Yes, our older dog Ranger had been diagnosed with liver cancer a year ago in May. He enjoyed the summer with us, and lived until November 10th, 2020. We had him laid to rest on that day. At the moment we have Blazer who is 5 years old, and in the prime of his life. Contemplating adding a buddy for him, but have not quite settled on that yet. Ranger's passing is still a bit too fresh for my wife and I. We do love GSP's as well. Blazer is our 3rd.

Beautiful Property. I do have one question that might seem stupid to someone already living in Maine. Is there any particular reason why properties like the one listed here are not situated on a full concrete basement? As you probably know a full basement can provide additional living space, a place of protection in bad weather and additional floor insulation in the winter. Must get pretty cold in the winter when wind can blow right underneath it. Anyway, it just seems like all these cool cabins on acreage all seen to be situated on stilts. Well in the case of this property and others like it, it was built as a hunting/recreational getaway. In that same area I have sold several properties. There is only 1 in the whole township that had a full basement. That owner had more money than many people and built a magnificent getaway. The cost of building was really not a concern for him. The logistics of getting concrete to that remote location add considerably to the cost. Cabins built on a gravel pad with concrete blocks is the most common method of building these "camps" back in the woods. As long a s a good gravel base is under the cabin, they really hold up quite well. The insulation under the floor, helps shield you from the cold, once the cabin has warmed up from the wood stove in the winter.

Market value is determined by what willing buyers and sellers agree to. There is a very limited supply of properties in the North Maine Woods. Combine that with a lot of demand, we are surprised prices are not higher than they are.
Less than $800/annual property taxes for 55+ acres? That doesn't sound right? I'd be afraid the town would increase the property taxes exponentially because all the acreage. I'd be happier with just 5 acres surrounding the property

Not necessarily but we recommend you speak to the assessor for future tax values. We only know what they are for the current tax year based on the current assessed value and mil rate.
Since this is a gated community are you allowed to rent out your property for hunting season and / or winter activities? It would certainly help in paying for the property. Thanks
@@deesmith5220 I disagree. It was pretty plain by my dialog that we were on a long journey to the property of over 70 miles and a few hours. Coming from Millinocket which is 1 of the routes to the property, you pass by Abol bridge each and every time.

Is the fishing good? The main type of fish? Approximate annual inches of snow?
The fishing in the river is excellent with brook trout and landlocked salmon. This part of Maine gets 60 to well over 100 inches of snow.

The land is owned and not shared. The road system is shared. The 70 mile road is plowed however the Elm Pond is usually not.
