This Video is very informative covering most important aspects of transfer of property. However, our case is little different, as under, which I request you to go through and may please guide me elaborately in your reply:- Sir, ours is property of our parents, both expired (No Will left). Now, we (their children) are 11, consisting of 7 brother and 4 daughters. Out of which A) 1 eldest brother & bhabhi (both) are expired, who has 7 children, B) 1 eldest sister expired, but her husband and 2 children are there, C) 1 more sister is expired, her husband is there and don't have children ....this is present family members/setup. Now, comes details of property, as under:- Property consisting of a plot of 4500 sq.ft. (2 plots (45×50)+(45×50) Sq.fts at a stretch), on which there is a house (constructed house by 4 members, 4th member contribution is negligible) covering about 1350 (45×30) Sq.ft. We had applied for Form 3 (physical format) at Purasabhe (like Municipality) which we have received for the entire plot + house on that plot duly transferred in our 9 names which listed names of 8 members serialwise and in 9th name, names of all members of expired eldest brother (as per A above) under a, b, c, etc., as their both parents are expired and avoided names of 2 expired sisters' husbands (as per B & C above), by us to avoid possible complications ahead while processing sale proceeds of plot, with an understanding by all of us that they (living family members of 2 expired sisters) will be compensated by the amount of equal 11 shares after the sale of the property. Now, Purasabhe says that now we have to go for online procedures for Form 3 and for which they require Voter cards of all those members whose names are mentioned in Form 3. This is something unbelievable and failed to understand!!! Problem starts here, i.e. for this purpose when we went to ask Voter cards of all those mentioned on Form 3, family members of serial no.9 (as per A above) changed their mind and refused to give Voter ID cards saying that they want the entire construction portion of house (which is about 1350 Sq.ft. or say about 35% of 4500 sq.ft) be transferred in the name of one of them as one share out of 11 shares otherwise they won't give their Voter ID card for obtaining Form 3 online, which is something unexpected, ridiculous and nobody can offord!!! As 9th share of family members stick to their demand and conditions, we are left with no options other than selling our share/portion thru Suit of Partition, individually!!! Sir, looking at the circumstances arised as mentioned above (demand of house covering 35% of plot by one share, who is eligible just for 9%), will you please guide us as to how can we (remaining 8 members) proceed for Suit of Partition individually in the above property, please! Sir, PLEASE NOTE that the person in favour of whom they are asking for 35% of plot is already staying/living there, with his wife and two children, in that house for last 10-12 years and others are staying/living in different locations/places, though regularly visiting, some on rental basis and some have their own purchased houses on loans!!!

Respected Dear sir 🙏🏼 i loved to watch your video i have a question that if someone has a father's self acquired property as a flat in joint name ( Mother and daughter ) son has already been given one of the other but after mothers death with all the valid documents with the daughter as she only one has taken care if the parents untill thier death sololy now the flat which is in a joint name has to be automatically transfer on the second ( joint name ) but while selling the society is asking for Noc of the brother and if he is denying has the society has the right to put pressure on the other joint name holder
