    So the main takeaway I get from all these videos is don't go anywhere near a flat roofed house as no-one seems to know how to build them to spec.

      I live in a flat roof house built in 1967 it is low pitch and only has one gutter, it had the original roof on it up until 5 years ago and i never had a problem with it. But as it was so old and really rusty I had it all repkaced with a new roof, nearly 5 years after installation it leaked, 3 different roofers looked at it and couldnt work out why it leaked, that was two years ago, ive done nothing to it, but it hasnt leaked again. I think todays builders take no pride in their workmanship and simply dont care, also even if they agree to pay some money back they only do it with a signed gag order...so you cant name them /complain about...so this is how they keep getting away with it. Anything under 100k you will spend more time and money chasing it, and they drag it out to the 11th hour and then just offer half for you to go away. In short they just dont care.

      There are flat roofs and pitched flat roofs.
      The gutters are so shallow that the water if it builds up will flow under the roof

    The building inspectors should be liable, then they would do there job properly.
    This would stop trade short cuts.

      They operate and should be insured like a normal business and are therefore liable, what people don't realize is that the Building Warranty Insurance is a last resort product instead of immediately helping, and by the time you supply consultants reports and organize legal representation for VCAT, as their policy is to 'work with and 're-educate business, it is a very costly and years long exercise, and do you have the $ after spending on the house, and perhaps not even being able to live in it!? Would recommend you educate yourselves and strenuously represent yourself. Interestingly, The Building Act written by Building Dispute Lawyers .

      The insurers need to go after some of these surveyors and RBPs where they have to pay out for non compliances where CoCs or Occupancy Certificates have been issued. The quality you pass is the standard you set, and if they get away with a little bit the first time, they just push a little more each time and we end up with this.

    My mum has a beachfront shack built by her dad eighty years ago. She is 85 now. Sooner rather than later, we need to knock down and invest in an up to date build. We have a $3 mill house built next door. It towers over our humble shack. Less than 3 years old, there are cracks in the solid concrete walls, the ree bar is rusting and leeching, the fancy combination locks on the fence are rusted and useless. Building by the sea takes some some thought and understanding.

    I’ve inspected many homes in Martha Cove as I’m a local private inspector - thankfully none of the ones pointed out in this video. However I am looking after one of the jobs at frame stage a few doors up in Brindabella. Let’s hope they saw you in the street and it keeps them on their toes.
    Unfortunately it’s a common theme that most of this non compliant work is a lack of education and trades/builders not being pro active. The amount of times I’ve had someone on site say to me ‘I’ve never heard that before’ or ‘I’ve always done it like this’ astounds me.
    There should be a lot more emphasis on continuing to learn and improve in your own trade - as the builder is relying on each individual to know their craft.
    We all need to continue to educate each other.

    Double brick, hardwood trusses and tile roof = Problem Solved! 40 years later will look exactly the same! 😂 many examples of this in my old neighbourhood.

      I had colourbond roof on my house for 25 yrs with brick veneer . Never had issues with even the heaviest rains in Melbourne where all my neighbours with tiled roofs had leaking roofs due to cracked tiles and movement due to strong winds ! I will always build with colourbond roofs again !

      A metal roof is fine as long as it's pitched, has external gutters and is competently installed. It's the flat roof with box gutters installed by fly by night operators that we keep seeing...

    I have a house built in 1948 and no gutters, much less than the screws, have been needed to be replaced, 1.66 miles from the sea. never had a roof leak

      It would be too risky to name and shame, but he could show examples of good work, as those people would be happy to be named...in fact any builder thats confident with their work should be intentionally inviting him to their sites and appearing on camera.

      i'm a tradie that takes pride in his work i've worked with some shit builders that i learnt never to work with again and ill agree these builders are shit but it's not just the builders the only reason these morons are able to survive is there are people out there that will push and push for the cheapest possible job. any good builder will refuse the job but there are guys out there that will underquote the job to appease the customer and secure the job and then they literally haven't quoted enough to do the job properly even if they wanted to or knew how. 100%these are builders that do this sort of work are crap but there's plenty of good guys. you get what you pay for. there's developers out there that will will squeeze these crappy builders for the cheapest prices then the flip these homes to unsuspecting buyers. not saying the builders aren't at fault but there's a lot more going on people need to understand it's up to you to do your due diligence and if you want good quality work your not going to get with the builder that's quoted you half of what everyone eise has. my business is in sydney and i am flat out i always say all you have to do in sydney to be busy as tradesman is be half decent at your job. good tradesman are in high demand they don't need to work for people that are going to squeeze and ride them everyday only shit trades people take these jobs. these guys only exist because there people out there that just want the cheapest price.

