you, though I think removing it is the way to go, fits your life and style way better.

Love the reno content! You should do one big storage closet in the basement instead of two! Another idea is move the furnace where the washer/drier are now, stackable washer drier in front and doors to close them off and have a proper bigger room for your gym with mirrors on one wall! It would be great if you had one big entrance to the kitchen, maybe moving the furnace would help? And what if you extend the pantry wall to have a bigger pantry?

Ok, another suggestion- definitely agree with the tile or smooth stone floor to ceiling fireplace facing with linear fireplace, but how would you feel about adding a floating wood beam as a mantle? It would add dimension, warmth and texture to the space. You have so much height to cover, it would definitely add interest to the dramatic wall. Either a rough hewn beam, or you could do it smooth and stain it a warm wood color - perhaps match the color of the handrails of your staircase - or a shade darker than your floors. Just an idea! You do YOU and what makes you happy!

Tara if your home was open concept and had just one large staircase I think glass would look nice and make the space look larger but since your stair cases are just so broken up I really think the iron railings would look so much better for the type of house you have. Anything you do will look great tho!
I love the glass railing SO SO SO MUCH, but the thing with that is, it may break if you leaned on it too hard, and as you’ve said before it would drive u INSANE from the light shining on it, it would show the dust and fingerprints. And I also love the iron railings and it does seem more like your aesthetic, and the pop of black would look soooo AMAZINGGGGGGG!!!! anyways ly! I would consider the black iron railing:)
