I have been a Tampa Bay resident since 2017 moving from MD. Be prepared for more aggressive and dangerous drivers compared to where you come from. Also what goes along with the bad drivers is VERY HIGH AUTO INSURANCE RATES. When I received my new policy quotes moving from MD (DC-area by-the-way) to FL, my insurance rates TRIPLED for the same level of coverage! I asked the insurance agent why the insane increase - since VA-DC-MD traffic and drivers where I came from was no walk in the park. She said she "wasn't sure - maybe it was the amount of old senile folks on the road." Then once I moved down here I definitely saw why. You definitely need to keep your head on a swivel down here. Turn signals are an uncommon courtesy in many areas. Tailgating is rampant. Very stupid aggressive drivers that think it is okay to drive like they are playing a Grand Theft Auto video game (until they go to jail in real life). No annual vehicle safety inspections required by FL law (which means people driving sketchy vehicles with only one headlight working, etc.). But despite my ranting on the dangerous drivers and auto insurance rates....I still LOVE IT down here. Just be careful on the road. And this applies not only to LIFE but also to driving: Treat people how you like to be treated....
Those aggressive drivers are people from the Northeast especially. They bring their aggressive, obnoxious ways down here. I had some old, male fool from New Jersey just the other day tailgating me on a quiet, winding country road. I was born up there but left as soon as I graduated high school, so I know of what I say.

Best move I ever made when I came down here in August 2019. Found a builder I liked. Came down to look at floor plans. When I was ready found a place with the floor plan I wanted. Had multiple offers above asking price on my home in Maine, closed on the sale in Maine and my new home in Florida within days and the rest was history. I live in Ruskin which is close enough for an easy commute to Tampa but far enough away from the crazy traffic...although it is getting more crowded down here with many more homes being built.
Last year I made the decision to move to Florida, after only visiting the panhandle for vacations I knew I wanted to move farther south. I watched sooo many of your videos that really helped me make the decision to move to Tampa! I moved here mid-pandemic, which was difficult .. But I wouldn’t change a thing! Hi Ashley I currently live in the Los Angeles area and have been look to move to the Tampa or Sarasota area but while I was investigating the area's I have been reading a lot of comments and articles about the situation with global warming and the effects it will have on the Florida coast, so I guess my question to you is how did you make your decision to move with so much being said about what effect global warming will have in the next 20 years. Tampa is an amazing area! We moved during the pandemic as well. But at the beginning of it and it was pre-planned for my work. Downtown Tampa is amazing. We have since bought a house just south of Sarasota and we love this area as well. I find the West Coast of Florida to be so warm and welcoming. I do love that Tampa feels cosmopolitan and pristine.
Regarding the weather here in FL. It's a very personal decision. Some (like me) love the weather. Some say it's too hot. Who's right? They both are. Depends on what you like. I like three kinds of weather- warm, hot and hotter.
We just purchased on Friday in Sarasota County. Our appraisal under appraised. We walked because the owners wouldn't budge. The owners came down. We got the house only after signing cancelation papers. I know this market is NUTZ...but, over inflating the market is not ok because it puts people in a bad situation. We were thrilled with our 2.25% interest rate. We are paying $500 less per month on our mortgage than we were in rent in Riverview and we have a 1/2 acre lot. This market is not fun for many and is not for the faint of heart. See the house you like the day you see it come onto the market or you won't see it. Multiple bids on every property. Even the crappiest of ones.

I have been living in Florida for 43 years, and I love it here there’s a lot to do here in this state and there’s a lot more places to live besides Tampa, I live in Ormond Beach Florida which is on the other side of the state, i’m 10 minutes away from the beach and I’m also 15 minutes away from the Daytona Speedway and an hour away from Orlando, and I know there’s a lot of people from up north coming down here it does get hot here and very humid and it has snowed here three times since I lived here and also not to mention the love bugs and the hurricanes which I stayed in my House in a Cat-4 Hurricane, but otherwise it’s a great place to live here it is December and it’s in there high 60’s 😎
Bought my first house with an interest rate of 13% back in 1983. Interest rates are basically at zero because the FED is just creating money. I agree with your thoughts that any rate under 5% is a good rate. I would not wait to make a purchase of a home waiting for the rates to go down. Find the right home and go for it. As mentioned in the video, insurance is a big cost driver. My insurance of my home in the Northeast is 1/2 the cost of the home I have North of Tampa. If the builders in the area area following the building codes set out after Hurricane Andrew then the cost of new construction is worth the money. If they are not installing roofs and roof clips that will with stand the wind load or windows that will resist flying object damage then you may not get the full value of the cost of the home.

