How to Remove Somebody from a Property as a Security Officer

  • Security officers are often asked to remove people from a property for trespassing, disorderly conduct, theft, etc.. Still, they are not usually given much training on how to do that calmly and professionally. We can often escalate a situation because of how we communicate or approach the problem.
    In this video, we sit down with Josh Leon and talk about these types of encounters. We also give a few examples of what to do and what not to do when asking somebody to leave a property using our training simulator. Let us know if you have any tips for these types of encounters.

    Great video I’m a retired police officer I work part time as a security officer (prior 15 yrs experience). Get someone to leave the property take an “Art of salesmen-ship”. Be polite and professional and show compassion. That approach has worked for me in 90% of the time. I was a Field Training Officer for many years in the police department. I always trained guys to show concern and compassion to people those are two techniques to calm a situation.

    I always ask them nicely. I usually tell them that the client doesn’t want anybody on this property. Then I tell them thank you for understanding and to have a great day.

      Speak softly, and carry a big maglite. Given being over six feet and 200 lbs being confident, alert and polite goes a long way.
      I have had people that eyeing me up.
      Verbal Judo is what this is.
      Here's an issue. It's not personal.
      I am asking you to do this...
      If not then I will do the following and this is what will happen next.
      Like reading a weather report. No emotion.
      The clouds roll in. It gets dark. It gets cold. Then it rains. Now you are wet and cold and miserable.
      So am I.
      You don't want to be wet cold and miserable and I would like to go back to my coffee. That's whats in it for you and me.
      I don't get paid extra to respond to incidents.
      Of course it's not anyways
      26 years.
      Given the options my first suggestion is the best.
      Now that works 90% of the time.
      Unless they are very drunk or very high.
      At that point save your breath. Go back inside and call PD.
      The other scenario and I'd love a suggestion.
      The guy says ok sounds good walks away.I say have a good night and stay safe.
      The the GF "Are you going to let the F****'* rent a cop talk to you that way...."

      That's how I do it to respectful because you can get hurt or worse you never put your life or someone else's life in danger

    I worked overnight security for a side job and my director said he always slept well at night knowing i was there. "Kane's working? it'll be fine" which in retrospect was high praise 😅. I was looking for videos to make sure my responses and mindset were on target for a new security job and to brush up, i align with everything said here 100%. Anytime i have to touch another person or call PD i consider it a failure of an interaction. Some people don't give you a choice but 95 out of 100 are just having a bad day and something has set them off, give them an out that saves their ego and they will leave. Slights to a persons ego or perceived disrespect are the quickest way for things to go wrong for everyone.

      Yes, you have no idea what is going on in their life and all people need to keep that in mind. Maybe their spouse just asked for a divorce, maybe their kid has cancer, maybe THEY just found out THEY have cancer, etc. Or, the worst possible, maybe the IRS want to audit them! Joking, but not...

    I’m just starting out. I haven’t experienced my first post. My full time job is customer service and taking escalated calls. I find that when the call starts escalating or they come in already escalated, I drop my voice lower and I talk softer. Truly value what you’re doing here. I’ll be back to watch more. Thank you.

    Always acting in a professional respectful manner by being friendly and helpful can make a big difference with people’s perception of you. Informing trespassers and allowing them time to think about what you said is also good. As miracle max once said, rush a miracle and you crappy results. If immediate compliance is not necessary, tell them that you will check on them a little later. Asking how you can help is a good initial approach rather than why are you here or what are you doing here, or excuse me you must leave right now. I wished I had worked for Titan in 2014-2016 as an armed security officer, in the State of Virginia. Now retired and head of security at my Church. Liked and shared the video with my team. And subd. I’m training my volunteers in the lawful use of weapons as defined by State Statute, and to be proficient with them, and when to deploy them. And in de-escalation and physical control techniques to restrain someone to prevent or minimize injury. Which there is not much instruction about that . Most DoJo instruction is on fighting with techniques that will result in criminal charges. My instruction t doesn’t involve strikes, joint locks or pain for escort or grounding. I teach parry, block and trapping. Looking forward to more content by you.

      @@chuckh4077 True, treating someone with dignity is always the best place to start, then deflection is the next step. Then give them some space and time to respond. Then give them an option to leave instead of getting the Police involved.

    Great video. Thanks for taking the time to demonstrate these types of things with us and with your officers. A lot of companies just kind of throw you out there without proper training or De-escalation techniques. It really will get you a lot further by talking to people in a respectful manner

      As an armed Security Officer,
      I had a situation working in a Department of Human Resources Lobby where I was trying to calm down a loud angry, abusive, male who is cussing, refusing to calm down, and admits he has a mental disorder that causes him to become aggressive which he is having to take psychiatric medication for. And, there are little children in the Lobby with their mother who I am having to protect from being harmed by this nut case if he were to pull a knife or firearm?

