Good video. I will save this one. I have completed a Retrofit Advisor Course and Energy Efficiency in Older Buildings and have now been offered a DEA & Retrofit Assessor Course. Hopefully end up doing what you are doing.
The Certificate has huge problems and is missing so much more info, Like how do you know the walls are insulated ? what about leeks around doors windows are the any thermal bridging in the property ? double rads need to be fitted the list goes on, the EPC is not a energy certificate, and also you said put 400mm in the attic did you check there would be good air flow for that amount ?
Retro fitted Cavity wall insulation level a drill hole pattern this is accepted as evidence of a cavity fill Leaks around doors and windows is maintaince issue, each element present is assumed to be in working order and different values are added or removed for different types.of glazing and door. @EPCWiltshire well it shouldn't be accepted because that can be faked. Saying that is a joke of an answer. Also noticed in the video you didn't address the big crack in the wall coming out the bathroom.
You point to cavity wall insulation and then point to draught excluders but what if the draughts come out your plug sockets, and thus the cavity insulation has failed, and what if the draught excluder has also lost its elasticity, and has anyone ever seen an EPC done in winter?

The presence of these elements is enough to warrent their inclusion in an EPC, If however these elements fail it should be reported to the housing provider or repaired / replacements carried out. But in terms of CWI no company that I have come across does a mixed fill so top ups are out of the question the only way is to do an extraction and then a refill, more and more CWI failures are coming to light and claiming via the insurance scheme CIGA is not really an option. 25% of my EPCs are carried out in winter the time of year has no bearing on the result nor does occupancy making it possible to compare different houses against each other in terms of energy efficiency
Hi, I have noticed you do not check to see if there is a 10mm gap underneath internal doors & also measure the gap from window frame to where it opens. A friend of mine had an EPC declined as a result & had to go back to collect that information
I always check wall thickness as it is mandatory. An extension in terms of an EPC is a part of a property that is different (age thermally wall roof or floor type) from the main part of the property, hence it being described as an extension so it can be entered into the software, thus making the survey more accurate
energy costs are reflected in the epc however the costs on the certificate are static from date if issue. In addition the runing costs are set centrally by HM Gov and are some times no updated often enough.
@@EPCWiltshire Should that influence someone with an expired EPC? e.g. when booking a get a new one issued they are better off waiting for later in the year when prices come down?
It is a massive CON and BEFORE the video even started I knew you would say more positive than negative because you get more work from social housing providers. You held the tape measure on a piece of insulation sticking up, which is like saying someone is a skinhead but only measured one hair? No draught checks? Haha, all social housing providers get EPC done in summer/spring, and never in a winter, I wonder what the real certificate would be in the winter with a thermometer.

Try a rent out a sub 39 and see what happens ! Try and buy an F or G rated one with a mortgage and see what happens, Apply for a PV feed in tariff with less then a D and see what happens 🤔 Try paying the energy bill on a rented home with a low rating as see how much your are paying. The list goes on ! £80 to £100 for a certificate that lasts 10 years us good value. That way less then all the other ways your are getting ripped off !
@@EPCWiltshireThe majority of properties where I live are mostly C rated and I’ve never seen anything as low as F or G. As I say another daft government scheme that means very little to most home owners but at least it’s keeping you in employment.
