One of my favorites. Someone was listening to us and I appreciate that bc WE LIVE in these homes ! I am looking into this lovely place. My parents bought a high-end double in 1970 and lived in it 22 years-in Oklahoma, tornado alley! Then they sold it for a great price.
But your taxes on the modular are wwwaaayyy Cheaper than a regular home, 'course you either have to own the property or rent. Taxes were about $200.00/yr on either 2 that I owned. Lot rents kept going up, so the plan now is to buy property.

Every room has to have a ceiling fan! In my sisters modular hook you walked in saw the bed on the right washer private bathroom with a tub and walk-in closet, on the left was his bathroom with a shower and walk in closet! It was so nice! All laundry rooms should have a mud sink!

Like above mentioned it depends on the foundation. Manufactured homes that have drywall need to sit on concrete. Whether that be solid concrete underneath or concrete “runners” which is like pillars, (saves you money) then they are anchored to the ground. Manufactured home dealers have to sell homes in areas that have hurricanes or tornadoes that resist a certain level of wind. So to answer your question..... no
Im in Illinois, last double wide I lived in built in 1994 I went thru some incredible wind storms. The unit did not budge it was great! But noisy from wind coming down the fireplace I just closed the glass doors. I lived in a single extra wide built in 2004, not a sturdy as the '94 but both homes were beautiful!

I would definitely run the same type of flooring all the way through the house.. the kitchen especially! Nice mobile home but the flooring in the kitchen ): And a real gas cooktop if possible. Not electric.. not sure if that is possible but definitely gas... laminate flooring all the way through the trailer.. I like the floor plan though...but the flooring I would definitely change out.
While you're able to spend that much...that is exactly it. This home would have to be a modular home to retain or gain value Vs. losing value like all mobile homes.
This is another building option, that has its advantages, such you can get in the home faster and you don't have to risk of your construction being rained in while its being built. So many other reasons you have to do some research.
These homes are available in either manufactured (set up with a frame). Modulars are transportrd on a carrier frame and then set on a permanent foundation with a crane.

For the price it better come with everything you see in this video. Love all the closet space. Wasn't too crazy about the obvious seam in kitchen tiling layout though. But loved the farmhouse look and the front porch with stonework columns

I like this one but good lord please get away from the white wire closest systems please they are not good! An do the kitchen cabinets to the ceiling an also the built-in pantries it looks nicer an lime a real house. I do have a question though can they be Moved over a basement an some how inside access be made say like if you wanted a furnished basement for safety or I'm just another leaving space?

Looks like a very good looking home..but the videography is poor...Reason, most all pics are showing predominantly at the ceiling or the floor; and using letterbox feature with zoom, which is not good for viewing-You should pan out more without so many close-ups....That would allow a better feel of an entire room. Many people may not be in the state where this home is, to physically come see if the video is not sufficient. Would love to see this home again only at a better angle.
Little steep on price. This is only base price to begin with. Probably have add extra for furniture and accessories you see in video plus cost of moving it , which tacks on at least 5g ,which depends on how far you're moving it , base price will not include setup fee either , gotta add cost to have it put on cement permanent foundation if you want value to increase , so I'd say ballpark guestimate for everything you are probably looking at almost 300 G .. for that price could get an actual house

I imagine that this place is not built very well.

Priced way too high. LR is too small but I do like the house and love all the closets!!! But I can get a 1288 sq ft 3 BR 2 bath with a garage and 1288 sq ft full basement on .56 of an acre in NJ (very high housing costs) for $170k. I can get a 4 BR with a double garage and a full basement on .56 acre for about $190.

Deeper front porch. Cut the music, annoying. Match that one end to the rest and get rid of the shutters. Windows all match. Not a cook's kitchen. Sofits above the cabinets. Wood floors. Ceiling fans. Don't like black cabinets, depressing. Wall-hanging hot water heaters.

The only way manufactured homes increase in value is if you put them on a permanent cement foundation.
