Hey Manish ji, glad to know you find my videos informative. Diplomatic Enclave is planned in Sec 24 Dwarka, in 2 decades they were barely able to construct boundary wall that to is not complete.

Sir , first of all you did a great job aa always , my concern is that at 37:00 we can see water started damaging the villa which is still under construction, so do you think in the long run it will not impact the strength, plus if there is heavy rain fall and sewage system collapse than the water will create a huge problem for this project because of we land , no doubt location and price are unmatchable .

It was one of the most challanging video as I was wondering how to showcase plots where most lands are still barren where houses needs to be constructed. This township is developing, services and utilities are being deployed. Once these are in place these water stagnation would go in my opinion. Construction technology and engineering has evolved over time. People are even making homes in sea etc. Any buildrr which developers are making have to be as per standards of building bylaws and should sustain for 100 years atleast. During last heavy rainfall it didn't faced any such issues of water accumulation which happend in DLF Golf Course Road. Any new city would have teething problems however since main dranage etc is being constructed with modern designing this area should not face such issues and builders can also leverage it if they take care of it properly. Sir these are residential plots so commercial activities wont be allowed. I think home tution shouldn't be considered as commercial activities. DTP Gurgaon should be the custodian. here.
One Important thing which you missed is the Dimension of Plots length by breadth in feets and How much percentage we can construct in plots. Means 70 % construction & 30 % open mandatory or 80-20

You are right when it comes to delay bro. That's the reason I asked by when club house would be ready, as many home buyers asked me this last time I visited. So I asked for the timelines so that it helps the existing as well as new home buyers with correct facts. Credit of delay also goes to Dwarka Expressway. I wish it was made on time we would not have faced such problems including me. Anyways now the project is shaping up well. Hope this helps bro.
Developer delay the possession because he know buyers will not take the possession if roads are not developed and amount builder invests will be stuck so yes builder and govt are equally responsible. Fault is from authorities and builder side but loss is of home buyers only , we can expect timely completion of projects in future as infrastructure is shaping up and RERA guidelines do matters now
You are absolutely right 👍 I agree with you. If citizens are aware and start doing collective follow-ups no infra projects would get delayed. We are also responsible to some extent being ignorant. Things are changing and people are becoming aware of their rights which is good.

And btw expressway and other sectors road are atleast operational from the last 5 years but still most of the projects are delayed. You can get this in uttam nagar/ dwarka mor delhi, right next to metro, average place, not great, but good connectivity and you will get many options, 2 nd is palam vihar Gurgaon, where metro is coming in future ( 66 yrds plots)

You are adversely affecting your hard earned credibility by interacting and publicising projects of most notorious builders like BPTP. The project you are talking about is ongoing since more than a decade and still not complete. People are thankful that they have at least been able to get into their houses, construction quality is poor, external distemper is coming out even in a new project, 90000 Sq Ft Club is far from complete even though the buyers must have already paid for it years back. Kindly avoid having blood onto your hands by promoting such builders. Do little better research. Revenue is important but stop colluding with such notorious entities. Promote builders, earn revenue but carry out due diligence and check out their track record. Your reputation is bound to take a hit. Unwarranted and avoidable. It is repelling to say the least.
You maybe right about BPTP, but this was very useful information in general about the future of sector 102. This township cover almost half the area of 102, so it's future is linked to the future of whole sector 102. And the drone shots and map explanation are amazing way to understand the whole sector. I never plan to buy in BPTP but still I watched the whole video. And I am well aware of the issues you mentioned. They are easily searchable if you check the google reviews. But Prakahr's videos give a very different perspective which is not available anywhere else. Also Prakar does videos on the basis of viewer demand, and also the importance of the project, so I think this video was inevitable.

प्रदीप जी मेरे मित्र ने कुछ सालों पहले यहाँ 250 गज लिया था 48000 रुपये गज के हिसाब से। अब वे 180 गज 65000/गज के रेट से दे रहें हैं। लोन मिल जाता है वह पे सर् क्योंकि एप्रूव्ड प्रॉपर्टी होतीं हैं ये रेरा रजिस्टर्ड।

You are adversely affecting your hard earned credibility by interacting and publicising projects of most notorious builders like BPTP. The project you are talking about is ongoing since more than a decade and still not complete. People are thankful that they have at least been able to get into their houses, construction quality is poor, external distemper is coming out even in a new project, 90000 Sq Ft Club is far from complete even though the buyers must have already paid for it years back. Kindly avoid having blood onto your hands by promoting such builders. Do little better research. Revenue is important but stop colluding with such notorious entities. Promote builders, earn revenue but carry out due diligence and check out their track record. Your reputation is bound to take a hit. Unwarranted and avoidable. It is repelling to say the least.
You maybe right about BPTP, but this was very useful information in general about the future of sector 102. This township cover almost half the area of 102, so it's future is linked to the future of whole sector 102. And the drone shots and map explanation are amazing way to understand the whole sector.
I never plan to buy in BPTP but still I watched the whole video. And I am well aware of the issues you mentioned. They are easily searchable if you check the google reviews. But Prakahr's videos give a very different perspective which is not available anywhere else. Also Prakar does videos on the basis of viewer demand, and also the importance of the project, so I think this video was inevitable.
