Buying a new home in a black neighborhood is like buying a new car. The minute you drive that car off the lot it loses 1/5 of it's value and it keep going down from these.

Write the home has no curb appeal in for to be a modern home like the front normally modern homes have liked some type of I catching mouth dropping feature to it but this one doesn't. And if that exterior finishes stucco in that type of environment white stucco I don't know about about what people think stucco homes don't do too well in the surrounding areas of Atlanta. Look at older homes that are stucco in the surrounding counties of Atlanta they do horrible and this is white stucco maybe no no no. I just think that the appeal of this house looks very West African like Abuja and Lagos Nigeria just hard to get materials over there when you build a house and then it's like the craftsmanship in the area is not there because you don't have the Tradesman that know how to do it to a higher level and that's what this home is like exterior and interior and if I would agree I'd say 650 K because the even though the stonework is not natural stones that porcelain and materials like that he screaming marble you could tell a mile away that crap not marble that's porcelain in the bathrooms now those kitchen countertops in those bathroom countertops I'm not certain I would have to look and see but it's nothing Lux in the home and then the way the finishes are you can tell whoever the tradespeople were they will really basic people trying to use materials that they didn't know how to put in sometimes you a Craftsman and take an inexpensive in stock Millwork and make it look Lux that's not happening here and then each bathroom looks the same who does that with a 2 million + dollar home no you have to have wow factors and there are none here ijs
@@lemuelmalik8347 It's nothing but a two-story box with a protruding 3 car garage. Put a hip roof on it, and it would be your typical McMansion we see popping up all over Atlanta. Good architecture is hard to come by in recently constructed homes here in Atlanta.
@@stevetaxpayer6664 I know right in certain surrounding areas of Atlanta these so-called contemporary or modern homes or as he tried to explain ultra-modern are a joke they need to take some lessons on what modern architecture is in present day. Now only that you see that the quality and level of homes has really changed in the Atlanta and surrounding areas. Like what's with that?

@@stevetaxpayer6664mainly due to Covid when people were buying up homes like hotcakes…I was told a lot of people from the west coast brought homes during this time, flipped them to mimic that Cali modern style, then sold at much higher prices.

Love the house
This house is dope but it doesn't fit the neighborhood and houses around it. But I guess if you want start regentrification this would be a good start lol. 2.5 seem like you would get alot more in Atlanta. But it's beautiful and well designed.
There are developing several more of these in the neighborhood and others builders are doing the same in this area. Brookhaven is considered an upscale location which supports the price for these new properties.

The Atlanta housing scene price per sq is outrageous right now. I've seen older remodeled and smaller homes going for higher than this in the buckhead area

SK - hey Briggs any homes in East Cobb - say Paper Mill Rd or Heard's Fry Rd? Or thereabouts. Brookhaven for me is nice but where I lived way back in college. It's a little overated now but so are so many other places & neighbourhoods in Atlanta especially now & leading up to the past 5yrs ago for folk who are new or don't know the city it State plus I don't want to be in Decatur
As we (all) see the gradual increase in break-ins and burglaries, the glass, while beautiful, really concerns me as a potential buyer. It only takes one terrifying experience to want a fence-in property or gated community with controlled access instead. With a home like this you're constantly worried about the multi-level easy accessibility of nefarious characters.
Hard pass on this upscale dentist office. And your camera lens makes the spaces look very distorted. Unless the freestanding tub actually is only 3ft long?

Really nice house but it's going to take a transplant from California or New York to be blown away. There are just better options in Atlanta at this price point

Beautiful Home , and gorgeous kitchen. This Atlanta architecture is a bit dated. 2.5 and an unfinished backyard and some dead grass in the courtyard. All least some turf Mmmm Don’t know ?

Love this for Atlanta, this is not the typical home you would find in this area. Definitely gives California design.
The master bed’s bathroom is my favorite, but not a fan of the picture windows all the way throughout the home although they are beautiful. Nice presentation 🤎

Atlanta is a metropolis! If you are looking for acreage at that price, simply go an hour in any direction for the city center. People have to realize this is no longer the Atlanta of 25 years ago that you grew up in. Top 500 fortune companies reside and the worlds busiest airport make Atl and international hub. Many transplants have no problem putting down a couple of million on a custom home. Besides a million bucks is not what it used to be. Essentially becoming the new normal. We just have to up our incomes or be priced out.

