      I agree, It's not just the prices, but also the increasing interest rates that are making it more difficult for people to afford homes. With a good FA you can make up your portfolio.

      That's right.     I personally would HATE to live in one of these subdivisions. Where do you grow your food? Where is your privacy? People pay crazy money to be packed into these places like sardines. It's crazy.

      You can't. Most HOA's don't allow personal gardens or outbuildings like a greenhouse. Besides, the yards are extremely tiny.

      Our live’s are short. People are raised to prefer being able to live in a safe community near like-minded others that they can walk down to a park or play four square in the street with.
      Give me a big enough back yard to put in a fire pit, hot tub, and decent yard and I’ll be plenty fulfilled in life.

    Nampa and Caldwell are farm towns that don’t have the infrastructure in water/sewer for all of this growth. Like you said the local income doesn’t support the price, mostly cali transplants that can afford it. The locals aren’t happy about that…

      I was told the buyers are.... first time home buyers taking advantage of 25k $ in closing cost or rate buy downs.
      Mostly idaho residents ( young folks ).

    Home prices doubled here in two years, but our wages DID NOT go up with it. Locals simply can't afford it. Prices need to go to what they were BEFORE Covid.

      @@neckarsulme Home prices went up in these areas because of C-19 related remote work possibilities in the coastal areas and people moving to less crowded areas, where homes were less expensive, because of less work opportunities or less pay.

    I am hearing from some Californians that they don't like it in Boise and surrounding areas, that it is too boring and too hot in the summers. They are looking to leave. Makes you wonder how many new moves will actually stay, or migrate out.

      Well I cant wait to see the season change. The area that I am has next to no people out and about. Its actually shocking. Seems like Covid lockdown is somewhat of the norm for this place... What do people do for fun? Grow potatoes?

      I wish this was the case. I live in caldwell and have been watching the local housing market like a hawk. This market is still hot.
      The californian invasion has not slowed down. New subdivisions are still selling out before they are halfway done being built.
      Home prices and rent are still moving upward here. I'll be priced out of my rental in 3 months. I can't afford a $700/month increase to renew my lease. The current rent is already more than double what it was in 2019.

    Kuna has dairy farms, and the air at times smells like poo. In Nampa, you have the sugar beat factory and the air at times smells like burnt peanut butter. In winter, Ada County has bad air days because of the winter air inversion. That weird smell you are smelling in Caldwell is the sugar beat factory, the wind must have been blowing in that direction that day. Nampa has many stinky days, I would not suggest moving there, I don't care how nice the homes look.

    This was well done!! I live in boise and still dont know why anyone buys these homes with no yards and people on top of you. Also the roads suck. Everything on a grid and traffic is nuts. Also here in Boise the libtard Mayor granted a new zoning that you can build a 4 duplex next door to you in your neighborhood. Horrible and the migrants are starting to come here. Spoke to a few that have free housing and up to 5k on their debit cards. The problem in Idaho 67% of all land is federally owned.

    Complete outsider here; no idea why this popped up in my stream. But fascinating. Seems to me Idaho has two things in abundance - space and natural beauty. If I wanted to live in a butt ugly subdivision pressed up against my neighbors, I could do that anywhere. Why on earth would I live like that in Idaho?

    I have a question.
    Why doesn't anyone, anywhere build 1000 sq ft 2 bdrm 1 bath starter homes in this country anymore?
    It's literally always 3-4 bdrm 2 bath 1500-2000 sq ft McMansions priced at $150k - 200k or more.
    This makes zero sense to young home buyers. And locks them out of the market economically.

      If a builder has a city mandate of minimum 6000 sq ft lot, they have only so many lots to build. Do they build a tiny house for a tiny profit or a huge house for a large profit? They build the huge.

      They’re banking on people moving in from other states. People selling with large equity. Banking on people fleeing Politics, ultimately. It’s the same here in Texas. Young people from here have been completely priced out. 90% of buyers here are from other states. Most all people moving in have out of state license plates.

