Homes prices in Buffalo are 40% lower than the national average, but is the cost savings worth it? I grew up in the Buffalo area, and I couldn't wait to move away after college. Things change. My wife and I lived in Atlanta for 7 years. We loved it for the first two, and grew tired of the heat and the growth. It tripled in size since we have been there. We then lived in Richmond for 7 years before moving back to Buffalo. We never want to leave. We like that Buffalo isn't crowded. It is pretty laid back. The "decay" that is shown happened decades ago. Buffalo is in the middle of a resurgence. It takes time. Also, Buffalo is mostly known for it's people. I personally hope to keep Buffalo from growing too much. I experienced those perils in Atlanta. The more people you get, the more money gets spent (both private and public) to fix the blighted areas. However, then you have too many people. If you are looking for a place to live, check out videos from people that have lived here a long time (ex. former long-islander Julia Jornsay-Silverberg's channel). Keep Buffalo a secret! Go Bills!

I like the "keep buffalo a secret" motto. Due to the drastically different prices in homes just across the border in Canada, I feel more and more Canadians will opt to buy in buffalo and just cross border commute. Save hundred of thousands in home price costs. I am currently looking myself in buffalo.

Okay a con might be the bad winters but a pro is definitely the fact that we get all the season.. Ivʻe been places where it's the same all year round and I missed the change of season in Buffalo
I went to Buffalo State College (now Buffalo State University) in the mid 1980s. During a continued decline in the Western NY economy. I did work some temporary jobs downtown and I was also in the Army National Guard. Fellow guard members is where I would get a chance to learn about blue collar and struggles and because we were MPs primarily a number of Buffalo cops that were gathering retirement points from their previous service in the Vietnam times.
in 2020 and 2021 I visited Buffalo with a buddy that followed the Bills and wanted to show me some of the new looks. I know that downtown Chippewa St. was alive with breweries and restaurants and I myself remember the hookers that worked the corner that were there when we used to go to 'The Continental' as new wave bar at night.
The city hall was open at the time and you could still go up to the observation deck. We took the tour. I will tell you that Buffalo has some amazing architecture. The rail I'll go in that with you. Never really understood it from the start. I had to get a ticket dismissed. Buy a ticket to get a token or visa versa confusing as hell. Now one would think you just pay on your phone app and display a bar code. Not a very practical thing to use. Uber around is way better so you don't drink and drive.
Elmwood Village near Elmwood Ave and that's where we rented the upstairs half of an old house for (drum roll) $300 a month plus electric. Yes we loved the area and when we visited again saw the complete face lift and upgrades to some of our old college haunts. I guess there is an unofficial garden district and we walked through that too.
Saw Linda Rondstadt perform at Shea's Buffalo. Sadly I didn't have theater goer money back when I was a student. I was so poor I'd go visit friends to see if they had a hot dog they could spare. They'd usually say 'no but we got a beer' and I'd say 'OK'. There was a place called 'The Calumet Cafe and I saw Natalie Merchant play there after she went solo from 10,000 Maniacs of the new wave days. By the way 10,000 maniacs were bar and garage performers who played at Neitzche's bar on Allen St. She was a friend of a friend named Mark that I studied with in the IT department that always knew the answers and graduated Cum Laude.
I have a couple of Buffalo Bills stories. I escorted a lovely Buffalo Jills cheerleader to a Student Government dance one year. Of course I was a perfect gentleman as her boyfriend was a lineman on the team. Really a very nice guy as I recall and she was also a very sweet person. I got to party with Bills at the old Club 747 (Playboy Club) and it was fun to tip a beer with the fellas. All true.
I always thank Buffalo for an education and love to see it grow. Here's to Buffalo!

Well, I am from and live in Buffalo and some what u say is true, and it takes almost decades to get anything done in this city. My other gripe is the power that be is chosen to build the new Bills stadium in Orchard Park instead of downtown Buffalo. That moving backwards in my opinion. As for the metro rail expansion project, they should focus more on extending the rail line to the airport and Orchard Park where they're building the bills stadium .

