I have been searching for YEARS for clear, no gimmick education on property ownership. I have experience in property management and would watch a lot of Bob with my dad on DIY. Still working on that part. Lol. Yet I have realized I have always liked all aspects of this business. Many blessings your way for providing this information for people. The camera, lighting, the backgrounds you use, the voice. It all comes together in a pleasant teaching video that is not over the top. I have fears but my fears get eliminated by just educating myself. I want to learn it all!
Help me to understand: To buy a house, you need closing costs and down payment. Both can be between 7% to 10%. If you go to hard money lender, you will need between 2% to 40% down. You will also get hit by that high interest rate and a very short term. You can barely find lenders that will give you money based on after repair value. It is hard to find houses that will meet their equity value require. It is not impossible, but it is very hard. Otherwise, all real estate agents would have been doing it. You have to dig, dig to find houses with the equity, the one that sellers agree to do all that. Not in that market, not in Orlando Florida at this time.

That’s the key that I have not heard in other tuts before, is _refinancing_ once you get a tenant in there. But what’s in it for the bank? Banks will actually refinance for lower interest, why? When they’re making more money off of you by keeping the original loan agreement in place, due to what I assume is the higher interest, no? Or is the higher certainty of you being able to fulfill the revisited loan agreement, more appealing to the bank now, rather than holding you to the original, higher interest rate, agreement? Not only that, but the possibility now that you may do more business with them, and make more money for them through expansion, you know, more volume. I’m just thinking out loud and trying to have a full view of all this.

I am eligible for loans, cards, I got a new home and my eviction was lifted.

I think I would only get into real estate if I was doing hotels or commercial. That way your income is more stable. I know a lot of people who got messed over with real estate.
