I lived for few years in Canada and one of things that make me come back in Europe is the quality of housing. In North America, houses are made of plastic. Plus the quality of food and the "vocal Fry".

Very nice house but no land? Please, set the size of the land in the description, it’s the first and more important of the property, you can change everything in the house but nothing in the land, and everyone looking for a house also wants land and a minimum amount of space.
Yep, just a small vegetable garden with this one, but that giant terrace is sooooo amazing and those views are heavenly!! You’re right, people do like land, but if it’s a holiday home, some folks prefer low maintenance. If there is land with a property, and it’s in the listing, we will definitely include it. I checked out the link to the listing that they provided - there is no land on this one but that just means I don't have to cut the grass, pull weeds or worry about watering etc. while I'm home in the states. :)

A lot of our subscribers have used the equity in their homes to purchase an Italian property, instead of trying to get a mortgage in Italy because it's such a difficult process for non-residents. Not to say you can't get a loan, but tough for a non-resident and usually you can only finance 50% of the purchase price. Here is a blurb from a site that we reference often (link below):
3. Financing the Property Purchase
If the property purchase is completed with the assistance of a mortgage, it is essential to deal with all the necessary banking and legal arrangements before signing the contract.
It is possible to apply for a mortgage in Italy or from a lender in your home country registered to lend mortgage funds within the Italian territory.
In Italy bank mortgages cover most of the sale price of the property, and may be agreed in Euros, or any other foreign currency. However, for non-residents it is likely that banks will not lend more than 50% of the purchase price.
If you wish to obtain a mortgage, either for the purchase or for possible renovation expenses, please note that the mortgage structure in Italy is very different to what you may be used to. In fact, while base rate may seem low, other charges may apply. For example, set-up fees are normally higher due to less competition.
It is highly recommended to get an independent financial adviser on board before submitting the mortgage application. Our lawyers and accountants specialise in banking and financial matters, providing you with both, legal and financial assistance, to obtain a mortgage.
Moreover, we would be glad to introduce you to our trusted Italian based mortgage brokers who will be able to advice you on both Italian- and EU-based mortgages for your Italian property purchase or renovation.
Before applying, it is advisable to budget for all the cost of a property purchase. Indeed, the buyer is responsible for paying the notary, the estate agent and the geometra fees, as well as any legal representative fees. The buyer is also charged with all sale and transfer of property fees.
Obviously, where an Italian property is already subject to a mortgage, it will be necessary to agree with the vendor that the existing mortgage will be paid off - and the corresponding entry on the Local Land Registry cancelled - before completion of the acquisition. The assistance of a local real estate lawyer is required and the procedure may be expensive and time consuming.
Alternatively, it could be possible to agree with the vendor and the bank that the buyer will take over the mortgage (Accollo del Mutuo). In such case, it is essential to check the state of the past repayments and the terms of the original mortgage agreement.
Other restrictive clauses may be included in the documentation submitted to the buyer, such as limitations of liability, lack of any legal commitments on the part of the seller, etc. The presence of these one-sided clauses can be spotted usually by the request to sign the same document twice for ratification. This is a requirement of Italian law for unfair, unbalanced or unusual clauses, and should be a warning to the foreign buyer not to sign the particular document, without receiving prior legal advice.

What if I am not resident in Italy yet?
It is possible to open a bank account as non- resident - “conto corrente estero”- for those who are not registered at an Italian address with an Italian Comune and are not spending 183 days/year or more in Italy. However, not all banks allow this, some banks only allow limited services and operations for non-resident bank accounts. The documents requirements to open a non-resident account are the same as the resident account, nevertheless the bank may request additional financial documents to perform their due diligence.
When choosing a bank, it is also important to consider:
The kind of bank account you are interested in (conto corrente “checking account”, conto di risparmio “savings account”, conto cointestato “joint account”, conto di deposito “deposit account”)
The fees and monthly limits in transactions and ATM withdrawals
The services offered (e.g. mortgages, renter’s guarantees, high interest savings accounts
The availability of physical branches in the area you plan to relocate to
Account closing terms and conditions.
It is advisable to ask an expert to check which bank suits best your needs, also depending on your purposes of stay in Italy, e.g. if you are retired, working or if you are an investor.

You should try to find out how thick the walls are. This is important in summer because it can get so hot in Italy now, even in the north, and thick walls provide a cooler interior. Thick walls will also keep warmth from heating inside and perhaps heating bills down. It would be useful to know how much it costs to heat the house in winter. I suspect that the walls are not very thick because the real estate page you've linked to states that the home's ranking for energy efficiency is G, which is the worst ("Classe energetica: G").
Hiii! Yes, thank you for your insights🤗 We researched the energy ratings and saw “G” is the highest energy consumption. Definitely something to consider for cold winters in the north and, like you said, also in the summer. We’d prefer thicker walls for the additional insulation, and something we’d want in whatever home we ultimately select. Happy New Year ✨🎉

Its a nice looking house but a bit to cave like for me.. Bathrooms without windows and dark ceilings make it feel like a cave.. I am not sure how well insulated those stone ceilings are and kind of a challenge to clean.. Piedmount is a wintery cold place half the year so I wonder about heating costs.. Imagine cleaning and dusting the stone is not a lot of fun 😆 In certain areas, heating is costly, but it seems to be on par with what we pay for AC in the states. @@wanderingwithwine Sticking to the mainland, I really like Abruzzo and prefer smaller towns (under the population limit of 20,000 to benefit from the tax scheme) but which are fairly close to larger towns with full services such as Chieti and Pescara.
I am aware of some towns in Umbria which qualify, but they are too far from Perugia for example. Additionally, there are small towns outside of Rieti in Lazio which qualify, but although some of them are in stunningly beautiful, they are a bit too remote for me.
@@petercarroll2323 yes, that all makes perfect sense!! We don’t mind being a bit away from the hustle and bustle, but we want to be close enough to be able to easily get essentials, go to restaurants, etc., when needed.

The bad part is that it is only 1500 square feet. In the States, that's a small house. However, you could put a sunroom on the terrace for about 95 dollars per square foot. That would bring the livable area up to about 1800 SQFT. Still not super large but more than enough for a single person or small family.

As for the language, they claim 56% of Italians speak English, the cities have a bigger English speaking population (as expected), and Northern Italy supposedly has one of the largest English speaking populations.
