    Great video! Problem with that place is simple. There will be a high-rise built in that huge vacant lot @9:45 right in between that place & the beach! FOR SURE! Completely block the sea view!

    48k /10 = 4800 per year and that means $400 per month .. it's like own your apartment by rental. I know there are cheaper rentals but sound interesting.

    Very nice sized unit and reasonable for what you get. The unit itself is nicely updated too, and I like that roomy bedroom. A good choice for someone looking to spend long term retirement affordably. I wouldn't expect it to go up in value over time too much unless the building managers are able to update the facilities-might require an increased maintenance fee in the future.

    Thanks for sharing this. The remote situation would not be a problem for me, but as already stated, the building is already dated, so think about it in 10 years from now. On the other hand, you pay a rent, but after 10 years it is all yours, for little more rent you'd pay otherwise. This could be an option for someone determined to stay in that area.

    Puppen is the name of the seafood restaurant. I've been there once and the food is great. A little higher priced for steamed prawns, but they were excellent.

    Went to the 3 Mermaids Reiterant which was the most wonderful experience = Bua was our waitress and the manager Pom was open and encouraged me to ask you to do a viedo about the place which feathered elevated sitting areas that looked like birds nests elevated above the beach . Sunset on the beach .Music at night with a wonderful romantic feel and setting. My girlfriend was extremely impressed and rewarded me for taking her there

    I nearly died breathing the air pollution in the burning season. 25 years ago ! The Thai doctors back then didn't inform me it was the burning season, and I needed to stay indoors with an airpurifer on. I was young, but from a very clean air rural Hawaiian girl. I flew south near Malaysia, and healed quickly.
    It really helps if you run an air purifier all night.

      @Good Vibes Pattaya please take care of your health. I became so sick from the horrible air during the burning season. . I actually had full body burning hives ! And I had no idea it was from toxic air.
      I watch a lot of thailand travel vids and the air is smoky and dim all over thailand from neighboring countries burning.when the winds are blowing away from their fields.
      I saw how red your face was in the past few days. Please take care.

    Greetings from Southern California. I planned on a condo unit purchase in the Philippines. They are tiny, and for the desire walkability I look for (location), are just under $200,000, way too much for what you get. This unit and others you showcased has the potential to save me tens of thousands of dollars on a purchase. I am a bit jaded living in the United States primarily because it’s my belief that the whole world revolves around money so perhaps I can keep some of it with a purchase in Thailand. The deal breaker is my comfort level culturally speaking, the Philippines is so much more westernized. Keep showing me condos that’s priced well under $100,000, that might make reevaluate my belief system. Cheers

      I am also from So Cal as well. I grew up near O.C. beaches. I live here in Jomitem Beach and also have lived in the Philippines. I live a very western lifestyle here in Pattaya in terms living in a modern condo, fast internet pool, and gym at my figerrtips. Plenty to do to with beaches, bars, malls and restaurants. Also lots of excellent open markets and street food that is so cheap. You can walk around at 4am with no fear of being in a fight, robbed or shot. Also , I can travel anywhere in SE Asia for $50 flight for a weekend. Or the $4 bus 2 hr bus ride to Bangkok. I love that Thailland has different cultural values. He is a practical example. I dropped my wallet at an open market in Jomteim. A vendor found it and looked all the market till she found me to return with nothing missing. She would no take any reward money. My condo has bicycles parking. Not one is locked up. Thais belive in karma. Is it perfect here? No, but it's pretty good. I can't say I had the same positive experices in the Philippines. While I have enjoyed my time in the Philippines the deal breakers for me was the crime, poverty, and the food was not my cup of tea. Most business in the Philippines need a shotgun for protection. But I love still love to visit friends for a long weekend...cheers..:D

    You have down to earth videos which I find informative. You usually get around on your motorbike which is great. Many people do not drive or ride and depend entirely on public transit. Perhaps you might use public transit on one of your videos so as to give us a glimpse of it. Keep up your videos.

    Another Great Video Jason, and looking forward to the upcoming one on the 2 bedroom unit. Not sure if I missed it, but did the unit have Aircon? Also, I did the calculation....so is the HOA/Maintenance Fee of about $50US a monthly charge??