I'm an established union plumber, I know unions are weak in Florida but the boom of apartment buildings and hotels is something that piques my family's interest in florida, wife wants to garden all year around and I love hot weather. Watch out for the cost of insurance. I live near Miami in a nice neighborhood an my insurance rates have gone from about $1,000 per year to over $10,000 per year. CAL

We had a rude awakening when we tried to buy a Condo in a high rise in Panama City Beach. Banks, A-Paper will not lend if the property is a classification of 'CONDOTEL'. We learned, and had to inform our BOfA prequal representative after the entire process had started and after we made an offer on a condo in a high rise.

Just remember this happened before in Florida MANY times folks! In 2000, the Florida market was HOT, 2001, I was in the Ft Myers area...it went up and up, then 2007 and 2008 happened huge crash, YOU can end up underwater,a SO many did...no one saw a crash coming then either....My husband was a builder/developer, so I KNOW the the history of the Florida market.
We’re in a different market now. Sub prime mortgages are not an issue anymore, and your getting a lot of out of state buyers with cash. Interest rates are at all time low, and inventory is low, that’s what is pushing the prices up. Completely different market than 2008.

I'm thinking about moving to either Texas or Florida when I graduate. Issue is I just found out that my Credit Union that I've worked with since I was a kid doesn't have any Credit Unions over in Florida or Texas. Does this mean I'd have to find a different Credit Union? And how would it work with transferring my assets from bank to bank?
What scares me about all this is the language sounds all so familiar. In the run up to 2009 no one could see it ending and there were tons of reasons why the market was unstoppable. While I don't necessarily expect another correction like the last time I just can't participate in a market like this. I've lived long enough to see markets come and go several times. I remember a few years ago I was sitting in my 3600sq' house and the media was telling me that big "mc mansions" were out and everyone wanted a tiny house or was moving back to the cities. They were saying that everyone who bought these giant houses would be stuck and all the boomers looking to sell were going to lose big because they primarily owned them and would all be selling at the same time so there'd be a glut of giant houses. I sold my mc mansion two months ago in anticipation of moving to another state but for now I'm going to wait. Might be the wrong move but the thought of overpaying scares me more than the alternative. This said I appreciate the videos. You have give a lot of useful information about the market in Tampa and the process there.

I use to live in tbe outer parts of Tampa and I use to pay 650 for rent until I moved to Mississippi but I'm heading back to Florida sometime next week and looking forward for it as my uncle found me a place around Tampa between 650 and 780 in rent which is alot cheaper then what I'm paying right now.
I was a Mortgage Banker for 12 years and I can assure you a pre-approval letter is not worth the paper it's written on. A pre-approval letter has not been underwritten by either the automated systems like "Loan Prospector" or by a live person "Underwriter"! A loan approval letter is the only way to go. A loan approval letter has been run through the automated systems and examined by a live person Underwriter. If your lender refused to issue you a loan approval letter then my advice is to walk away. There is a reason why they are not doing it. This is one reason why this guy is not closing those loans as he stated. Another reason is "Seller Greed"! If you go to purchase a home and the seller is asking to much for the house than what an appraiser says it's worth then you should do as he suggest. Go to the seller and ask for the price to be lowered to the appraised value. If the seller isn't willing to do that then you as a buyer should simply walk away. It is extremely foolish for any buyer to put more money into a house than it is worth. It might be your dream home but the bottom line IS that house is an investment and ALL buyers had better treat it as such.