That sounds like it makes too much sense. Make it easy for people to get to and from the Stadium, downtown and the airport?
Love going to the Bills games but an Uber ride out there is murder. Bit of a walk when you park and watch out for frustrated or drunk drivers when you step into the street.

Imagine the Bills Nation descending on downtown Buffalo EVERY weekend in the winter....the local businesses could survive the entire year off that alone.
In addition, adding an MLB team would also help.
I agree with everything except the idea that Buffalo isn’t improving. It does not surprise there was no mention of the east side or minority communities but if you grew up in Buffalo in the last 20-30 years you have seen nothing but slow yet steady growth. The city is coming back it won’t be tomorrow or even by 2030 but far in the future 2040/2060 Buffalo has a lot of room to grow

@@ShouldWeLiveHere Buffalo lost 80% of its manufacturing jobs due to NAFTA and that forced many boomers to move out of state for jobs and future opportunities for their children. I grew up in the City of Tonawanda which has lost 1/3 of its population and is down to one elementary school when we originally had eight. Western New York always voted heavily Democratic and it's cost them dearly but they continue to buy into the concept that the government is here to help. Kathy Hochul who is now the dumbest Governor in the country is from Hamburg, a suburb of Buffalo, a city that as long as it remains a blue city in a blue state which is hemorrhaging people, it will continue to decline.
I don't mind downtown areas that are not crowded. Why do people always like packed streets? The emptiness gives you time to breathe and walk around without the hassle of navigating through millions of other people like a crowded New York street.
Good point. But people make people feel safer. If it's too deserted one may run into thugs and then no one else is around. It's happened to me. Personally, I'm a small town kind of guy. Crowds make me anxious.
To be entirely frank; Most of the people who say they 'want that' larp as wanting it. They also claim places like NYC are not-walkable, but places like Toronto are (Toronto certainly is not lol). In respect to a booming downtown, we could be there if we had things to see, places to go, and fields of work that promote people to move here. But we don't do these things, either in Buffalo or Niagara Falls.
I'd argue it's why you can still go up the street from my house, and buy the house for sale at $89,000 that was recently remodeled. Not because a walk score (which shows as 99) or a belief that we haven't "recovered" -- But because leadership constantly makes poor decisions, and we keep electing people that truly don't care about politics, and care more about lining their own pockets.
3:33 Buffalo is "doing the opposite" because walkability, and riding a bike, isn't really an issue here. There's not just bike paths leading you to every city, but it's such a short distance away from each other. Further, Buffalo's entire problem was that it innovated areas that were never going to attract people, they deter people and attract poverty. This is the same premise as Niagara Falls -- From corporate real-estate land owners (owners of property that sit on their vacant property in order to obtain revenue later after the city booms), all the way to institutionalized decay via opportunistic individuals in seats of power who seemingly only care about the cities to obtain votes (usually by doing things pertaining to sports teams, rather than the city), the problem that exists inside of Buffalo is the lack thereof opportunity.
Name one single large entity inside of Buffalo that isn't "Tesla", and you'll be hardpressed to name one.
When we claim "rustbelt", we surely understand that, even though Buffalo had industries (like Niagara Falls), it didn't have as much reliance on them as all those mid-western areas, such as Ohio. Our reliance was solely on the numerous innovative fields of work that we had inside of this entire Western NY area, which is all but gone.
We had numerous jobs of various fields, pertaining and not limited to the areas of expertise Buffalo/Niagara was infamous for. We were a central hub of tourism mixed with city life, akin to New York City; From Buffalo to Niagara Falls was packed full of things to do, places to go, places to shop and things to see.
Now, in 2024, we've devolved into what "could have been", if the cities corruption, and the corruption of NY State, wasn't so heavily embedded inside of this mafia-driven section of New York. The problems that exist within our cities stem from corruption, greed, power, and shifting the blame to "rust belt".
How can we blame "rest belt" when the city of Buffalo didn't bring opportunities for appropriate jobs to the city, in exchange for more bank real-estate, or hotels.
Consider it this way: Buffalo has "things to do", but they're not centralized, they're not free, and they're typically for one age demographic.
Buffalo's largest comeback would be when appropriate leadership comes in to start advocating to centralize events in each section, such that someone going to the Museum, can easily go do numerous things around that area, rather than being required to drive (or other methods) to go there. Doing that will increase spending for local government & local businesses, and thus increase the potential of budgets within inner district schools, and thus increase the potential of higher paying jobs in each district.
This same thing can and will apply to Niagara Falls, except Niagara Falls is a bit different.
The entire state of NY could be powered by the Niagara Power Authority, it could cheapen electricity for all Western NY residents, and even potentially provide grants to citizens with environmentally friendly houses. But, instead, we pretend it's okay for them to select their business partners.
Niagara Falls has to first get rid of the crippling amount of corruption that plagues the city, destroy ancient buildings and structures that have been vacant for 70 years, owned by Milstein/"NFRD" and various real-estate investment groups, and start investing in the people and housing.
In order for a city to be successful, the people that live there and want to live there need to be taken into account. No one wants to move into a 1900's house that was never updated "just because" they have a bike path. Most people aren't stupid. Most aren't even willing to walk 1 block away to go to 711 (I'm most here lol). The capability of driving or walking isn't a matter of possibility -- but perspective. No one wants to walk if they aren't required to, and tailoring to an audience that is wealthy enough to choose isn't an option to better the area, it's an option to limit the buyers (people that live there) and thus collapse the area further.
It's like building "luxury apartments" and not realizing that the wealthier person isn't moving in there because it's in the middle of the ghetto. Tailoring to those "with a choice" is equally as stupid as tailoring to a niche demographic and claiming it's for everyone. It's neoliberalism scapegoating as social liberalism, when in reality it's targeting a wealthier demographic for the sake of them larping as poor.
They will need forward transformative thinking going forward. They should expand their underground metrorail. There will be massive migration here in the coming years due to climate change.