    Glad to see your on the mend jase , you might find if you suffer from any respiratory issues, Pattaya may not be the spot for you, with all its smog , you may have to locate to another province, it is constantly really bad… in saying that I hope it buggers off for abit in 3 weeks time when I’m there 😆.. we’ll catch up and I’ll buy you a beer or 3 👌👌

    Cheers for that Jason. I’ve had a good look round that area and it imo it has good and bad points. That price actually seems a decent one for a room that size. The condo does look a bit dated, particularly with the Riviera beside, but it’s priced to sell.
    For me the area is a bit too remote. There are some lovely restaurants close by like Phupen, but not a lot else at this time. The baht bus does seem to run regularly along there.
    The negatives for me are the number of Soi dogs roaming around on the beach there and in the Sois. Also the area seems to get fly tipped a lot and further along the Soi from that condo there are piles of dumped crap everywhere.
    It’s good info Jason, but without knowing the 10 yr payment plan, it’s difficult to know whether it’s something worth pursuing or not. Appreciate they prob want viewers to ask direct, but the video would be enhanced if we had all the info to hand.

    Great option m8 very good. This could stabilise your costs in retirement. Only thing Jason that you forgot was overheads. How much for body corporate ?if that’s what it’s called in Thailand. Also water and power?

      Thanks, they call it maintenance here which is 30 baht per sqm per month, electricity and water at the government rate (lowest)

    I like this for 80 k kiwi who cares if it's dated in ,10 years it will look better than some of these 26 sq meter rodent cages they have listed. If you got trusted family and friends who would use the condo it would be a bonus it wouldn't be unreasonable for them to pay a small fee to stay there I'm sure most would happily do so I love these type of condos not into the big gym a decent pool and balcony is a must thanks 👍 Jason

    I hope you won't mind if I ask if you are aware of sound proofing issues in condos in Pattaya (?). I have previously lived in accommodation Thailand and could hear muffled noises with the neighbour on the phone, talking, etc. I'd hate to discover that after moving in. It would be wise to rent in the building first before buying. Thanks for your informative vids.

      Hi mate, no problem at all. I can only speak for the condo I live in and my mate, I’m at City Garden Tropicana Wongamat and zero noise from neighbors and my mate lives at Northpoint Wongamat and zero noise. Each time I video a condo I do listen out for noise but it is day time so cannot comment on night noise.

    Are there baht buses that go over to Soi Buakhao and Second Road in Pattaya? I see nice places to rent in Jomtien, but wonder how to get back and forth. I don’t want to scooter after a night out.

      No buildings that I have seen have assigned parking spaces but there never seems to be a shortage of spots 👍

    Hi Jas, hope your feeling better mate..... So correct me if I'm wrong.. after the deposit, the balance is approx. 71k au! Therefore to pay 71k over ten years is just under $600/month (assuming 0% interest) ??? I'm still not convinced buying is the way to go man!!!

    Well-presented video. However, I would have liked to see the kitchen and the bathroom in more detail. Good price, did not get the price for the common fees. What about parking space for an SUV? How old is the building? Please let me know. Thanks.

    the studios there was sold for 900000 thb and up depending on floor presale and when finished. Its to fare off the action. The build quality is at best average. Build by nova group back then. But a good option to have theese ownership programs if the math adds up.

    Questions...what are the risks of vendor financing? if they feel like, can they send the heavies around to 'collect' the hard way? even if you were paying on time? add on extra fees or hike the price later?
    capital gains? i'm guessing not much, given the 4 billion condos in the area - unless the chinese go mad and snap up everything. Maybe the new rail system will lead to explosive growth.
    that silly yellow/red card arbitrary tourist thing they got in phuket atm, which could spread around thailand. If your neighbour (thai/otherwise) doesn't like you and decides to dob you in for whatever reason...it seems you have no recourse. One could be deported and banned from the kingdom....

    interesting, but unclear - after the 100000 baht down, the remaining balance is at what fixed interest rate over 10 years? and you said to apply to a bank for the money to pay it off or to finance it over 10 years, are they the actual lienholder? and that changes the remaining balance to what resulting monthy payment? the title is not owned by an individual willing to finance it, so you are saying get a 10 year loan from a bank?

    are you sure your figures are right??? UK 2384 times 120 month (10 yrs) = 286k for a 40.3k loan ?? people pay 3 times for their properties over a 25 year mortgage but yours is 7 times over a 10 year period. steven
