    Another tip if you are moving to a new area, go visit local fire houses and police stations and ask the crews where the good places to live are. They will know the areas to stay away from.

    When you guys mentioned 25% of income, is that gross income or after taxes (but before savings deductions) and also it does not include utilities right, just PITI?

    I think a lot of people buy a house that they can't really afford. You have to consider maintenance and property taxes. Once they buy the house, then they fall for the home equity loan trap, getting talked in by some slick banker to borrow against your home for doing remodeling to increase the home's value, which is usually a load of crap. Then you really get buried in debt just to own a house.

      You won't build equity, or help credit at all. Cash buys aren't a bad thing, just depends how you want that house to work for you or help you build credit for future investments. IMO

      You do build equity with a cash purchase, not sure what the other commenter meant. Your equity is 100% what the house is worth since it was paid in cash, there’s no mortgage to subtract. It’s true it doesn’t help credit, but I have over 800 credit score with no house loan, so there are other ways to go about getting a good score.