      An engineer friend of mine installed a flat roof - insisted on doing it himself. It’s a continuous welded stainless steel roof, with expansion ridges that take up thermal shrink/expansion. It’s in a climate where it can get to -40C in the Winter and +30C in the Summer. You could add sides and turn it into a pool. Absolutely impervious and will last forever. I bet it would still be cheaper than continuous “maintenance” of these boondoggle flat roofs we see here. Stainless steel and welding is expensive but you pay once, and done right it’s an “install and forget” option. Although if it gets offered as some sort of a golden fix, people will still manage to mess it up I’m sure.

    Hopefully we've learnt our lesson here in NZ. Exposed parapets, monolithic cladding untreated timber, no eaves and substandard builders gave us the leaky building crisis. Some houses essentially written off in 10 years. Weatherboard cladding, metal roof with a decent pitch and decent eaves can tolerate a substandard build and still end up as a durable product. Essentially the designs got ahead of the construction methods. Now we're all paying for it with massively increased compliance and insurance costs.

      It’s infuriating, isn’t it? And most of the time building it right is simpler and easier than those terrible hacks we’ve seen here with flashing and cladding. I’ve replaced all windows in my home myself. Just followed window and siding manufacturer instructions to the letter. 10 years later, everything is dry, clean and nice. It almost took no thinking. Just follow installation instructions. They go step by step. The manufacturers know that monkeys are installing their products and try to cover their ass with easy to follow instructions in most cases. Apparently that’s not enough.

    We have good news folks...with a $3M price tag home, the mailbox is compliant and the VBA is happy. It's the small things that matters guys. Just close your eyes and imagine your dream home and the VBA will issue you an imaginary certificate of compliance. 😂

    I am lucky in that I live in the home my late father built 70 years ago. He had no building experience. After work hours he would ride his bicycle and observe what the builders in the area were doing. Dad went outside the box in thinking and double-strengthed most of his build. I look at each door and see that my father has never had to alter doors to close from the original.

      @@user-di7ww6pm3c I have two sons in the building game (Chippies). They work to compliance but are appalled at seeing the work of other trades. They tell me that the assistance workers are not apprentices but just workers who know little of proper ways of building.

      It is astounding eh? All these rules, training and licenses and today's builders have no clue. My Dad did the same. Built our large home in the 70's and he had no idea except for a neighbor who had done some building himself (untrained as well) who came over and gave him a few tips at the the start. He also looked at a house behind us being built. It had flat roofs like these but he kept it simple by putting them all on a slight angle for water run off into normal guttering. It never leaked or had and problems ever. I doubt we will be seeing "Beautiful 20's period home for sale" in 50 years from now. More like "Amazing blank canvas" depicting an empty block that has been bulldozed.

      Our old Polish neighbours fled here after WW2 and built this beautiful double-sandstone home by themselves, it saddens me that the new owners are absolute slobs who littered the yard with old commodores, broken kids toys and trash and will probably let the house fall into complete disrepair.

    Lived near a beach. 5 year old home. Water ingress, termites, structural issues etc.

    Everyone steered clear of flat top steel roofed homes, used on cheap builds so you wouldn't expect much. Now used for 3mill builds!

      You need an inspection that carries weight, those that can actually attend court proceedings if it gets that far...only problem is it costs alot ...full house build comprehensive report by these guys over 10k. Standard Certifiers do nothing (speaking from experience) Make sure you hold back a sizeable junk of your final payment until the report is done, I dont know anyone that has done a substantial reno or new build that hasnt had problems...it just seems to be a matter of how bad and how expensive they are, If i ever do a major build again i will get the expensive report done first and hold back payment until it passes. Otherwise it can take years to get things rectified...if you get it at all.

    If you have time I'd love to see you do inspections of existing houses/town houses and compliance over the duration. I know it becomes hyper complex but you seem to know your stuff so well it would be ace to see a comparison of an 80s/90s/2000s/2010s/now set of builts.

