Prakhar Bhai. It really does not suit your stature to take indirect potshot at any specific protect. Everyone is appreciative (including owners of project you highlighted) of your efforts highlighting the concerns like underpass and HT wire. And i think people are matured to know what FAR is permitted & no builder is going to leave permitted FAR But zooming in on one property calling it mela while knowing there are other builders with much higher FAR & asking a lot more price is not right & to certain extent misleading.
We will stil support and appreciate your dedication for dxp but need to call what is wrong as wrong.

Abhineet bro I mentioned this for all high density projects and people took it otherwise. They interpret it for theirnown project. Rest I'll take your feedback but what I have told is ground reality. I have gone through each comment and I can see how nasty few of them can be. It's the residents of these sectors only who told me to highlight the dumping ground issues so I didn't took names of projects but see what others are writing. I don't hate any project or Sector. Entire Dwarka Expressway is like my baby and I want to see each Sector develop beautifully. Thank you for your feedback bhai. 🙏

Problem is MCG ki planing team ki ye kis tarah ki planing hai jo hospital ke shaamne waste dumping zone banaya ja rha hai… hospital aadmi jb bimaar hota hai tb jata hai ye toh bimaari ka adda hi hospital ke bagal mai bna rhe hai….. shame on MCG & there management..
They are also helpless coz we people generate so much of waste. We all should own up to segregate wet and dry waste at our end, authorities should make sure to recycle them before disposing them for desired utilization. But haan basavat ke beech may ye sab nahi aana chaiyea.

We hope same reflects for transit corridor projects in your future videos in sector 113 and 111 and you should use “Kumbh Mela” with project in frame, since those projects have more density than Joyville.

You can use any word which defines superlative degree of dense mela for M3M capital and Hero Homes! Both are transit oriented projects! You did review Hero homes though in one of your video, no such use of words then? Any specific reason?

I used to watch your videos with authenticity with slight flavors of biases, but this time the bias was loud and clear.
Why the hesitation to call out names of the societies? In all your videos you are quite aware to call out the names by 100x zoom.
Also, societies like Oyster Grande aren't just "ready to move". They are 100% fully occupied. Sad that a popular personality who claims to know everything about DXP isn't updated.
Many requested not to take names of societies while making this video as it may impact their properties hence names were not taken while highlighting the negative information about stuck Underpass, presence of HT Wires, Dumping Group. I am updated and many of my known stays in these and I regularly visit and meet them. Your interpretation of my videos are based on your situation and mine is on my, we both can differ. Thank you.
Total biased video. The way focus was completly on Shapoorji while talking any negative points. Shapoorji is the least expensive project at this density in Mivan construction.
We all know that the dunping ground wouldnt come at this site, MCG has identified these spots but you have focused over it for your own purpose. We all know which projects you want to sell.. you have been baised against joyville from a long time.

I told that for all high density projects and people took it for their own one. Regarding dumping ground it should not come up anywhere near any residential project. Pls ask for letter from MCG that they won't replan dumping ground in future.

The problem arises when someone starts taking high moral ground just like you did. People have made a career out of cause based youtube content creation and a glimps of it can be seen at the start of your each video. People are smart enough and they get it.

I second that. Not mentioning the project/developer name(when you claim to be knowing about chappa chappa of DXP) and mentioning FAR and words like Mela when project is in frame doesn't augur well and indicate something. Moreover, Prakahar has never been this pessimistic about other locations/developers. I think Prakhar knows that, and irrespective of whether or not he accepts it, such selective optimism reveals the inherent intentions.

I never commented this way till you created unbiased videos. Remember, its not me who is making these videos, its you. Any project which has a high density may look like mela due to double density what is wrong if it is being highlighted. Govt. should also think before giving such approvals, they should also think about home owners. How would so many people in high density projects use the amenities in one go? Let's assume I am biased, by not talking about these things the buyers are also baised, isn't it. Everyone must complaint about bad construction of builders, wrong policies etc then only things would improve. Rest it is upto you all how you contemplate the information provided. Each one of us have different thought process and you are entitled to yours. I didn't took the names so that Dumping ground negative news should not impact the properties, however few of you took it otherwise. Residents of all of these societies have been writing to me and calling me to make this video without giving names, aapki suno to wo sunayenge, unki sunu to aap. For your info SP is having 1124 units in 18 acres which is 62 units in one acre.
Elan is 1800 units in 30 acres which is 60 units in one acre.
Though Elan is ultra Luxurious project having bigger size & amenities.

Rupanshi ji I commented for TOD Zone projects but people started taking it as their own project. Somewhere down the line they also know the reality. I do not have any hidden agenda about any project. Good is good and bad is bad. Same developer developed Raheja Atharva, there was big boards outside their gate with their branding, why they removed it when plaster of Atharva started to fall? Why people who are feeling offended don't talk about it?

Any project which is struck, will lead to construction quality be it Sobha as constructor! There might be several aspects of droping the board from a defaulter builder. Such lame example!
Sir now you are being biased here, construction of Atharva was done by Shapoorji, pls see old photographs it should be available on internet or ask the residents themselves or may be file an RTI. It’s okay to align videos with bias when you’re getting paid from certain developers. But this time you went too far. It’s quite evident for even a child.
Just in today’s video about Bajgera, you are speaking about the society as "100% occupancy". You can speeak about OG being 100% occupancy as well in sector 102A. But you chose to say "ready to move". It is crystal clear from your choice of words. I'm pretty sure you're quite aware of that.
There are so many problems with almost every location and society. But I rarely see any downsides in the project you review from where you’ve received monetary compensation.
Also, it strongly reaffirms my beliefs towards those projects like M3M etc since they now need to resort to such methods to drive sales. They now have to reach “influencers” like yourself to make noise on top of the plethora of advertising they do. That just makes the case stronger.
And just to point it out - no one here is accusing you. We are just stating a fact as now our doubts about your videos being biased and hatred towards certain areas/developers is fully confirmed. So, for the future videos you've just eroded all authenticity that you had built over time.