Atlanta has ample suburban and exurban land to built on. It’s not a metropolis like Los Angeles is. Los Angeles they can’t build on the ocean and have built 80 miles out in every direction. Atlanta at best has done 50 (Gainesville and coal mountain area) and at the lowest has done 20 (I 20 west region). We have plenty of room within commuting distance to build so prices should be lower
Flat roofs are cool to look at but EXTREMELY impractical and will ALWAYS give you long term problems

I love modern homes and have designed a few. This one is not what I would consider a great design at all and the interior is very basic even for a modern.
And as a person who lives in town I have seen several homes hoping to get $1.1M sit on the market in my area for over 6 months now. So yeah, keep dreaming that people are going to buy this at 7.5% interest rates.

For the price the designer should have been more creative, slat detailing repeated too much, too much black & dark wood. Subway tile in all bathrooms & kitchen backsplash is the same just different colors.

If you're going to spend just under 3 million dollars, you might as well buy a house in California and live in a much nicer area with ocean nearby. However, this house is gorgeous. The Atlanta market is just so outrageously overpriced for what you get.
That’s way over priced frfr!! Being that it’s in Brookhaven it’s going be crazy expensive. You can’t ride any ATV’s barely have a family gathering in that yard space!
How bad are the taxes in GA for such a home?
Last year’s annual taxes were $6,228. Also there are no HOA’s here!
I'm going to check out with six point homes have done why do I think they are heavily melanated skin tone Folk. You know it's really bad when you can tell craftsmanship differences in builders. It's like I know the developer Builder is attempting to get you know their money's worth but 42 million plus dollars US you can really overstand how much was really spent to build this house do you think maybe 500K maybe because it's somewhat looks I don't know I'm trying to be nice but the house has challenges even if the location was a great location which that neighborhood is you still have to spend maybe a half a million dollars or more the correct what's there and it's a new-build home I think I can't remember if he said it or not I'm looking into which I'm calling now if that's a new-build home it's a shame and then there's no curb appeal there's no Landscaping nothing front back Courtyard so it's definitely anywhere from 500k to 800k to bring it up to some type of feel-good standard at least for me and that's being cheap because I don't like living there the ATL that long LOL even if you were to invest to do a VRBO it has and I'm not see the staging I'm even mention a staging whoever y'all got to do that staging no especially with the primary bedroom that was a major no like I get it sometimes people are into staging that's not their twist and that's okay because sometimes when you have a beautifully developed home interior and exterior you don't have to Stage it because of architecture speaks for itself but there was nothing like even though the way was so delayed out it's like no no no there's features missing and I get it you know a contemporary or even a modern home because it's not an ultra-modern even Ultra modern homes deal with textures and movement in an open space for the first-level the same with bedrooms even though this simplistic lines and things like this you still doing with textures finishes you know technology and I didn't even hear a mention anything about the house technology look real basic for 2 million plus dollars and I don't get it until you had to do a revamp

Interesting the house is okay. For 2 + million I don't know seems like it should be more bang for the buck. Don't know what the house exterior finishes is that stucco? It's something about it the Lacs the guest rooms are small the finishes are either cheap and there's some good Aesthetics but they're cheap aesthetic then small plot of land 2 million + I don't know something about it is not right. Turn off sky lights on the second note there's not a green roof you're screaming ultra-modern that is not the architectural style or design of ultra-modern let that be known you might say contemporary you might say modern but not Ultra Modern there's a big difference. And I don't know it just lacked something about just lacked. You still have to spend a lot of money like we doing the damn thing because so many pieces of the puzzle missing. On top of that there's no decent Landscaping you might have to spend a half million dollars just Landscaping to where is really really annoys has and nicely done no I didn't see the backyard face but I don't know there's some pieces of the puzzle for me missing but it looks like it could be it reminds me of like the homes that are in like Abuja Nigeria like touching some of the criteria for modern or contemporary architecture restyled and designed home but cheap materials you know property you can tell and I don't know I was put a?
