    I use Osphor Rust converter before painting on white roof coating. This product takes 24 hours to fully cure. That slows the job up, but is best in my opinion. I also use NP-1 caulk sealant for all seams, and around vent pipes, especially the top of gutter where roof meets it. NP-1 sealant comes in a few colors, but I use black. The 243 roof coating bonds well to it. NP-1 lasts for years, providing a durable seal job!

    Thanks for the great info! I need my mobile home cool sealed before winter. Now that you showed me the proper way it needs to be done. I need to find the materials and a good worker who knows what they are doing. Keep up the good work. Be blessed

      Make sure not to hire any riff raff to do it! a lot of them will fall off the roof on purpose, and then try to sue you! Make sure you find a licensed person, or someone you trust!

      I recommended a metal roof. It is a very wealthy family that owns it and 26 others. I heard they sold all the houses and kept the lots. Then a tornado came through and damaged or destroyed all of them. Such is life.

    Really helpful video. I had been trying to figure out where the leaks were on my roof and this is the first video i found that showed how it can leak at the seam. Think thats my problem. Thank u!

      I was cringing Drew when he walks on the soft area instead of the support boards. I have some like that and never walk in the middle of the supports.. Did good job for short term like i have had to do.. Would like to put new epdm on mine. Just cant afford it

    I really, really want to do the metal roof like you did in another one of your other videos but for now this is the affordable option after blowing my budget on a new HVAC system. In Arizona, AC is mandatory.
    Some places on my roof are just bare metal & other places have 40+ years of coatings built up. Turns out it was used to hide band-aid patches over spots where the metal has rusted away. Cardboard covered with aluminum foil was duct taped over holes filled with styrofoam packing peanuts. Seller did say that the roof had just been re-done. Figure I need to come up with better band-aids.
    Ya think that screwing down some metal flashing backed with butyl tape & then tar & elastomeric will hold for a year or so? We don't get much rain in Arizona but when it did, the roof leaked. Since construction material prices were so psycho at that time, had to find a work-around: got a used billboard vinyl to keep the water out and it has worked like a charm. (BTW, those billboard vinyls are bigger & better than any tarp, best $50 I ever spent.)

      I know a little about Arizona. Lived in Tucson and mostly Ajo. Way to improvise with the vinyl. The answer is yes I think what you are on the right track for a short term fix. Go gettum. By the by just installed my first mini split air conditioner. It was pretty simple compared to a full blown Central heat and air. Cost for a one ton was less than 900 with materials. Not counting my labor. The smaller ones on eBay are around 500. Unfortunately we did not get to record. But really might be the way to get away from high cost Central heat and air

    I have to do this soon I heard it cools the trailer down pretty good which this one needs without a doubt during the summer. I had a weird question after I do the roof, I was thinking about maybe using this on one side of the trailer walls that gets the most sun? I mean its metal siding and its white already plus it needs a coat of something its showing age. Otherwise I will just paint it normal it probably wouldn't look too great either with a roller or brush with the kool seal but just thought about it. If I am being cheap I get one bucket but I'll probably get two this time around and I know ill have some left over with this size trailer.

    My mobile home has the exact same roof, though not as rusty yet. Several feet of the rain gutter has rusted amd broken off on one side. Can that be replaced? I'm going to try to do these repairs myself as I'm in a tight budget. Thank you for this video!

      I wouldn't replace it . Since it wasn't doing much to begin with. Remember the most important thing it does is hold down the roof itself.

    Thanks for a great video. Very helpful. What do you suggest for repairing a few holes from Firemen punching into my ceiling with their axes? I put some foam just so it doesn't leak if it rains. They're really a tear about 1" wide and 2" or 3" long.....

      Something similar but smaller tar on bottom and top fastened with screws before you put the tar on top. Hey my heart goes out to you .my own house burned to the ground. Remember it's not what happens to that counts but how you react to it.

    Stripping the rust and primer ? I am pretty sure you have to take care of the rust before the final coat! Just a thought

      Personally I would put a metal roof on . The home owner wanted an inexpensive solution. I adjusted to that budget.

