Replacing an asphalt roof with a new EPDM rubber flat roof

  • Replacement of an old flat asphalt roof using insulation covered with EPDM, a skylight and a new insulated tank box. We had to have a tin roof over the roof for this project because we knew the roof would be open for longer than a day. The new flat roof will be insulted by the new building regulations. New flat roofs today have to be insulated to a very high standard today.
    The old flat roof decking on this roof in London was completely rotted, the roof decking was the original old timber planks. Luckily for the customer, the flat roof joists were not rotted and we didn't have to replace any of them.
    We had to put down a new VCL Vapour control layer over the old decking after repairs had been undertaken. Replacing a flat roof in London under a temporary roof is the only way to go when you have to strip so much of the old roof coverings. Water ingress into the building from rain whilst doing the roof work could cause water damage and be a prime cost.
    The roof insulation we used on this flat roof was 120mm thick Kingspan insulation. On top of the Kingspan insulation was 12mm OSB, this was already bonded to the insulation and formed the new decking for the new EPDM rubber roof. I'm asked a lot "what the cost of a new flat roof" " how much is an EPDM roof" Unfortunately this is not an easy this to calculate as there are so many different elements to each new flat roof, douse it need scaffolding? Do we need to replace the guttering? What access to the roof like? All of the above make a difference when giving a flat roof estimate.

    Question...
    I'm building a commercial building in which the developer is insulating ABOVE the steel roof (1/4'' - 2-1/2" using a sloped eps package) as well as sprayfoaming 3" UNDER THE DECK with "2 pound" foam spray. It seems to me that this is neither a warm roof nor a cold roof AND appears to be a huge potential problem. It has been -24°C for the last week but tomorrow it will be +4°C as a result of our Chinook winds here. (In Canada). The eaves have been just dripping constantly. In your expert opinion does this seem like a huge problem to you? The cross-section would be from the bottom up: steel beams/structural corrugated steel roof sheathing material/dens deck/sloping EPS /(?)/torch-on roofing membrane.

    Thermal blocks with a cavity yes but a lot more work and cost. When building flat roofs we have to get involved with lots of different regulations you would not think about asking your roofer if he new the regulations on installing a cold water tank or asking a plumber if he understands dew points ! zamtimzz

    If its a new roof ( no stripping) I think asphalt is around £60m2 but don't know as last asphalt roof I got involved with was over 15 years ago. I dont use EPDM exclusively I alway use the best materials for the job at the moment I use EPDM on big open flat areas and liquid systems on overlays or complicated detailed roofs the best liquid roofing system is the 3Msd650 system followed by Gacoroof silicon roofing. Asphalt was good in its time new systems are now better.

    Should have constructed tanks housing out of concrete block and ventilated with metal Louvre door to comply. Even better why not just have direct mains. then theres no legionella or freezing risk. but hey what do I know. lol

    EPDM rubber for new works is cheep say £45 to £55 sqm asphalt £85 to £100 I don't like using EPDM over old tar based roofs felt and asphalt as the heat of the sun on the black EPDM will melt the tar base and what a problem you will have so then you need to line the roof and the price gos up so you may as well use a liquid system that the same kind of price probably around 65 to £80 per sqm

    A tin hat is more than "an expense". it' probably cost more than the actual work does.