    When I was an apprentice, I always did my jobs in a manner that if the supervisor was to see shoddy work I would be so ashamed that I would never allow it to happen. If I made a mistake, I fixed it immediately. The longer you go, without addressingit, the more expensive the fix becomes. It sounds trite, but it made me a good tradesman. Not perfect, but pretty good.

    Living in the UK its well known that you dont touch flat roofs with bargepole. God knows why people buy flat roof houses especially in Melbourne where it can piss down.

      You're right but it's almost impossible to find any new build (i.e. in last 2 years), in any Melbourne suburb that is not a 'flat horizontal roof' design it's everywhere and ubiquitous. Including the latest houses built in the latest 'Block' series on channel 9. So some buyers would have no choice...

    I was a Tiler on this and a few nearby estates in the area. The quality of work carried out by NON Tradies was horrific. He is correct the industry is in crisis, and getting worse by the day.

    I'd love to see an episode on waste, of which the building industry generates a significant amount. Of particular interest is the lifespan of these builds and the energy required in the rectification of works for what is demonstrably an epidemic in building code violations.

      The 6 stage estate I'm my area just put up stupid ankle high orange mesh around eacht stages perimeter then they dig a smooth flat channel and direct it to the lowest. So all the rubbish hits the mesh, falls to the smooth ditch/channels then when it rains it runs to the lowest point untimely becoming a water catchment specifically designed to hold the Styrofoam ect. Once the estates are 80% finished, they net out what they can then they become the local estate pond's.

    We built our home here in Tasmania at the beginning of the era of home builder grants. I got straight onto multiple builders, I got in quickly before the line up of 5,10,20 homes builders put on their waitlist. We were deciding between using a super affordable builder who had gone out on his own or a very expensive , multiple award winning builder with best practice ideas. We went with a smaller home architecturally designed specifically for us with the expensive top notch builder. They were super mindful of drainage and engineering as we were on a slope with landslip B site. It's peace of mind that all the way through the build they were spot on with most everything. The more affordable builder has built some beautiful homes but we've been hearing more and more stories of all sorts of defects and problems with these homes. Sometimes I worry we paid more than i wanted, but we live in a very solid, sound, and beautiful home. I'm not second guessing water ingress when it rains heavily etc.

    The siliconed apron flashing at 5 mins. indicates that it leaked from the start, after the silicone was applied it would only leak more as it dams the water .

    Hey mate. Weird one for you. I once had a roof job audited and passed by VBA, 8 yrs later they had a leak (after an AC unit was installed). Insurer wouldn't repair unless an audit was done. Picked up a few items (screw spacings, etc). I was expected to carry out repairs at my own cost (fair enough). The issue was I didn't do whole roof. I was helping out a mate who's builder went broke. I understand that I signed off the job (as I am permitted to).
    I thought roof was well done and installed well. (VBA agreed).
    When I asked VBA why I should do repairs after it was passed. They said inspector could have had a bad day etc.
    So my question is, why bother having an audit at all?

    Mate, please inspect our property before we move ahead. My wife and I were unfortunately Porter Davis customers and all work on our house has ceased due to the company going into liquidation, we are at the pre plaster stage of the build.
    I’ve had smaller, independent builders come through and they don’t want to touch the house and finish it due to defective works. Hit me up and do a video, all the houses in the street we were building in are finished except ours. We have had a horror story in regards to the VMIA, Porter Davis and have had to move in with our relatives due to this. We reached out to 3aw radio when they were discussing Porter Davis customers and the hard times but they didn’t respond. I have a story for you mate and respect your work.

    I love all the non compliance,I do maintenance and fixing stuff ups on new homes is the biggest part of my business ,just finished one down the road at Dromana ,brand new 5 million, non of the interior doors would stay shut when wind blew through,had to adjust all 13 of them,didn’t have a letter box,toilets leaking ,loose taps,kitchen doors not closing ,spent 2 weeks fixing all the faults that should have been covered by builders guarantee

      I’m watching here as an expat in China and I can smell it …. When I got here I was shocked at the building s … but hey Australia is heading down the same noncompliance path It is a national disgrace.

