I live in Pratumnak and in Sky Residences renewed my lease for a second year the end of March. I love the peace the quiet and that neighborhood feel here. Your less than 10 mins from Central Pattaya, Jomtien. I love finding hidden gems here that people don't know about. Many people don't even know about Cozy Beach and that hidden gem of a beach. I been all over Pattaya and Pratumnak has everything I need and more
When it comes to condos it depends on the owner. Some owners take care of their place and keep it updated. While others do nothing and just want to collect the money. If the place your looking at seems dated ask the realtor/owner if their willing to update/upgrade if not move on to the next. Just remember in order to receive something you must give something
Wow Pete I am soo Stoked for you! Kick ass Condo with a Kick ass view ! Do you think they will ever tear down that big unfinished building in your view? That building could have really been an incredible place if the original plan worked out. I dont think it really takes anything away from your view, i would still love to live where you do no matter what! Great find Pete and Congrats !

This looks like a decent one bedroom. Most of the one bedrooms I see there are actively tiny. This one seems actively livable. In in NYC, and that apartment here would by $3,000 a month (or more with the view.)
The bank account was easy, I just used an agent. Some people do it themselves though but more and more branches are pushing people to use agents, at least in Pattaya.
@@bradtowle1161 I did use an agent for this place but they weren’t the best. I do recommend Pui at My Pattaya Condo. She showed us 2 rooms at this same building and the room we are now in. You can see both of those room in my 9 different Pratumnak condos video.

No, the seldom are included for long term rentals. I have some budget videos out there but my monthly costs are around $40 for high speed fiber internet, $40-70 for electric (lots of AC), and $2-4 for water.

Theres one for 18000 bt it looks like it’s on the north side of your building do you know if that’s a monthly rate I’m looking for the month of January and the first two weeks of February of 2025 the fact that you said the southside gets all the sun that’s interesting to know . From your location are you close to street vendors or night market .if you walk how far are you to the beach your input and reply would be helpful. Thanks
The Main Street for this neighborhood, Rachawaroon, is one block away. They have 5-10 street food carts set up every day. There’s no night market over here (maybe 2km to the nearest one) but there’s several restaurants ranging from cheap Thai food, Indian, western, pizza, etc.
There was almost no traffic sound ever in this room and it was only on the 14th floor. The Sky Residences building is on the edge of a small quiet neighborhood and the north side avoids almost all of the noise. It’s a quiet street and had no construction sound. Some of the rooms there do have washing machines. My best friend stays on the 25th floor there and asked for a washing machine to be put in when he moved there. They did it for him no problem.
It's the relative cost to condos in Pattaya in general that put it in the expensive category. My monthly budget is well over $2000, but being able to afford something doesn't mean it can't be relatively expensive. While Bill Gates can easily afford a private jet, that jet's price tag is still considered expensive. My friend in Jomtien has a place about the same size, in a newer building, with all the amenities, and with a lovely sea view for only 12000 baht. 20000 is not cheap at all relative to condo prices in this city. It simply costs a lot more to live in Cosy Beach. I have friends that think I'm crazy for paying 20k for a one bedroom while other friends fully understand why I do it.
When you can easily get a 1 bedroom with a sea view in Pattaya for $350, then $580 is relatively expensive. I have a couple of friends who say this room is way over priced. They would never pay 20k for a room. They won’t even pay 15k.
@@peteonretreat2023 true. Now look for apts in Arizona and Colorado. I have found 2br homes for $700, no Visa or leaving. I do like The Shell though. Just watch out for the resort fees. Oh and to reduce the $580, get a Thai girlfriend to get it for you under her name. You pay, she saves you money that she can spend. Lol. Thai people seem to get better deals.
It’s definitely market price for that building and pretty much this neighborhood. It’s just more than I was expecting from watching RUclips before moving here.
I stayed there for six weeks back in November 2022. I didn’t like it. It was too far out of the way. And the building itself, although the rooms were lovely, just felt dated in respect of the amenities. There are much better condominiums in much better locations for much better prices.
That’s the thing, the location is ideal for me. I love how quiet it is. I don’t want to be close to all the chaos. I only go into the city 2-3 times a month and we have a car. It’s all relative to what each person wants.

It’s a whole different economy out here for sure. That place is considered expensive for this city (which is considered expensive for Thailand)

There’s always good places to find out here. I’d suggest staying in month to month places and take your time until you find the perfect place for you.
