As long as you get the kids rooms set up first with all their toys and blankets they will be fine. Familiarity is most important for them with the change. I know it seems silly, and that you should get the kitchen done first, but if you can do the kitchen and the kids spaces, everything else will fall into place MUCH easier. As someone with four kids who moved nearly every year for a good ten years, this was the one tip that helped us the most.

Growing up I had a train right in front of our house, like.. 20 feet lol. You get used to it. Then when we bought this house we’re in now, there’s also a train.. haha. And my son adjusted well to it. It took a couple weeks but it doesn’t even wake him now 🤍
I truly hope you are able to get this home, but you need to be aware of something VERY important. I've seen 2 other people deal with black mold and it nearly killed both of them. They ended up having to start completely over with almost everything. If you take anything from your current home into the new home, you will just be taking the black mold with you. Black mold is incredibly dangerous and very hard to completely kill. You are seeing the effects of it progressively getting worse. I will be praying for you
Yes I am not taking a lot of our things, but obviously we can't just abandon everything we own. I will be deep cleaning every piece of furniture we own as best as I can.

I'm not sure if it's available or possible for your area but we have the option of paying a transfer fee to keep or change our kids' schools. I had 2 grandkids going in their district that I picked up each day. When my other grandchild started she was in a different district but we paid a fee to have them all in the same school.

The change in schools could be a very positive thing and an even better school. As for the trains, one if my aunts lives a short distance from the tracks in her town, and I mean across the street just a little ways back, and you honestly get to the point you don't even notice it. You would of course hear the horn blow but then it's nothing more than background noise that fades away. There might be a concern about making the kids understand they aren't allowed back there because boys just naturally love trains. Lol. You and Eric will figure it out. Lots of positive thoughts and prayers for all of you and the house. And, it seems like the owners actually care about the house for the fact of all the things they are doing. Big positive!!!

Its definitely scary and most people don't realize the seriousness of it. When you start seeing respiratory issues, that's just the start of it.