I've lived in Buffalo for 62 years on and off, the streets downtown have been dead for the past 40 years. The Metro construction killed downtown.

Thanks for your suggestions. I am still trying to figure out the type of videos people want to see. I do stand by the thumbnail. It was just such a contrast after visiting Detroit and Pittsburgh where you could see the progress.

I find it interesting that you say you couldn't see the progress in Buffalo. I moved away from Buffalo decades ago, and moved back to Buffalo just a few years ago precisely because I was seeing such tremendous changes in the city, and I wanted to part of its revitalization. Some of the changes in the last 10 years or so made me have to stop and remind myself I was in the same city. Maybe if you had been here 20 years ago, or even 10 years ago, you would better recognize and appreciate the positive changes made.
I don't know who your host was when visiting the city, but they certainly weren't informing you very well of the changes and the turnaround seen in neighborhoods all over the city, or of all of the current and planned development. The cleanup of the Buffalo River; the addition of Riverworks and other developments built from former industries; the creation of Larkin District from the ruins of the old Larkin Soap factories; the gentrification of the West Side, the ongoing transformation of Niagara Street from industrial to mixed use; the 2x expansion of the Medical Campus including new medical school; the restoration and conversion of much of the Cobblestone district along with new casino; the gentrification of the Old First Ward; the creation and opening of Canalside and addition of HarborCenter, Children's Museum, and others in-work; complete-streets developments downtown and in neighborhoods; revitalization and growth of neighborhood business districts like in Black Rock, Hertel, Seneca Street, and others; the creation of new parks and recreation areas on the Outer Harbor, along with the $100M+ development of Lasalle Park; plus the ground-up development of new businesses, shops, stores, and housing led by the thousands of very recent South Asian arrivals (primarily from NYC) who are filling thousands of long-vacant homes and hundreds of stores, churches, and other buildings in what had been some of most distressed areas of the city for decades.
You also need to recognize that Buffalo is a smaller city and metro than Pittsburgh and Detroit, it doesn't have the larger potential of a million+ extra people nearby, or the many Fortune 500 companies' money to spend on building up their image in downtown, or the scale of development that metros 2x, 3x, or 4x the size of Buffalo have. But even with the size differences, Buffalo still increased its housing more than Pittsburgh, Cleveland, and Detroit between 2010 and 2020. Buffalo was up 2,906, Pittsburgh up 1,530, Cleveland down 8,665, and Detroit fell by a whopping 39,257. And, recognize that most of Buffalo' development has occurred in places other than just downtown.
To understand where a place is going, you need to understand where it has been. Obviously Buffalo, like the others, fell hard - but it stopped falling and began turning around within the last 10 years or so. It is worth examining whether the momentum is still there, and will it continue, but I think that is true of all Rust Belt and Great Lakes cities in this post-COVID era. Changes seem to go achingly slow, but that doesn't mean things are going backwards.

