I used to loan money on real estate. 60% LTV, 2nd trust deeds, 10 points up front, 1.5% interest per month, no longer than 6 months term. Made a small fortune until the 2008 crash. All you need is money, promissory note, trust deed and a title company to check title and record the documents. Maybe a realtor to run sales comps if you're not familiar with the area.

You can in fact sell your mortgage to another lender. Can you add a fee? Depends on if your buyer agrees to that.

It won't affect the process. Just that you won't be allowed to charge more than the criminal rate of lending

If they offer real estate as security, loaning them $500 will be considered private lending too...
