      This is the most beautiful apartment. I love the way he goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million.     Lot was bought for $700,000 and house was built at a MAX MAX of 225 per sqft. So (6,493x225= $1,460,925.) (+700k for land)= $2,160,925. 4.300.000-2.160.925= $2,139,028 profit
    Yes, this is with other costs in mind, like 6% realtor fees, taxes, etc. But, this is a crazy profit.
    Working for yourself and investing in real estate is the best way to make it! Trust me.

    Beautiful, but for such a grand entrance (driveway, quadruple garage, grand windows flanking each side), I can't get past that tiny front door entrance.

    Having never lived there I have to ask if the Nashville climate isn't good for opening the house up. The *vast* majority of the windows in the home are inoperable and that seems to be a theme with these homes. Is it just uncommon for the local climate? I have all my windows open in spring and fall (sometimes winter). I counted 5 operable windows on the ground floor and 2 of those were in the laundry room and one in a back alley hallway off the garage. These massive windows are gorgeous, but completely non functioning and it boggles my mind. If the weather isn't conducive to open up homes, then it would make sense.

      For the east coast you will have to consider “mosquito/flying bug season” that I personally did not have to deal with when I lived out west (Nevada)…where I could leave patio doors wide open for as long as I wanted. Also, for roughly 5 weeks in early spring there is pollen season which for some can mean annoying allergies! Hope this can be a little helpful!

      @@codyboy8740 I get it. I'm about 30 min west of DC, so I know about the bugs and pollen. There's about 3 weeks you dare not open the windows because everything will be yellow. If the house exceeds 72, the AC goes on and stays on. Typically operable windows have screens. While they're beautiful windows, they're form over function. All those windows in the primary suite and only one tiny one in the corner of the room behind the headboard opens. That's just nuts to me; unless like I said the local climate is one where you have the AC or heat on 90% of the time.

      @@DellyDoo I live in NC now and was surprised by no one ever having their windows open. We have operable windows with screens but it’s still just not done. I get it now bc even with the screen if those windows are open the bugs find their way in. We get like two weeks in the early and late winter where we can have the windows open and not have to worry about pests pollen or temperature control

      The weather really isn’t great for open air…also, these higher end houses are built heavily insulated and nearly airtight. They can maintain comfortable temperature with minimum aircon or heat and are also set up for optimal humidity. Open windows would disturb that and increase humidity potentially damaging the interior.

    They have to fix that entrance its very underwhelming. Reconfigure the kitchen to make it less like a science lab class. I thought I would love this a lot more initially.

    How do you reach the upper kitchen cabinets??? Never seen cabinets so high. What if you have kids?

    The architects made a major mistake with this one IMO not having a formal dining area. When you want $4M+ for a home the buyers are expecting more than bar seating. Seems like a fair amount of mistakes all around the kitchen area like not having the fridge accessible in the main area, etc. I'm sure it is a nice property but there are some basic misses on the layout.

      The fridge looks like a cabinet in the main area. There’s two fridges one in the main area that looks wooden and one in the pantry that looks black. There’s also a dining room it’s the first room in the tour on the left of the main entry

    Paperwalls with no insulation and a lot of windows. No PV. This ist much to expensive and not future safe.
