Sometimes folks just have to face the thought of moving to another area where homes are more reasonable. Hint: Try OLD Bullhead City, Arizona. You can STILL buy a mobile home of your own for only $100,000. That’s right, only one hundred thousand, AND that includes the land it sits on, approx. 50’x100’. Seriously, you have the Colorado River a mere walking distance away, with nine gambling casinos on the river bank across the river in Laughlin, Nevada. And we’re only 90 miles south of Vegas. Water taxi’s move people from one casino to the other, for those who don’t drive. There’s plenty of water sports (fishing, jet skies, etc.) and the best Springtime in the nation, imo.
This was awesome. Hearing from a lender on what they are seeing is a treasure of knowledge for me. I am going usda guarantee and have heard crickets from two agents. I think they may not want to take on anyone they will be writing multiple contracts for. It's frustrating because I don't need closing help and that should be attractive. Fingers crossed. Thank you for covering the self employed options. This has seriously been a huge considering factor with our move from WI to FL. We're very heavy on deductions but have a lot of equity in our house and no other debt with high cash savings. On paper our business income looks terrible, but we can easily make large mortgage payments relative to our profit. I was stressing out about having to find a w2 income before moving and hurting our business.

I dont know but everytime i go apply they have new excuses and some just discriminate... first time i aploed i was emplyed amd made under 20k and i applied for 115k cuz i had a car loan i owed 27k on. So didnt find a home that time. 3 years ago. Applied again on a year and a haff self employed they say i need to make 45k but before was told i need to make 30k well i made 31k last year and they said i dont qualify but yet made way more.. i rather buy a trailer then deal with all these decoration and lies from the lenders...
