What if the rental property is an old building on the same unzoned acreage as your main house that has no permit for anything done on it (septic, electrical, additions, etc.) - is it necessary to get insurance? We don't really care about the building, more if something happened physically to the renters and we could be sued. Can we get coverage just for the human bodies living in the dwelling if the dwelling itself is not "insurable" because it's so "rogue"!? lol

You can look into a liability-only policy. This will cover 3rd party property damage and bodily injury without covering the buidling.
