Love your stuff, Dave! Closing on fourplex #2 on 08/30/24! Thanks to BP for teaching me how to do it. Been watching since the early Brandon Turner days. Really appreciate you boys. Keep it up!
I have been trying to get into real estate since jan. Been turned down so many times n i got better credit then most ppl. Lol. Cant catch a break. Not gave up. Im getting one this year lol. Its going to happen
I honestly don’t understand where people are coming up with $1000 insurance for a year??? I work with insurance and I don’t think I’ve sold a policy for less than $1800. Average is $2000-$3000. Even more if it’s a rental property. It’s very misleading to come up with those numbers. I’m in Minnesota and we had the highest amounts of claims past year and therefore some of the highest insurance rates.
It's because the video was recorded over 2 years ago when insurance was cheaper. They repost this exact video a few times a year on all their biggerpockets related channels. Just search the title in RUclips and you will see the same video pop up multiple times.
Hey there! Great insights on small multifamily investing-definitely a solid path to financial freedom. I'd also recommend looking into Turkish real estate, particularly in cities like Istanbul. The rental demand and potential for high ROI are exceptional, and there are properties starting at very affordable prices. Plus, Turkey offers the added benefit of citizenship through investment. It's a unique opportunity to diversify your portfolio in a booming market. Let me know if you'd like more details or have any questions!
please help me,😢I have a problem;I always get caught in the middle between the buyer and the seller. "The seller says they won’t provide the financial information to the buyer without receiving an LOI, while the buyer says they won’t submit an LOI without first seeing the financial information. Why isn’t the seller satisfied with just a POF and an NDA? The buyer has the right to review the property’s details before submitting an LOI.
I get it. The market is wild. But, believe it or not, this could be a golden opportunity. Prices are adjusting, and there might be deals to be had. I've been eyeing a duplex in a decent neighborhood.

Once you have purchased your rental property, come check out my courses. Unlike most of the RUclips content out there, I am NOT a private small landlord. Instead, I come from decades of working at the large national and statewide Property Management organizations. My landlord Training courses go over all the business practices that we teach our leasing agents at these companies.
STOP TRYING TO MAKE THE CONTENT LONGER THAN IT NEEDS TO BE! Took you took about the 12th minute to get to anything of value! There's more filler here than a $ .99 hot dog!
I live in Ohio I am looking at a five unit apartment building and I am having a hard time finding insurance. the most recent quote that I've gotten has been for $6,000 a year does anybody have any recommendations?
Actually , you should monitor those friendly real estate agents in the biggerpocket because one of them was from Texas I’m not sure I think he was from San Antonio and he was a manipulator with due respect for other agents and he was messing with me .I think it is better to put an option on how would you rate this real estate agent that responded to you or you contact and we will respond anonymously.
8 minutes in and the whole video has been pitching this course.

I need some creative financing for mixed use multifamily/commercial that will cash flow off the rip.
I'm starting to think about investing in real estate, especially with this crazy market. I've been looking into large family properties.

very true, good content but first 20 min boring and just repetitive repeating every other youtube video on multi family vids
Anyone still making this work in California? Numbers and ROI much different.

Check with Farm Bureau, I found the cheapest insurance coverage with them. Around 1800 for a duplex
Is "Show me the Money" , "De-Mystifying the House Market", "Ace your analysis" Bonus gifts still offered with this code? 😅
These videos are just commercials to sell their own calculator.
