The anchor roller looks a bit optimistic considering the conditions you plan to take her through. I think a protective frame to keep the chain and the rope from escaping. Good money hunt!
The front mast seems difficult to access. Will you have to go on deck? It looks like a swing keel in the way for interior access. Maybe the distances are less than it seems. I like this "new" boat, it's coming along nicely!
It is a balanced lug sail. I can lead the lines back a bit. That way I can control it from the hatch. Balanced lugsails have no sail track. Only two lines uphaul and downhaul keep them to the mast.

I think transom boats are more sensitive to weight distribution.
Having said that I think all boats shall keep their weight low and central
@ but some boats use wide transoms to support heavy outboard engines and wind vanes etc