    I’ve watch quite a few videos and sadly find it thrilling as a carpenter to see the tragedy of the construction industry in Australia. It would be good to see categorised videos showing specific sub-types of defects. At first, looking at roofing issues was interesting for me, but now I’m not so interested. A sub-type category I would be interested to see would be finish carpentry. Love the vids, thank you.

    Well done of so many levels, making a couple of dollars of RUclips and promoting your business, whilst at the same time creating awareness of building defects, how common some defects are such as box gutters, and how the regulator is failing to ensure compliance.
    You make such a great point. All builders are focused on the minimum standard, go beyond, such as using class 4 screws, and make it part of your marketing strategy. If building directly for a client, give them these options, say for an extra X amount we can do this, we have found these are early fail points or maintenance issues.

    Here's a free tip from me. Put a strip of vervicell or another equivalent honeycomb plastic that is used on retaining walls or roof gardens, in your box gutter where it drains in the sump. My roof constantly has leaves in the box gutters and sump but the vercicell with its honey comb structure let's the water get through even when the sump is full of leaves. It allows me to clean my gutters and sump once a year instead of having to go up on the roof many times. Vercicell is up there as one of the best building material inventions for drainage in my opinion. I've had it in my roof for almost 20 years.

    Good channel, having had my own reno issues in the past ive taken an interest in this channel. Understand why you cant name and shame the actual builders on these jobs, but as a spin off, could you possibly find some good ones and show us what a "Compliant" full build or big reno looks like? as im sure those builders/roofers etc... would be happy to be named and we would all be lining up to use them..."A good builder " example would be great too see...if for no other reason just to give us some hope that there is some people out there that do the right thing and take some pride in their workmanship. In my experience the governing bodies/insurance etc...are useless and the battle goes on for at least months, if not years.

    I agree. Every residential roof should have an anchor point. I also think, every solar panel array should have secure footing to allow safe access for cleaning and maintenance.

      AH - now call in the courts (via engaging appropriate legal advice) to 'kick some arse' after someone gets injured from a fall (typically the ONLY time people rectify the situation is when it has cost money in court). As the property owner - when you call someone in to do work and your site is 'unsafe' (for want of a better term) and someone gets injured - or - killed - you may have a legal responsibility. If there are no or little legal or financial consequences for shoddy or dangerous situations, then NOTHING will be done.
      Obviously there are no legal consequences for a roof plumber (or other) signing off on what is possibly a fraudulent//misrepresentation when they provide a CofC to non-compliant work? A 'simple' fix by the authorities could possibly do is make the CofC some form of legal declaration = that false swearing is a SERIOUS offence and prison sentience and//or large fines follow. Check out the wording in a Commonwealth govt Statutory Declaration = NOT a joke (HA - in theory).
      "Note 1: A person who intentionally makes a false statement in a statutory declaration is guilty of an offence, the punishment for which is imprisonment for a term of 4 years - see section 11 of the Statutory Declarations Act 1959.

      Note 2: Chapter 2 of the Criminal Code applies to all offences against the Statutory Declarations Act 1959 - see section 5A of the Statutory Declarations Act 1959."
      Yes - the courts are already full - and justice can often be slow (or costly) - or - never arrive - but at least if there are SERIOUS legal consequences - most//some people will think twice about the situation before signing off on BULLSH-T - HA - the operative word being "...most...". CHEERS from AUSTRALIA.

      @@drumhack7722 The 'issue' with that will be what OH&S legislation may typically refer to as "...reasonable steps..." or "...reasonableness...". The cost of a guardrail (which I agree is much safer and allows everyone to go home ALIVE at the end of the work day) is the cost = MONEY ALWAYS comes into play. I remember a dangerous situation on a building site that my youngest son was employed on - the IDIOT WORKSAFE inspector came and said to the site manager - "Oh - XXX XXXXX has called us and complained that your site is dangerous' - what a FU-KWIT WORKSAFE inspector . Instantly - no other worker was game to report dangerous practices. Possibly - one day - someone's kid working on the site never made it back home. A friend of mine is a roof plumber - almost retired, he has fallen three times - each time just missing a tap or metal - and each time LUCKY to 'live and tell the tale'. Also - too many still view anyone caring about safety as a 'sook'. CHEERS from AUSTRALIA.