    I wanted to like this, but as a Boise native, you got so much wrong, I can't list it all. (Example: building isn't slow because of signs and clean up... in Idaho, cleanup occurs as the project is underway, no matter how busy it gets...Idahoans are used to very clean areas, and as a builder, if you don't keep things clean, you will get a terrible reputation. You said Star is a distressed area...it is actually an extremely affluent area with lots of doctors moving here from other states because Idaho is friendly for alternative and functional medicine providers. )You should really talk to locals in the area to find out about the recent history in the areas. Especially in a place like Boise, which has been growing faster and faster since the 70's with California transplants. Statements about the migration going away are very ill-informed, and are based on the assumption Boise only started growing during the pandemic. So weird that you only touched on the worst areas. Meridian, Star and Eagle are where people want to be...Nampa and Caldwell are built for retirees or for people who are priced out of the Boise/Star/Meridian/Eagle market. That said, I think the Boise market will continue to deflate... just not in the areas and ways you mentioned. The biggest price drops will be the million dollar properties, which will move much slower. Now that Cali prices are dropping, these folks won't get as much cash out of their Cali homes to drop on a mansion in Idaho.

      @OldJoeBlows I have limited knowledge of the Twin Falls area, other than its reputation amongst locals, and a few short visits there. What Boiseans typically say about it goes something like this: It's a rural location good for families, but is a somewhat closed community, meaning not very welcoming to newcomers. This is because of strong presence of a religious group that is so used to associating only with their own people. That may be changing as more people move in from out of state and hang out with each other. It doesn't have much to do there as far as music, night life, arts, entertainment and food. But if you like outdoor recreation, it's good. The city itself isn't as clean and well maintained as Boiseans are used to. Drier and less trees and park spaces than Boise. Colder and much more windy in winter and longer winters there.

    Go to a mobile home park in Boise or Meridian, Idaho, single wide trailers that were $35k in 2020 are now going for $200k plus, the market here is mind blowing.

    Star has always been more "rural" and started taking off. That is why there is so much land! Nampa is considered the cheaper living area (Nampa, think of rhyming with "camp" "Namp" for pronunciation lol). There are not many jobs there which makes the commute into Boise from both Nampa and Caldwell LONG. Think at least 45 minutes commute into Boise during peak travel hours. I would have been more interested into hearing about Boise and Meridian. Meridian was literally named one of the TOP cities in the US to raise a family. Boise does not feel like it is in the middle of nowhere.

    I lived in Spokane Washington which is about a 6 hour drive to boise Idaho. I honestly think Spokane is overvalued . house prices about Double since 2019 in Spokane. North idaho is a beautiful place. I got married in Coeur d’Alene idaho.

      Spokane/ Couerdalene is a metro area. The prices in Couerdalene are higher in every category. It is a resort town now. It’s quite beautiful but has an upper price range with fewer amenities than Spokane. The good side is that Spokane is only a half hour drive maybe a little more when busy, and Spokane is the hub for most activities. IE concerts, sporting events, a growing food scene etc. They both have high points and low points. The housing market in Spokane probably won’t come down much if any. A person can live 20 minutes from Couerdalene and pay 20% less for housing. Without income tax if you work in Washington, a good mix of everything in the region. For those who are wondering.

    So the wonderful uniqueness of all these states is disappearing ASAP. Identical subdivisions across the whole west will make it all vanilla. Throw in identical chain restaurants and you can't tell where you are. All the same.

    we were planning to buy here in 2022 after a bunch of our family moved here, but after looking for 7 months, prices were too high, lots were too small, and the HOA's! we ended up moving to middle Tennessee and buying our dream home way nicer and more land with NO HOA. we are so happy we did. great content!

    Travis, big fan of your channel! I moved to Boise from SoCal earlier this year. Didn’t end up buying and renting for now.
    Also, we definitely have mountains lol😆Boise is at the foot of mountains and a ski resort. Takes 30-40 minutes to get up the mountain.

    We are Idaho natives. Sold our house in meridian in April of this year (2023). Renting and playing the wait and see game. It’s gone nuts here. We refuse to move out into the areas you are discussing in this video. All the growth is happening in those areas and we would rather stay in Boise where there is growth but not like what your reporting on. Everyone who has moved here from out of state has really screwed the native who isn’t brining out of state money to the table. The HOA’s have gone mad here as well and these new builds look like all the other new builds. Give me a house with character and space! Really hoping something changes here because it feels so unsustainable for the native right now.