You give the best update for DEW progress. No doubt. But some are residential societies and very few you take names to which you promote seems truly biased. Saying mela like words for Joyville even Hero homes and M3M Capital have more density than Joyville looks truly unfair and biased based on your association with some builders. Tata and Shapoorji were never mentioned in videos and yet a project struck for years like assotech blith gets mentioned. All viewers are smart and no offence you are making a career but don’t claim to be unbiased.

About mela one can always visit Noida Extension projects and verify themselves if I am wrong, running away from reality doesn't change the ground level facts. A high density projects can be designed in a better way and their pricing should be accordingly in my opinion. If a project which was stuck like Assotech Blith if it revives what is wrong in it? Shouldn't the ground reality be told? In my many videos I have taken names of these 2 projects as well, if you haven't seen them then I can't help it sir.
@Dwarkaexpressway People who have invested in SP, i am not one of them but they know how much flats are there as builder has explained all future phases and they have used approved FAR. Every builder does that. M3M capital is even more dense but you have never said while taking their names. Take this as a constructive feedback since people are not fool and observe very quickly. Today it was truly biased and came on surface very clearly. You are working with Sobha and M3M good for you but do not demean others just to say only who are working with you are best! Anyway channel seems to be diverting from DEW towards yours personal real state business agendas now. So all the best!
Well mela was used for referring TOD Zone projects people took it otherwise. I am happy that now people are aware what is TOD Zone at least they will now ask developers if not informed proactively. The pricing of TOD Zone should also be considered basis the increased FAR to give benifit to consumers. I work with almost all A+ and A developers. I take all feedbacks very positively hence even try to reply them one on one until someone tries to go below the belt. Rest we all have different outlook to view the same situation and we differ respectfully. Thank you.

What pre intimation? This video has come after the news was published on various forums and then also a response that this is not happening which was published in HT. So the question of initiative and proactive doesn't apply. Here Prakhar ji has been caught on the wrong foot with an agenda and a motive that seems obvious to all except a few friendlies
Never go by what is being published in newspapers. Once Govt. gives it in writing then believe it. In 2013 it was published that Dwarka Expressway will be ready by June 2014 is it ready?

waste is a joint responsibility of everyone including residents. Govt. seems helpless on this front e.g Delhi. Say if this dumping ground be shifted somewhere else, wouldn't the residents of that area be concerned. May be to some, the life of Villagers are less significant to the one living in posh sectors and societies. Speeding up the treatment of waste seems the only solution.

Sir, I have seen the coins of both sides. People should stop buying projects of bad developers but that is not the case, majority of people buy blindly without proper research or they are tricked into buying. Could you answer why even after so much of issues people are still buying from such developers? Why when construction quality isn't good, people still buy in those projects, because people don't like listening bad or talking bad about their own projects. They hide the defects, they should strongly talk about the shortcomings so that more people are not trapped. But I see opposite happening.
How they can build dumping ground next to govt hospital? In front of school, among residential societies. This is not feasible.

The plan has been postponed however there has been no written confirmation from MCG till now. Believe when it's cancelled on letter head of MCG else after sometime they will again try to do it.

I am suggesting sir, it's already implemented. Yesterday there was a news article that MCG won't make it however this has to be given in writing by MCG for both locations Sec 101 and Sector 102A in writing, then only believe it.

A very disturbing news indeed. A dumping ground right next to a multi speciality hospital ??? I'm sure the location of the hospital would be known to MCG before deciding to use the vacant land as a dumping ground. Many thanks to you, Prakhar for bringing out thiese bare truths of real estate in the area. If I am not mistaken, the high rise apartments that you have shown on the left side when you were moving forward (the mela society) is the Shaporji Palonji Joyville Society ? If yes, this was marketed as a up market residential society, but the location and the environment surrounding it are not in that vein ! Yes, there is a DPS next door, but also a proposed dumping ground and packed to the hilt plotted development. On a lighter vein, MCG can always justify the dumping ground location by saying that there is a hospital nearby to rectify the effects of the waste !! This is also a wake up call for all "modern" residents to minimize their usage and wastage of household products and keep in mind the concept of recycling waste such that the requirement of such dumping grounds is kept to a bare minimum. Such practices should be highlighted and talked about fearlessly by everyone then only such steps won't ve taken in future which are not resident friendly and if taken then authorities should also perform their duties efficiently so that neighborhoods are not disturbed. Mela was used to explain TOD Zone projects which is a ground reality. People will realise this sooner or later, let's leave it to them. It's a trend that what doesn't suits our thought process we start feeling offensive and offended. Sir everything is not in my control and I am not Govt. It is true I know them and know chappa chappa but I am not the sanctioning authority. I do followups and get day to day operational issues resolved so that work can happen smoothly.

Completely agree with you w.r.t TOD Projects like SPJ and HH. Poor Layouts. Even 2 bhks layout of affordable projects are much better than SPJ . High Density. Towers dekhkar hi lagta hai ki affordable hai. (Looks congested and outer facade looks like Rail Vihar/Kendriya Vihar Types old fashioned.. Luxury ke name par affordable flats bech dia.. Jab log rehna shuruat karenege tab pata chalega.. what TOD and High density means.