I'm from New York lol but I won't be moving for a few years. Sorry that we will raise those prices but it's just supply and demand. Makes me feel so bad for the locals and trust me we don't want to pay more either. Florida is a popular retirement destination. I like bargains and I'm good at finding them in general. Look for motivated buyers and negotiate hard. It's a sellers market which makes it hard. Maybe some day it will become a buyers market making it easier to buy for less.

Buy as soon as you're ready, you have no need to wait :) Get started on the equity and enjoy the benefits of a home you love and have already decorated for yourself, etc. Also, home values generally only go up if you stick with it. I'm no real estate agent, but if you know you want a home, the best decision is to start owning now.

We had a rude awakening when we tried to buy a Condo in a high rise in Panama City Beach. Banks, A-Paper will not lend if the property is a classification of 'CONDOTEL'. We learned, and had to inform our BOfA prequal representative after the entire process had started and after we made an offer on a condo in a high rise.

Just remember this happened before in Florida MANY times folks! In 2000, the Florida market was HOT, 2001, I was in the Ft Myers area...it went up and up, then 2007 and 2008 happened huge crash, YOU can end up underwater,a SO many did...no one saw a crash coming then either....My husband was a builder/developer, so I KNOW the the history of the Florida market.
We’re in a different market now. Sub prime mortgages are not an issue anymore, and your getting a lot of out of state buyers with cash. Interest rates are at all time low, and inventory is low, that’s what is pushing the prices up. Completely different market than 2008.

What scares me about all this is the language sounds all so familiar. In the run up to 2009 no one could see it ending and there were tons of reasons why the market was unstoppable. While I don't necessarily expect another correction like the last time I just can't participate in a market like this. I've lived long enough to see markets come and go several times. I remember a few years ago I was sitting in my 3600sq' house and the media was telling me that big "mc mansions" were out and everyone wanted a tiny house or was moving back to the cities. They were saying that everyone who bought these giant houses would be stuck and all the boomers looking to sell were going to lose big because they primarily owned them and would all be selling at the same time so there'd be a glut of giant houses. I sold my mc mansion two months ago in anticipation of moving to another state but for now I'm going to wait. Might be the wrong move but the thought of overpaying scares me more than the alternative. This said I appreciate the videos. You have give a lot of useful information about the market in Tampa and the process there.

I use to live in tbe outer parts of Tampa and I use to pay 650 for rent until I moved to Mississippi but I'm heading back to Florida sometime next week and looking forward for it as my uncle found me a place around Tampa between 650 and 780 in rent which is alot cheaper then what I'm paying right now.
I was a Mortgage Banker for 12 years and I can assure you a pre-approval letter is not worth the paper it's written on. A pre-approval letter has not been underwritten by either the automated systems like "Loan Prospector" or by a live person "Underwriter"! A loan approval letter is the only way to go. A loan approval letter has been run through the automated systems and examined by a live person Underwriter. If your lender refused to issue you a loan approval letter then my advice is to walk away. There is a reason why they are not doing it. This is one reason why this guy is not closing those loans as he stated. Another reason is "Seller Greed"! If you go to purchase a home and the seller is asking to much for the house than what an appraiser says it's worth then you should do as he suggest. Go to the seller and ask for the price to be lowered to the appraised value. If the seller isn't willing to do that then you as a buyer should simply walk away. It is extremely foolish for any buyer to put more money into a house than it is worth. It might be your dream home but the bottom line IS that house is an investment and ALL buyers had better treat it as such.

I'm from New York lol but I won't be moving for a few years. Sorry that we will raise those prices but it's just supply and demand. Makes me feel so bad for the locals and trust me we don't want to pay more either. Florida is a popular retirement destination. I like bargains and I'm good at finding them in general. Look for motivated buyers and negotiate hard. It's a sellers market which makes it hard. Maybe some day it will become a buyers market making it easier to buy for less.
Funny thing, there's a HGTV show called 100 Days Dream Home which is based in Tampa. They build your custom home. Very interesting to watch. Second season coming soon and you can watch first season on HGTVGo.

Buy as soon as you're ready, you have no need to wait :) Get started on the equity and enjoy the benefits of a home you love and have already decorated for yourself, etc. Also, home values generally only go up if you stick with it. I'm no real estate agent, but if you know you want a home, the best decision is to start owning now.