    Even external gutters leak , so imagine internal guttering , they leak inside the house and external guttering could only leak externally. If you can't see the guttering could be problems ahead .

    Fantastic work as always! I'm glad we're starting to call out the horrific quality of building here in Australia.
    What really makes me angry though is how builds like that pass inspection. This stuff will keep happening unless builders are forced to address and and all non compliant items on the final inspection.
    Also, I honestly think that all of the modern house designs are dreadful. They look like tombs. No soul or character. Also way more room for issues with flat rooms and no overhanging roofs

    Unfortunately its Victoria, and I'm not surprised, when my parents built their first home, there was no inspection, the person who was supposed to just signed off without coming to the house, if my parents didn’t come down ones a month, the garage would have been built incorrectly, and some of the rooms would have been the wrong size, the brick work was not correct.

    i got my house built from a plan out of a draw, no alterations to the builders designs at all, this should be the volume builders bread and butter. some how the plumber has upgraded my drainage to underground water storage, would love an inspection like this done on my house should outline how screwed the industry really is if they cant even get their baseline right.

    Every time I see this I wonder how it's passed and who is accountable. Why have building regulations if inspectors sign off, rules are to be followed and there should be consequences if they are not. Name and shame builders, inspectors etc it would allow people to do due diligence before forking out hundreds of thousands. It's not foolproof but a start.
    When you sign up for insurance all records of builders', tradies should be included, like driver's license, builders' license etc
    Traceability and Australia-wide lookup.

    I recognize that area, i had to set up sone scaffolding very close by to those homes (a couple down from the temp fences) for rectification works, for a water leak throughout the home due to window frames just being poorly siliconed to the frame and all having to be replaced. Neighbors all seem to have similar storys of leaks and issues with newer builds, its ridiculous

      cutting corners to save on costs. most builder agreements are fixed price and the materials vary largely, so to take some profit they cut every corner.

    Hey mate, great video again. Good to see you're keeping up posting on the screen the standards/NCC extracts. Earlier in the video though when you were on the roof. Mate I know it's a travesty and the building world sucks, but you've gotta calm down. If you let this feeling take over as you do your job, you're going to have mental issues years down the track. Don't forget to take care of your mental wellbeing. You talked at the beginning how there should be harness points on a roof for safety, well don't forget that witnessing stupidity can also be a safety issue for your mental wellbeing.

    I’ve watched our little seaside town be overtaken by these massive boxes, (NO ONE NEEDS THAT MUCH ROOM!!), each blocking out the others’ sun……….this madness started about ten years ago. Now I’m happy to report that these hideous mansions are looking so obsolete already with cracks, rust, all sorts of problems that I can visually see on my daily walks. Dread to think of the problems that I can’t see! I feel nothing for those greedy sods, usually just retired farmers and spouses, or mine workers whose children are growing up fatherless. I call it karma 🤣
    By the way, my father was an architect and built our flat roofed family home in 1950. Apparently very modern for the time. It was forever plagued with leaks in our wet little town. He always swore he’d never design a flat roof again!

    My Experience of the VPA is that they are a complete waste of time and money. Builders know this and roofing plumbers have a lot to answer for always in a hurry, use whatever they have left over and patch up shoddy workmanship with silicone.

    In Victoria, there is (yet another) building review. Stage 1 of the report was released in 2021 ('Expert Panel on Building Reform: Final Report to Government Stage One') there are some things that have been adopted, and awaiting adoption. Highly recommend looking at the report, mandatory building manuals for home owners, new state building surveyor etc.
    Stage 2 (later this year) will deal with building disputes.
    Isn't this the development that got the Victorian labor party and developer John Woodman in trouble with accusations of corruption?

    Every episode keeps showing non compliant rain heads. But if these rain heads have been sourced from suppliers or retailers like Robot or Bunnings, then shouldn't the resellers know if the rain heads are deficiency? Or are all the rain heads you pick on fabricated incorrectly by the roof plumbers on site?

    Here in Minnesota it's hard to make a roof non-compliant. Under 1,200 square feet, use 2-inch gutters and downspouts. Above that, 3-inch. No custom work, next to nothing to goof up.
    Similarly in bathrooms, use standard shower bases, no edging to get wrong.
    Maybe you could try those kinds of building regulations?