Why is the video so focused on downtown? Downtown isn’t the hub area for Buffalo like it is other cities. Buffalo’s weird like that.
You’re lying if you say you’d feel safer walking around any other neighborhood in Detroit, or you know, have never actually spent much time in any of these cities other than looking up out of context data.
Something that you didn't see (or maybe left out on purpose) is that Buffalo, NY is called "The City of Good Neighbors" and for good reason. When the snow falls hard you will find neighbor helping neighbor shovel out, run errands for each other, check on each other's well being. I'd say the neighborhoods in Buffalo are fairly close knit. But it seems to me that you looked for everything wrong with the city and very little "right".
I can also tell you that Buffalo truly has something for everyone. Yeah you touched on the AKG and Shea's, but you left out that Buffalo has one of the finest concert halls in Kleinhan's Music Hall. So culture, it's there. History? Erie Canal, War of 1812, Pan-American Exposition. Nature lover? There are plenty of outdoor spaces both within and a short drive away from Buffalo, including "The Grand Canyon of the East" in Letchworth State Park. Foodie? Buffalo is more than just the chicken wing. Ever tried "Beef on Weck"? Spaghetti Parmesan? Buffalo style pizza? The finest hotdog (Sahlen's) you will ever taste? There is a lot more right with Buffalo right now than there is wrong, and it is improving.

You forgot to mention the orchestra which is excellent. You are correct, population growth is slow, namely because the tax structure of NY State, hence companies and quality jobs are hard to find, hence the poverty level and lack of tax revenue to build and support infrastructure.
Then why are rents at an all time high and why did the 2 houses on either side of me both sell for half a million? Each. On the West Side? Before these sales they sold for $300k less, less than 10 years ago. My first apartment in Allentown was $625 for 1 bedroom, on Summer St, back in 2006. Now that same apartment is double that. And for what? In NYC rents are determined by how convenient it is. The closer to the subway you are, does your building have an elevator? A doorman? Is there a grocery store within 2 blocks? Is your neighborhood the latest trendy spot to live in? Yes? Add a grand. And yes all of those questions? Add 2 more grand. And that's for a studio. $1200 in Buffalo for 1 bedroom is the equivalent. But here you have none of those reasons to justify the high rent. It's just greed and inflation and the want for landlords to ensure certain people don't even think about trying to apply. With out a nice apartment in a great neighborhood (and there are many trust me) you might as well not bother with Buffalo because the only quality of life there is here is that. I'm facing that now. I have to leave my much much much loved neighborhood and after 30 years of doing just that every 5 years, this time I'm having a real hard time with it. A real hard time. If you think by dedicating your life to a city to stay alive and support all of its local retail, restaurants and bars, all overpriced and no longer affordable, you'll be somehow rewarded with a cheaper apartment in the same neighborhood or even thanked, it'll never happen. I was once optimistic about this town. Not anymore. It's worse.
So sorry you have to leave a neighborhood you love.
Buffalo has a lot of great architecture and some nice old neighborhoods. Problem is there’s few people living downtown or in the immediately surrounding areas. Gotta entice the middle and wealthy class back into the city from the burbs.
Bike lanes and streetcar/LRT lines won’t do a thing without people. First you have masses of people crowding the downtown then you do the streetcars/LRTs and bike lanes to move them more efficiently, which is debatable anyway.
I’m from (relatively) nearby downtown Toronto and while our city is packed with residents, we still managed to destroy our main street in the blocks where it should be its most vibrant by building a mall (Eaton Centre) in the 70s, which drained all the businesses from Yonge St into it. So, don’t build a big downtown mall Buffalo! It won’t help. Work on getting people back into town as residents.