      @@TitanProtection0911 Despite the fact that I don't work in the security industry I want to say thank you for addressing the camera issue. I've seen to many video's on youtube where somebody with a Camera has been standing on Public Property and some security officer will approach them very aggressively. I even seen a video where it was hotel security who had to cross what looked like a busy highway to confront the person. To me he made himself and the hotel look bad.

    Where I do security it is Observe and report! If I ask them to leave 99% of people leave. If I run into one who refuses to leave I call police thats what they are payed to do. I do not have any form of pertection so let the guys who have the guns deal with it and I have been in security for 21 years. I am alway polite ask them how there days going and tell them it's private property the company does not like people being on it after closeing and most leave without any problems!

    I've been made aware of a theory that states the following. A subject will typically follow the last directive or statement given. In context it looks like this. You mention what you'll have to do, e.g. contact pd and wait it out, or you can leave on your own. Typically the very last suggestion given tends to be the action taken by the subject. My companies approach is security through community. We work downtown Portland and we have a division of our company that is called "loving one another" that helps with resources like clothing and food or vouchers for shelters. We all carry cigarettes and will offer a cigarette and just operate on a very human level. We have access to and use most contacts first names cos they are all regulars. Using thwir first name helps a lot as well as using your own name. It is a night and day difference. When we get the initial double kickstands... our approach to security flips the script on them. They aren't used to a security officer that is compassionate. Its awesome. Best company I've ever worked for.

    I worked armed security in Houston, TX. From my uniform to my duty belt and weapons projected "Cop". But I knew my role. I used verbal judo to prevent fights and get keys from drunks. But sometimes the fight is inevitable. Just be smart and wear a think skin to work everyday. It's a job and you and the person/ people you deal with could all be in court at some point. Leave your ego at home not your brains or balls.

      I listened to a video by MMA legend Bas Rutan who said he very rarely had to fight when he was a Bouncer. He said that most times he was able to calm people down by talking to them and talk them out of their anger. Considering his skill level at fighting I figure if he can be like a buddy and deescalate others should listen.

    Im impressed!! A Leo that believes citizens r not criminals at first site. Realizing we r all human beings!! Realizing people might just need a little help, a little concern. A little helpful direction in a peaceful manner. And the words fuck u( etc) never hurt anyone physically!!! I for the life of me have never understood the Leo ego thought process. If a Leo wants to deal with nice , peaceful calm people most of the time . Become a librarian!!

      @@greggarcia6294Property owners and security guards can ask you to leave. If you don't then it's trespassing. In most states property owners/managers/security can use reasonable force to remove you. If you were dealing with me you'd be tased or shot dependent on the force you are using before you'd be able to put me in a hospital. Maybe you can push around some unarmed security kid but armed guards will absolutely defend themselves. Ive forcibly removed many people and have tased or OC sprayed many people. Ive also had a hand full of people arrested after they put hands on me and i defended myself, detained said people, called the police, pressed charges, testified in court, and won every time.
      Obviously you don't understand private property laws, use of force continuum, and self defense laws. If you did you wouldn't make such a stupid comment.

      There well and truly come a time where hands on is required. I highly recommended that you don't be the one to escalate.
      There are times where in defence of others or defence of myself I have wrapped up a person and bodily removed them from the property.
      Those folks are at a certain level of intoxication
      Before considering that option. Is this actually my problem. There's a thing called winter here. It's damn brain numbing cold at night in the winter. Rather than going outside and muscle someone off the property. Standing inside the heated vestibule watching the intoxicanted individual carrying on for ten minutes and getting colder by the minute, watch them walk away.
      Go back to the desk and write a report.
      Can I call back up and walk away. The outcome is no longer my concern.
      Hospitals... That a different kettle of fish.
      They are patients. No strikes will be permitted.
      Human avalanche and a needle will end that situation.
      That comes with its own issues as when it's lights out they were tranked all day... 😂

    I can recall working at a homeless shelter as security & when dealing with someone who was going to get a CT, I remember telling them one thing which always worked & never involved me gets my hands dirty. I used to tell non-compliant subjects that they had to go, period. If they refused to follow directives, I would tell them to go ahead and "stay put" because I'm not going to do anything but our local PD will. Which usually resulted in arrest & it worked 90% of the time.
    I would even double down and tell them to stick around because the local PD officers need them to be at the location in order to issue a criminal tresspass. This normally would result in them leaving & not complaining

    My 1st security job in texas was post work and friday/Saturday night bar work...I would never show the person up in the eyes of his peers..I would just tell then they can walk out on there own..😁

    My agency has its own police department so they handle that side. We are simply observe and report unless we are attacked…then and only then can we defend ourselves.

    I begin with a greeting if its a first encounter. I identify myself and I proceed to keep a calm respectful tone while beginning to identify them. I follow up with some questions and or politely inform of the rules and regulations. From there I advise them to leave.

    Don't try to be a HERO. That will get you in legal trouble or injured or worse.
    Call the COPS. Then, if you have to get physical, at least you have backup coming and it will look better for you when it goes to court.