      Staying parked in our almost paid off overpriced CA home until the end of Trumps second term.
      Be curious see the sprawl and politics play out in the free states.
      May never buy another home and just live off interest and chase open air in free counties in the western united states.
      Two things I definitely won’t do,
      1. trade our current, sunny low crime SoCal suburban sprawl for an ant farm.
      2. go somewhere where my family is unwelcomed

      @@stephanieblacketter580 Appreciate the comment even if a bit flippant, you are right to be guarded, we were to in California from the 80s on back, I remember the bumper stickers “welcome to California now go home”
      vast majority of land mass/counties are conservative, unfortunately like a lot of states 1-3 high density metro areas get grifted and carry policy for the rest of the state.
      LA, SF and San Diego are our sh1tholes

      I feel for California, and all these other states that are being run by the run down liberal cities. Oregon is a prime example of this as well. To be honest, my stance would be, the more the merrier but it’s been incredibly hard to watch prices skyrocket here because $500,000 for a home is nothing coming from another state where wages are increased and houses prices are insane. It pushes prices up to ridiculous levels which is nothing for someone coming from another state, but it’s everything coming from an Idaho wage where $500,000 to the average is Idahoan out of reach. I’m not going to lie either. Lots of people moving here expecting Idaho to “catch up” or adopt the culture of the state people have come from. Every state has its own culture, it’s own way of doing things and instead of people embracing that, we are met with comments that Idaho isn’t good enough for their lifestyles and they want it to change TO their lifestyles. So as hard as it is for people to hear how much they “aren’t wanted” in Idaho. It truly goes both ways, natives are tired of hearing how our states culture isn’t good enough while watching prices skyrocket and wages not doing the same thing.

      @@stephanieblacketter580 I suspect the majority of people in CA aren’t well heeled retiree’s or insulated laptop warriors working from home, just there is a lot of people, so a small percentage is swaying your housing markets.
      To be honest a lot of people in CA aren’t ahead partly because they get caught up chasing fancy things rather than financial security.
      Surprised Idaho builders are not building less expensive, smaller quality houses with privacy, would help natives and newcomers alike.
      Also I wonder if newcomers would be more welcomed if they brought in sustainable jobs, industries and opportunities.
      Not worried for myself as we live like monks (compared to our neighbors) in average paying jobs, driving average cars and invested heavily in US stocks after the 2008 crash but I worry for my kids and it’s not going to be good for them if it’s not good for majority of others kids.

      Funny, years ago a lot of people in CA moved to the Inland Empire for cheaper housing and more dirt, a lot people said, “how can you handle the cow poop smell?” Not so much cow poop now in the suburban sprawls

      You should have smelled it in the 70's. It was way worse. Another fun fact, Nampa and especially Caldwell have deep gang roots here. It's not like Cali but it is very steeped in gangs and drugs.

    Did you visit eagle, meridian, or hidden springs? I spent half of my childhood in meridian ('03-'10) and Nampa, Caldwell, kuna, etc were all places nobody cared for. Eagle and hidden springs were my favorite.

    Planners in Idaho from day one never seen this growth coming. We have very narrow streets, and absolutely no parking in Boise. All the streets from Caldwell to Boise are jampacked during rush hour you could add up to another hour traveling and it’s only gonna get worse.

    I really like your stats and view on the ground. One thing I’ll point out is there are very few large employers. Your median income figure is actually inflated by the post covid surge into this area. I know many people that live in Boise but work (and get paid) out of state wages. If you work in Idaho expect to make less than even what these figures are trying to convey.

      So true. It’s a right to work state which means you have the right to work for low wages. I grew up there and went to college there but left for better wages.

    There are rocky mountains in the background in Star, Idaho and surrounding areas. You were there on a day when we get winter inversions, and it becomes very over cast and the mountains seem to disappear. Same thing happens in Denver, Colorado. The new construction around here did go through the roof.

    I don't believe the value for those homes will ever increase for many years. Crazy prices are everywhere anymore.
    I believe a housing market has a crash coming sooner than later. I wouldn't even think of buying with the way things have gone completely crazy with the world.

    The problem in the us housing market is they build too many larger, expensive homes and not enough smaller, starter houses that are affordable. Why? Builders make more profit on higher priced homes and cities/counties get more tax revenue. So, what has to change? Cities need to focus on running more efficiently on lower tax revenues, and builders need to be told/incentivized to build smaller, more truly affordable, homes.