I visited Buffalo in 2022 as part of a trip to Niagara falls. While I agree the downtown seemed a bit empty, my girlfriend and I greatly enjoyed exploring the town, the waterfront, and beautiful neighborhoods. We didn't feel unsafe at any time. It was strange seeing a city with too much infrastructure for its population. For context we were visiting from the SF Bay area.

Affordable pricing upfront sure, taxes in the area are crazy. You can expect to pay about as much a month on property taxes as you do on your mortgage principal!
For the record, Buffalo’s light rail system has one of the higher ridership-per-mile rates in the US. And while the downtown can at times feel vacant, its far more vibrant than just a few years ago with tremendous public and private investment. Stop hating and start realizing that our rust belt cities are starting to thrive once again

Buffalo never went as low, though like every rust belt city, it’s still went through a very rough period that it’s just now beginning to pull out of. Canalside, the re-imagining of the industrial past, bike infrastructure along the waterfront, the theater district… definitely not Detroit but there’s lots going on all over the city of Buffalo while Detroit’s grows is hyper-focused around the Q-Line stretch on Woodward.
Detroit's downtown is ahead of Buffalo's in terms of revitalization. But the vast majority of the residential sections of Detroit are significantly behind Buffalo's. Buffalo being such a small city geographically (just over 40 sq mi) works to its advantage in some cases.

As I stated in a reply I made elsewhere, I find it interesting that the creator said they couldn't see the progress in Buffalo. I moved away from Buffalo decades ago, and moved back to Buffalo just a few years ago precisely because I was seeing such tremendous changes in the city, and I wanted to part of its revitalization. Some of the changes in the last 10 years or so made me have to stop and remind myself I was in the same city. Maybe if they had been here 20 years ago, or even 10 years ago, they would better recognize and appreciate the positive changes made.
I don't know who the host was when visiting the city, but they certainly weren't informing very well of the changes and the turnaround seen in neighborhoods all over the city, or of all of the current and planned development. The cleanup of the Buffalo River; the addition of Riverworks and other developments built from former industries; the creation of Larkin District from the ruins of the old Larkin Soap factories; the gentrification of the West Side, the ongoing transformation of Niagara Street from industrial to mixed use; the 2x expansion of the Medical Campus including new medical school; the restoration and conversion of much of the Cobblestone district along with new casino; the gentrification of the Old First Ward; the creation and opening of Canalside and addition of HarborCenter, Children's Museum, AKG expansion ,and others in-work; complete-streets developments downtown and in neighborhoods; revitalization and growth of neighborhood business districts like in Black Rock, Hertel, Seneca Street, and others; the creation of new parks and recreation areas on the Outer Harbor, along with the $100M+ development of Lasalle Park; plus the ground-up development of new businesses, shops, stores, and housing led by the thousands of very recent South Asian arrivals (primarily from NYC) who are filling thousands of long-vacant homes and hundreds of stores, churches, and other buildings in what had been some of most distressed areas of the city for decades.
Its also relevant to recognize that Buffalo is a smaller city and metro than Pittsburgh and Detroit, it doesn't have the larger potential of a million+ extra people nearby, or the many Fortune 500 companies' money to spend on building up their image in downtown, or the scale of development that metros 2x, 3x, or 4x the size of Buffalo have. But even with the size differences, Buffalo still increased its housing more than Pittsburgh, Cleveland, and Detroit between 2010 and 2020. Buffalo was up 2,906, Pittsburgh up 1,530, Cleveland down 8,665, and Detroit fell by a whopping 39,257. And, recognize that most of Buffalo' development has occurred in places other than just downtown.
To understand where a place is going, you need to understand where it has been. Obviously Buffalo, like the others, fell hard - but it stopped falling and began turning around within the last 10 years or so. It is worth examining whether the momentum is still there, and will it continue, but I think that is true of all Rust Belt and Great Lakes cities in this post-COVID era. Changes seem to go achingly slow, but that doesn't mean things are going backwards.