    Just wondering if it fixed there leak down behind there wall? I am having a leak down in behind one of my walls and I’m trying to figure out a way to fix it. Thanks

    I just took a look at my neighbors roof she has a leak its a small crack nothing I can't help fix fast but the guy that coated it last about 2 years ago used karnak non fibered. He didn't do the sides either by the gutter but you can see someone has done it a few times on the sides but it must of been a long time ago cause all I see now is deep cracks on the side that haven't been filled in so long. You can see mold all on the side too looks to me like it needs a good bushing and filled up with something its over the karnak though not straight on the seam. I guess either a coat of karnak or kool seal top and sides might do the trick or should I just use the tar on the sides over the old karnak?

      I would seal the cracks with tar then coat everything. Just my thoughts .

      @@StraightArrowRepair I went ahead and bought that tar for her, she is 94 plus she lives alone. I patched the roof with it and used some mesh tape too. I am gunna wait till that dries then cover it with either the karnak she has left over or get some kool seal white. I'm talking her into that white kool seal, I just think it be better overall.     Hey man if youre still answering comments please help me out here
    Im helping sone neighbors with their roof. Theyre unabled to even get on the roof, and when I took a look on it most of it was covered in some karnak or similar material, and it was clearly done at different times in different areas, and most of it is cracked or chipping. Where you can see the metal on the roof, its very rusty, and their inside is leaking.
    Im thinking if I get rid of the old stuff, down to the metal, and apply a layer of tar and karnak or pther sealant, and use mesh felt they have for some of the worse areas, then just seal it over with a few more areas. Thing is, idk if itll last. Here, it gets cold af, sunny, dry, incredibly windy, then hot af and sunny af (Southern Wyoming, if that helps). I feel like id need stronger material for them, but i would love the advice from someone more experienced than I. Do you think my plan would work?

      Metal roof only way to go .just put one on in Byers Colorado 2 years ago in Limon Colorado. There's plenty of videos on how to do it. Start at one end and do a little at a time. If you just want to patch it up to last a little while. Take the lose material off and coat with white roof coating after tarring large gaps. There are videos on that. I will help as much as I can in northwest Arkansas.

    What about a flat metal roof that has a bend in the middle? I see pooling water there often, I need to go up there soon and seal it with this stuff but that area I've always wonder about if it still leak.

      It delays leaking as long as you apply correctly every so often. I would recommend a metal roof and there is a video on how . Hope that helps .

    Thank you Sir! For all the information you gave us. My name is Alex, I live in North Carolina and I need some help. I've never been one to ask for it if I can do something myself but I've got a big problem with one of my Father's rental properties. We had a storm come through a few months back and lightning struck a nearby tree and caused the biggest branch to fall off and pierce the metal roof. Now I know enough from stick framing houses to rebuild the two trusses it broke but I have yet to find a solution for how to fix the metal roof. I know there's a slim chance you'll actually see this but if you do, if theres any way we could talk over Video and you teach me some way to fix this it would mean the world to me and him. He's a Veteran and can't get on the roof himself so im trying to do the best I can to help. Any help would be much appreciated, thank you for your time.

      Metal roof should have panels you can remove them order another that length and fasten . You can patch also with metal screwed down then apply tar.

      Thank You Sir for the response! Its a late 70's or early 80's build so yes sir it is panels just not the newer corrugated kind. I feel like that would be the safest option but I've got no clue where to start on that or even where to find a peice like it.       You would need to deal with that which will last a while. Kool seal or elastomeric coating by the gallon of you can found out

      They used a very stiff piece of metal. Since the roof is flexible a stiffer piece of metal will tend to break the seams at the edges requiring more maintenance than one more flexible. There several other ideas on repairing roofs and installing metal roof over a mobile home roof. Anyway hope that helps and I wish you and yours well.

    I'm looking for a trailer that is cheap or I can rent with option to buy do you all know of anybody that I could get something like this from I'm 76 years old I'm on Social Security I need something pretty reasonable because the Social Security is not much money for me to live on and to fix up a place can you help me please God bless you and may God be with you always

      I wish you well also. I would start with Facebook and other social media. Craigslist ect. The more you look the you will find. Keep in mind a lot these will not move without work and the the cost to move will be around 3000. Then utility hookups. Perhaps you might also look at van life style. And bus life called skoolies. I wish you well on your adventure.

      I personally for the last 40 years of coating roofs have never had a problem.
