Do you think buyers would be interested in purchasing on market deals from me as a wholesaler or maybe I should say wholetailer if I have negotioned creative financing that they can take advantage of? Here is an example: Let's say, I have negotiated great terms like owner carry back with less than 10-15% needed in cash from the buyer or if the buyer can assume the mortgage along with the owner carrying half of their portion of the profits in payments for 5 years allowing the buyer to bring a smaller amount of cash to assume the mortgage. Do you think commercial buyers would be interested in on market deals like this? Thanks in advance.
I think they certainly could be, J. Wholesaling commercial real estate can be very complicated because of the due diligence process and the level of sophistication necessary to pull off these deals. However, I do know folks that pull it off and we've even been involved in similar deals before. As long as you're bringing value to the deal, it's hard to argue against!
I’ve always thought Congress inn was an interesting building. However, you can renovate and rename all you want, move the entrance…but it’s still on Dickerson Pike.
Metro Nashville took over 10 months to get us our permits to start the construction on it. Recently got those released so we're getting back to work on it
We'll be getting a lot more per month than 1,500 / month with our programming here. We didn't explore adding additional stories because of the cost and logistics that would incur, but certainly an option in the future

What're your thoughts on keeping and renovating these older buildings instead of tearing them down?
I think it's great if you can keep the regulatory bodies (historical society, osha, etc.) out of your business!