When you lamented the lack of an outdoor gathering place downtown, were you unaware of Canal Side? It resides at the terminus of the rapid transit line. It is an outdoor area, and hosts events all year long. As for crime, give me a break. Sure, there is some, but you are far safer in Buffalo than in many other cities.
We did stop at Canal Side. Nice area, but the traffic zooming by overhead was loud. Buffalo does have some great areas to visit though!

Buffalo is still in transition from being a big city to a small city. It’s still in decline, although the worst of it seems to be over. Rail transit is a prime example. With such a drastic decline in population, it’s needed. Typically it would ease traffic congestion, but Buffalo doesn’t have that problem anymore. Your video illustrates the hard truth Buffalo faces.

I was born and raised here and I agree 100%. The locals here tend to stick their heads in the sand and pretend everything is all right, they never leave their hometown to see how things are done in other cities. You don't even have to compare Buffalo to a place like New York, you can just look at other cities like Pittsburgh, or some other places down south and see regions that are on the move. The first thing that shocked us about moving to Raleigh, North Carolina from Buffalo was the fact that school taxes are county wide and not each individual town or city so we went from being buried under high school taxes in North Tonawanda with a population of 32,000 to living in Wake County with a population of over a million people sharing the burden of the school taxes. Our property taxes in North Tonawanda were over $7,000 a year on a 1.700 sq. ft. house but here in Raleigh we have a townhouse of 2.000 sq. ft. and our total property tax bill is $2,000 a year. New York is losing more people than any other state due to taxes and along with Buffalo's horrible winters, there's no way to attract people to New York.

You really didn't do your research. Buffalo actually increased its population in the last census for the first time since the depopulation began. So it is GROWING once again. Detroit has continued to lose population. It had 1.6 million at it's height - now it has 600K - It's lost almost 2/3. Buffalo has its problems, but your negatives are really not accurate. And as for the winter weather - that is not something that is too cold - ever hear of Minneapolis or Cleveland or Detroit? If you haunt California, you will not necessarily like it here. But I'd take snow any day over tornados, earthquakes and drought. Buffalo's winters are actually quite normal for northern cities. And those are just some of the things you got wrong.

Buffalos best areas are mediocre. The "up and coming" trendy area of Niagara street runs along the sewage treatment plant and you can often smell it. Mostly the area run down and grey. The weather is mild if you can stand humidity in the summer and the property taxes are incredibly low compared to Western New York and is consistently showcased as one of the top spots to move to in the U.S. The Raleigh Durham Chapel Hill area is thriving with job opportunities but WNY lost 80% of its industrial jobs in the 90s due to NAFTA which was a Democrat decision by the Clinton Administration that really drove so many people out of the area and had nothing to do with decisions made by the people of Buffalo NY. You didn't look very hard for the wonderful things the area has to offer and you even found a rundown neighborhood in Tonawanda to showcase which is pretty hard to do and slamming the Buffalo Bills puts you in grave danger if you do it in the Buffalo area because the Bills are loved there no matter what they do. Did you miss the whole Damar Hamlin thing where people from all over the country came out in support of that young man's recovery? My point is that many of us were driven out by lack of jobs and had to move to areas more interested in job growth but we will defend our beloved Buffalo area til the day we die.

The city is poorly managed, just like the rest of the state. If it wasn't for the Bills, the city would be deserted. No businesses want to stay or open in New York, and neither do the people that live here. The taxes are too high, and what you get in return for them is very minimal unless you are a.) poor enough to be getting social services, or b.) live in New York City and even the latter is tenuous.
NYS Spent something like 2 Billion dollars giving out 150$ property tax rebate checks to people in New York City. Two billion thrown into the wind on checks that don't even cover a week's worth of groceries for the average family. You could have given that two billion to New Balance to build a factory in Buffalo and actually have a draw for people to get permanent, decent paying jobs or better yet maybe they could have used that 2 billion to convince RemArms to stay in Illion instead of letting the company that the town relied on leave the state.
Buffalo is the "crown jewel" of New York in that it shows how the state past Westchester county is: a decaying corpse.

1. Downtown has reduced cars to a point of pain and parking. The idea is this competes with other cities. At this population you actually need more cars. It was bustling when there were cars.