    Sounds good. Very rarely will cops come in 55 minutes or less, and being a patrol doing multiple accounts, I have less than twenty minutes per hit, so if they refuse to leave, we call the cops and go within the time amount I have at each account.

    Being in the security industry from my experiences deescalating is the golden key and using / approaching someone by first name basis is very disarming . It’s works all the time ! 90% of the time it’s just all psychology.

    To be clear in Florida: its a 2 party state. Depending on conditions: ☎️💻📹 , you by law must inform, comply with any DV filming-audio-phone calls. You can not 🚫 film, audio record a person with no expressed concent.

    Been doing this for over 20 years. be respectful and courteous but firm.. let them know that unauthorized persons are trespassing and police can/ or will be callled.. they quick to leave then.

    What if there are small children around and I am dealing with an angry aggressive man who is refusing to calm down and admits he has a mental illness that causes him to loose control and is having to take psychiatric medication which isn't working. And, what if there is small children and mothers in the lobby that I am having to protect.

      Distance is your friend. Keep everyone away as best as you can and get help coming. If that fails, be prepared to defend yourself or others.

    Hard striking always works for me. Get them to put there hands on you then it's self defense. Especially working 3rds in parking garages in a violent city

      Try working the projects at night in flint, MI. I search and clear prolly 8-10 vacant buildings a night and every time we find someone inside they’re high on god knows what and ready to fight. Right now we’re averaging 6 arrests per week on night shift

    I’d love to hear your approach at Mexican bars. We work Mexican events weekly. The people are non complacent no matter what you say or do. We do not want to call the police so we tend to just keep trying to get the person to leave. This tends to be a never ending cycle. Any other tips appreciated

    So I'm a security guard and one of my duties is to shut down the apartment complex clubhouse at 10p. The thing is the key fob to the CH doesn't work after 10 so people will just shut the door and ignore me. It's hard to enforce the rules thru a glass door. they mostly just laugh at me. What do u recommend I do?

      Let your company and client know you cannot fulfill your duties with your current equipment and why. Complain in person or note the situation in your reports. Do what you can, document what you did. That's what I would do at my site, but I'm not familiar with your exact situation. Good luck and peace be with you

      Correct, leave or vacate the scene is NOT always practical. The client might be mad too. They pay for & expect results. Not Dr Phil gib gab.

      In Florida, FDACS.gov a licensed security staff can use the force needed to detain someone pursuant to a arrest. You don't have to be aggressive or confrontational but in 2023, excited delirium is a common problem 😵‍💫 . I'd add in FL, some public offices-clients get "1st amendment" types, public auditors. They seek out conflict to get $$$, law suits, 📂, soc media views. These jerks are a massive pain.

      The terms guard, agent, officer, marshal, trooper are used often. I don't get hung up on guard or officer. I agree with a "guard" for 1 specific location or place. A officer does patrol, uses a office or goes from location to location.

      In certain jurisdictions it is illegal to even verbally refer to one's self as officer, Detective, agent.

    Man I'm posted at this giant abandoned building by myself armed they set this place on fire the pipe bust water everywhere, every window and anything glass busted, they throwing rocks from the roof busted officer personal car window. I kicked 9 people out yesterday alone lol cops said if they are firing only then we will come not if they armed lol. They used to only come over night now it's as early as 2pm if they aren't already in the building😂

    What should a security officer do, if one drunk, patron is in a heated shouting match, and asks the person he’s fighting with, where they are going when they leave the premises? Obviously, intending to do them harm. All of this in front of security.

      If possible, seperate the patrons first and foremost. Stopping the verbal argument before it gets physical would be ideal. Gain the focus of the patron - get their eyes and attention on you - and attempt to talk them down while seperating them more from the person they were arguing with. If you feel justified in removing the patrons, don't eject both at the same time through the same exit. Eject one, try to make sure he's off the premise and property before removing the other. I always tell my guys to think of the outdoors of the venue as an extension of the indoors (and in my location, we're legally liable for both regardless if we own the outer property or not) and do what we can to ensure the hard talk inside doesn't lead to hard blows outside.

    I'm in Fl. I had to physically remove a homeless guy from a McDonald's we have who was not listening to reason and threatening the manager and employees we called the cops several times. So I put him in a full Nelson and walked him outside set him down on the curb .

    What about asking street vendors ,petitioners, kids selling chocolate , guys selling flowers asking them to leave but they won't , even though you explained it that property management don't want any of them in property even though they think it is public parking and also people jump in your business trying to explain the rules and regulations without escalating situation?

    .I work security near the border (USA/México).. most of theae "customers" are rude, disrespectful, don't likw to be told what to do... The sad part about everything (even though the security guard is right and doing his job) is that the "customer is always right!" Even if the customer says the sky is red...to the business it's red.. even though it's blue this sucks .. the customer ia always right. .. this aucks and is hard.