    Cleaning an construction site started about 20 years ago, the builder would walk the job and see which trade is leaving a mess, usually another sign is there is a fine for parking on the driveway.

    I live in Southern California and would love to move to a rural town. 500K+ for a house out there? That’s just too funny. Those houses should be 3ooK as the pay/jobs do not support that amount of cost.
    I guess the corporations will buy them and rent them out. The American dream is dead and they have destroyed the middle class in this country.

    I don't think the average of $30 per hour wage is correct for this area of Idaho. Maybe they are combining two incomes in that average, but you definitely don't have $30 an hour jobs around here. They are scarce. It is probably more like $15-$25 an hour would be what locals are making, and some of them with combined incomes. What might be making it higher, is if all the Californian wages (recent moves) were included in that total, but they are remote workers on average and are getting paid from out of state jobs, not local jobs. If they lose those out of state jobs, there is no way they will find comparable paying jobs locally. (We don't have a lot of tech business here.) I think Idaho did get the most new moves in the nation during the migration. They have to be including the wages of all those new people, and it is skewing the averages. Also, I haven't seen many new businesses opening up with all that migration. Mostly grocery stores, and those workers don't get paid much. The building was mostly homes of all kinds, but it did not attract many new businesses. Like I said, most of these new moves are remote workers. Some people who moved here, who were not remote workers, are having trouble finding good paying jobs, they are usually spouses of remote workers. I moved here 8 years ago (I came from Colorado after the woke politicians messed up that state), and I am making plans to leave Ada County in the near future. The locals are extememly gaga over Boise, they were raised here, but people coming in from the outside think it is boring, and super hot in the summers. I predict a lot of new moves will leave in years to come. Before all the nonsense, it was worth coming here because homes were cheap and roads were not crowded, Boise is a small city. That has all changed. It isn't worth the price of things anymore. The amount of things to do does not justify the high costs. Summers are shot because you get high ninety degree days, even 100 degrees or more. Mid-June to August is just HOT. It is very sunny so you just bake during that time of the year. Your air condition will get a work out.

      I do know one couple - she works remotely for a CA company. He actually commutes to CA every week! I’m wondering how much of the growth has been driven by California retirees. Our Nampa house lost its semi-rural feel to subdivisions in the last three years. There are cars in the driveways back there, and some kids, but I have no idea what the real demographics are. I should go on walks more. If you strike up a conversation with someone at the store, chances are this person is from California.

    Moved here in 2014 wanted my freedom left upstate N.Y. after mom passed and I see what's happening here like I did in N.Y. had small farm 45 acres I was constantly chasing people off it got to built up , wells were going dry ! Came here to be close to wifes family and I see the same thing .

    Travis, any way you'd consider doing a similar tour for San Diego? You are so insightful and foot on the ground man - would love to get your thoughts for the San Diego Metro area - particularly North San Diego County. A LOT of construction, but I see mostly Luxury Multi- and Single-Family. Please keep doing what you're doing brother, love the genuine opinions and insights!

      You’re not going to find anything in San Diego under a 1M up north we’re out of land. If you find a SFH those houses starting priced at 1.2M with 1k monthly hoa plus mello Roos. Travis was in San Diego 4-5 months ago and only houses he can find was townhomes by Carlsbad area starting price over 1M. Those townhouses that he did a video look like a shoe box 😂.

      I have sold 5 homes in greendale grove and I live in the hills in a subdivision that was in your drone video and have a rental in the area too. The specs have slowed down drastically and prices have stabilized. How do I know? I’m a full time realtor. Believe me people are still coming and a lot of star is full of first responder super commuters. A lot of the local land was bought during the 2008 crash so penny’s on the dollar/ lower holding cost. The negotiations are anticipated to slow down as we’re starting to multiple offers again in resale. Also Hubble was just bought by woodside homes who is owned by the largest builder in the world, a company from Japan.

    Yep! I bought in 2019 and sold late May 2022 in Meridian, Idaho near Star/Boise at the peak! The buyer was an elderly man that sold from Calif paid cash and has since sold the house I sold him at a loss of $80k. So what you are saying is reality!

