Does umbrella cover landlord policies?
Hey Andrew, Great question! While it depends on how you have the policy set up, you should be able to add either a personal or commercial liability umbrella to your landlord policy.
If you only have 1-5 rentals, most companies will let you insure rentals as a part of your personal insurance. In this case, your personal umbrella would add excess liability coverage over your home, auto AND landlord policies.
If you have more rentals, or they are owned in the name of an LLC, your insurance agent may direct you towards a commercial insurance program. In this case, a personal liability umbrella would NOT cover the landlord policies. You would need to purchase a commercial liability umbrella.
With landlord policies, the line between personal and commercial insurance can be confusing. Find a good local agent who explains things clearly. Even if the price is a little higher, having a great agent you trust is well worth it.
