OK! Just started video - love wood plank throughout; someone's a mind reader. Here, $200k is a good down payment on a home, so this looks like a great value. Really like kitchen and what I think is a pantry, but I'd find a way to add more cabinets - lots of kitchen appliances to store. Really like the large doors, it makes moving furniture so easy and you can see and have a conversation with someone in an adjoining room. Shower is great and it has a seat; looks like house has thermally insulated double pane windows; can't tell if exterior walls are 6" or not - kind of looks like they could be. Also three cheers for the person who realized that commodes need to be elongated and behind doors! And again for those balking at price - $200k for 3000 sq ft home is a great price.
Deer Valley homes are all 2x6 exterior I believe. One of the nicer manufactured without going way over the top on price. I'm buying a Sunshine. Bit of a Deer Valley copy for a little less $.

I want to find land now just to get one set up as a modular in a foundation! Oh that fireplace with the stone!! I would have them put in regular ceilings. I would love this on a basement foundation. Also I would not have carpeting.

Not sure where you all are living but I can't build 1800 sq ft with cement board siding on my OWN land for under $200,000 to $220,000. And this is suppose to be a low cost state. Construction costs are so high with so much going on. This is 3,000 sq ft for $200,000. I'm leaning toward 1800 sq ft manufactured for $95,000. Hey, I'm not gonna live forever! The land will appreciate, kids can have that. 6 acres near Auburn AL. ✌️

I love the inside of this home but hate the outside. If only they would get away from the double wide look and make this home look more like a house from the outside I think more people would buy them. You struck gold with the Briarritz design, please make more that look like that design.
I love the flooring...can't handle carpet any more. The kitchen is somewhat small and a bit disjointed. For this size of unit, a woman would love to have more space in the kitchen. I like the size of this unit, however am not in love with the layout.

This home has what I would call an exceptional exterior elevation. However, once again the interior leaves much to be desired. Brown brown beige beige everywhere. Women are the ones who ultimately have the say if they like it or not. Get a woman to pick your finishes and help you with transition spaces and cabinet placement. The sink looking over the great room should have been an island with seating. You gentlemen need to sharpen up. Perhaps the big discount wouldn't be necessary. Food for thought.
Nice, however, I don't like the different colors of cabinetry throughout, especially in kitchen. I wouldn't want 2 living spaces, combine them, making a larger great room with walls of bookcases and computer area.
Beautiful but not practical for me. I DON'T need 2 living areas but I do need a larger kitchen with more storage and larger living area. In my state home building is at $75 per sq ft so when you do the math....I do love the efforts being made to exterior modifications.
I like the "wooden" flooring" better than carpet; easier to clean. I like lots of windows. Tubs and showers should be tiled all around. Wall hanging hot water heaters take less space. Tubs too small. (Jacuzzi or whirlpool) Porous shelving in shower for supplies. One master is enough; use excess space in real master. California style storage in master closet. Too much space in half bath put it elsewhere.
I'd like to know if the designers ever walk through a finished home and what training do they have. Door swings in the 2 master bathrooms are totally wrong. In the first master bath you have to close the bathroom door then open the WC door to get in side. In the second master bath you have to close the bathroom door to use the second sink, that door should swing to the other side.
I like the idea of a living room and a separate family room. Grand kids can have a separate place to hangout away from the adults. $200,00 + setup + land + hookups + garage + driveway, way to pricey for a modular home setup. Total cost will put you closer to $300,00. Not for me.

ok first fix the ceilings, ughhh 2nd where the oven is make it a double oven, where the island is---put a stove top/ grill or something and veggie sink. That will be all. And then it would be almost worth it. I don't see a second master closet on plan? Did I miss it or am I blind?
Closet in bedroom 2 is useless. No room for a deep freezer porch is lovely til you get on it and see how narrow it is. Kitchen is nice love the den living room and dining room. Hate carpet.
Don't forget lot rent setup fee taxes often times they charge extra for the appliances furniture Landscaping concrete slab concrete driveway if you do purchase a lot you have to count on that as well Bank approval my suggestion is don't sign anything until you talk to the zoning department and your bank first oftentimes mobile homes require deposit make sure you read every line before you sign
Be prepared to have a mortgage lot rent association fee and County city taxes and state tax not every home site depending on where you're at will approve a mobile home to be put on it be extremely cautious
Also don't forget about those hidden fees like setup fee delivery fee electric hook-up fee Water Hookup fee it all adds up and oftentimes you will find these included n a home that is built on site rather than being a mobile home and insurance for the home is often much much higher on a mobile home and pay real close attention to what the home rating is for wind different zoning areas have different requirements best of luck
The use of space in this one was poorly used. The living rooms, kitchen and master suites are all too small. 2 living rooms and 2 master suites makes no sense. Had y'all built 1 living room and 1 master suite you could have created a larger living room, kitchen and a true master suite. It's so frustrating to see 3000 sqft wasted like that.

You are wrong this house stick/site built would be 375,000.00 just for the house. Stick builts are about 120.00 a sq foot.

Get another quote. That trailer is too much. Plus you don't even get granite countertops and the bathtubs are cheap looking.

They’re built differently than a mobile home, sometimes better than a traditional stick built home.
Standard cost to build an ordinary home is $100 a sq not including land. Cement board, not brick exterior. This is becoming the next best alternative.

Not worth the price!! I like the porch and shower, and the furnace and hot water heater all together in the laundry are with the back door.