    Most of the spec houses with "sold" signs are not sold. The builders don't want them to show up as inventory because it would undercut prices. They are shadow inventory. Builders may eventually have to abandon this sales practice if shadow inventory gets too large and expensive to carry. This could then trigger a cascading effect of downward price pressure.

    In Fargo, I saw an entire neighborhood go up in one school year, including a water tower. My grandson's school was in a field the beginning of the school year. By the time school was out, it was in the middle of a neighborhood, most of it occupied.

    I thought boise had so many people moving there, and prices got expensive, and they need tons of housing. Now housing is built, and it cant get sold? Should have built apartments for the locals to help with homelessness, or build townhouses priced at 250k so locals can have a shot of buying it. Such a waste to build like this and not get sold, and people still struggle with having a roof over their head

      @@sues3218 i said build to help with homelessness, not that it has alot of homeless. There are people there struggling to pay rent and many living in cramped conditions. Many people from California has moved there over the years driving up rent prices.

    Thirty years ago we were traveling around the Western US. Idaho was beautiful and considered moving there. We picked a different state. We wanted more land.

    I am trying to understand the attraction to the area. I live on the Gulf coast a few miles from nice, sugary white beaches and a subtropical climate. Home prices are nowhere near as high as those homes. I would like to know what in the Boise area would draw me to live there?

    It's the same scenario playing over from the 1970's when I lived here and interest rates rose and construction collapsed. My relative had over 100 homes finished or under construction, when the economy went South. He lost all of them. A very large builder. They must continue to build or they are bankrupt. The homes were being sold to Californians and construction workers. The workers lost their jobs and the Californians left after 1 year.

      Last I looked 24 direct flights from Boise, Chicago and Atlanta, followed by tons of west and southern direct locations.

    Our kids and grandkids are in Meridian and we've thought of retiring over there. I love the Boise area! But the builders never seem to put in decks or patios! Why is that?

    Isn't this NICE ? Will spread to every city over time but we still have only few home buyers . Debt to income ratio still to high to make payments and have a life . Be patient we are just getting started for 2024 & 2025 markdowns with resale or new home prices . We remain .

    The real information is in the comments column. Same with any reports on other subjects. No trees in sight so it looks like a compound. Remember your realtor is not your friend as he works for his broker. Plus the loan officer wants a big cut, so the seller wants as much as they can get. You have for opponents and they all will be nice to you. You can do better if you can hire an agent who has access to home listings,and will work for an agreed upon fee. Should save near 20%. I wish you well.

    Any body living in the area, a real local person, can you tell me what are the annual property taxes for a property like those shown, state taxes, and local taxes percentages. Is this a tornado area, since there are no mountains?
    Thank you to the ones telling about the the water and sewage luck of infrastructure, cows smelling, heat in the summer, summer and in winter cows smelling, factories smelling, etc. That really paints the place if we want to move there.

      This is the Treasure Valley area. It was overcast that day, there are mountains all around the valley. Taxes are around $2000+ per year. Those homes are lowering the water tables and many longtime owners wells are drying up in some areas. Roads aren’t set up for the massive build up. Star takes a long time to pass through now. This was farm country. No tornados but can get windy.

    Hi Travis, you beat up on Lennar alot but in my subdivision the construction manager is a fanatic about clean. No company is a monolith. Good parts and bad. My Dad who has been in construction for 40 years walked my house with a full list of items he was prepared to annilate the builder with. He found only 2 minors issues and walked away impressed with the build.

    I do crane work, and just a couple days ago set trusses on a house facing the interstate, I mean about 100' away, and 10' from the neighbor houses, Pocatello area. It's over in the Boise area, I wouldn't go there on a bet. The big thing (pun intended) in my area are the huge apartment complexes going up all over, many look like army barracks. Sad, as those people living there are pissing their money away on rent instead of buying a home, and they are expensive!

    As a real estate developer I get concerned when every subcontractor has brand new trucks. All the trucks are less than 2 years old, any reduction in the sales flow for these guys and their truck payments will be hurting.

    I live in Boise Idaho - Native 50+ years. During 2021 it was ridiculous in how high the prices came up. I own two homes free and clear and I want to buy one more in the North End of Boise but I'm still waiting for a little bit of price reduction. Caldwell and Nampa are not part of Boise. They are part of the Treasure Valley but an entirely different county. Star is CRAZY busy right now.
