You can see that Phil is choked up when the middle-aged couple get their perfect house for a bargain price and the wife is so emotional. Definitely an empathetic softie, Phil.
This was a great episode. Gemma and Graham give us a life lesson about saving. They are probably between 45 and 55 and their determination to save has got them mortgage-free shelter for the rest of their lives. They can be justifiably proud. Charlene and Jay are obviously energetic and motivated house project people, judging by their beautiful first house. They have time on their side and are now well set for the next phase of their family life. Four really nice human beings.

The Southend house is perfect! Very happy for that couple. I think the young family made the surprisingly bold choice and it's probably paying off megabucks now, 8 years later. Good on them, too!
I just watched this today and I found myself crossing my fingers when they offered 285K for the house, and got little emotional when Gemma got up to wipe off her tears. Gemma is such a classy lady with great style. Very happy for both the couples. If the weather in England was warmer during the summer months, I would definitely buy a house there.

So happy Phil found them this lovely home and Gemma's overwhelming joy and relief when learning the offer had been accepted had me in tears. Well desired!!! Both couples were a delight to watch! I wonder if Phil and Kristy have paid a return visit to them would love to see it if they had.
For the older couple, immediately I saw that 3rd property, I knew they would go for it cos it had everything and more. It was on budget, had that 2nd reception room being used as a 4th bedroom, had open plan living, 3 additional bedrooms, a nice garden/ outdoor space, solar panels and was turnkey with just cosmetic updates needed. I am happy they increased their amount and still got the house for 15k less. For the 2nd couple, the 4th house was big spacious and beautiful and I would have gone for that because it was turn-key, on budget with that amazing backyard but being farther away from town with 9 other potential parties interested made number 3 the better option. Additionally, I loved the fact that number 3 had that 3 reception rooms downstairs with one ensuite currently being used as an office which could also become a 4th bedroom with a sofa bed. It also seemed to have a great location being close to the train station with a nursery nearby. It also had a decent backyard. I didn't see it's kitchen and bathroom plus it will need updating but it was the best option and I would have gone for it as well.

For the other couple, they seem to have chosen a house with child/ren in mind but may outgrow it soon, with any new additions. In the end, both admit they could not have done it without the help of Phil and Kirstie.
Although the saving is admirable it's a shame not to have a small mortgage and put the rest down on an investment property with the rental paying the mortgage. They've obviously got the income because they've been paying rent while saving so a small mortgage makes sense.
I don't think they would outgrow that house anytime soon. Compared to the 1st & 2nd option, the 3rd one was bigger and better. It had 3 reception rooms downstairs, and most people only needed one. One of the reception rooms is already being used as an office & being an ensuite means it can become a 4th bedroom as well, seeing as there are 3 bedrooms upstairs. Yes, one of these 3 bedrooms is quite small, but it will be a kid's room, and it is doable. I think location was a major factor in them choosing that house. No one knows if they will decide to have more kids & how many more but compared to the 4th house that was farther away from town with 9 others interested, potentially pushing the asking price way below their budget, that 3rd house was the best option.
There is something to be said about a house you can grow into (bigger family?) but the commute already says one parent leaves before child is awake and comes home after baby in bed. More kids might draw out that away time. Lots to consider.
Parking is very limited in the UK, and even when there is street parking, you never know where you will end up parking your car, so they pave their front yards to park off the street.
I can understand why that girl hesitates to move they have just renovated the house the way they want it, she probably feels someone else gets the joy from it after all her hard work and money, I would feel the same.

It's like buying ugly luxury items because of the brand name value, then having to customise or style it so the overall outfit looks decent. The name of the show is really apt, it is about location 🫥

As far as I can tell, they won't be indulging themselves any time soon...they looked to be shopping in a thrift store.
