I would use as two units. The ground floor can be improved so much by adding either a Murphy Bed or fold away bed couch insead of the bed being out all the time, plus you have a lounge and bedroom. Put an island with counter height stools or a small table and chairs. Nobody using this floor would be entertaining more than 2 other people. The stairs to next floor could be closed at top and that could be a closet and pantry. Rethink the bath - do over. Next floor ask specialist about removing the wall between landing area and kitchen, if yes, put two comfy chairs on either side of fireplace. Move cabinets on right of kitchen entry to wall directly in front of entry or not use as all by putting island with stools. The area to the right of entry now is lounge area.
Such a lovely property with alot of potential. Love the look of the 'maintenance-free exterior...however, I would need a garden or view it terrace...any of these would be perfect!
Not bad for the €. You can fix up and Airbnb the bottom floor. I would remove the pass through wall at the fireplace and rejoin the space on upper kitchen floor. The rest is quite livable. ❤

Hi. There is a theatre in Guglionesi which may mean that the arts are important considering that the population is only 5K. We haven't come across many expats, but remember that Molise is still very much an undiscovered region, even for Italians themselves.
Hi. Yes there are buses from this town to the main city which is Termoli. About 30min bus ride. Then in Termoli there is a train station that will connect you with the rest of Italy
Usually, owners in Italy disconnect the electricity when they don't use the home so as to not pay unnecessary fees. That's the case with this house. Thanks for watching
