All you need is money, promissory note, trust deed and a title company to check title and record the documents. Maybe a realtor to run sales comps if you're not familiar with the area.

Can you get a loan and then assign it to them for a fee?
You can in fact sell your mortgage to another lender. Can you add a fee? Depends on if your buyer agrees to that.

It won't affect the process. Just that you won't be allowed to charge more than the criminal rate of lending
how about loaning small amounts to friends like $500 or less ?
If they offer real estate as security, loaning them $500 will be considered private lending too...
