There has to be a X-01 Power Armor in there instead of the T60. It would be much more "Institue-ish"
And it was the wrong way around! How are you supposed to get into it?

The lore could be that the main character works for the institute and found this empty building for sale in goodneighbor and decided to buy it. When they bought it, they found out the rooms were massive and mostly filled with debris. Due to them working for the institute, they decided to build the research area in the style of the institute. For the living area because the character loves the streamlined/ Art Deco design of the 1920s/30s, they decided to design where they will be living in the commonwealth.

Or accidentally make the cue ball jump and knock out the window that way. Then again, it's the Institute... they probably have some way of reinforcing the window with a force field. (Come on. You know how the institute thinks. If they had force field technology, they'd do it just because they could.)

That's some good advice on building clean institute or modern buildings. Adding details to the structures rather than clutter and furniture... makes sense.
I'm going to give that some focus on a couple builds now, thanks for the advice friend.

It amazes me the amount of creativity you have
to truly make it perfect you need a synth doppelganger to stay in safe house decoy room when your in the office and synth can go in office when you leave to go out in commonwealth so as not to arouse suspicion.

- My Own Constructive Crticism -
(I know the mod is still a WIP, but here's what you might be already working on/what I recommend.
- Custom Power Armor (It'll make the place unique!) With an institute paint.
- A facility on Floor 5 where real, human people should be let out.
- A hub of sorts, like an area for food, water, the essentials. (Maybe even add a vendor!)
For the secret door, I think it's fantastic.

I was thinking about using the institute excavation tunnel to make a synth safe house. Instead I thought what if that tunnel was remade and showed elevator like cargo tunnel that was going down a sub level and it opened up into a city dome like structure. For the fallout vanilla institute its the office space for the top leaders and down below is where the orginal inhabitants live. They have working cars, big skyscrapers(6-8), massive farming space, school buildings k-12, work places, offices, police & fire departments, a hospital, motel, gambling, and much much more. Its place for those people who got kidnapped or families who were dragged along. Have some Re- educated raiders from nuka world; get little bit of Enclave in there, and just some lonesome wasteland survivors. Institute families working along with synths. It's like a mini city under Boston.
The power armor should be a X-01 power armor with the Institute paint on it

How does your Workshop menu open so quickly even though you have alot of mods on? I am just wondering because I play on Xbox and mine takes 30 seconds to open
i found out about this the other day but there are add-ons for certain mods that help with workshop menu loading

Cordless I was thinking about how you can create this as a mod, It would be in two parts since you used the creation kit to create the interior cell you can upload at as the first part of the mod, (kinda like the vault vii structure) then use transfer settlements to scan the interior cell as the second part and then post the blueprint

It be cool if the institute made a base on a island hear me out it be like a storing facility full of pre war stuff and gen 1 synths and FEV virus and human subjects prisoners weapons or an Enclave hidden bunker with pre war food assaultrons and a pre war power armour and ghoul Enclave soldiers I know might be big but it would be badass if it was made
the only lore problem i can think of is how people aren't suspicous of you (sorry for bad english , i'm bad at some words)
you take people (usaully synths) and they don't come back
maybe some one follows you into your house and they don't find you when they go through the door
