i think few things you left out. on that 2800 (which i personally think is the more realistic number) you should take out, HOA, property management, lawn care, cleaning, internet, water, electric etc. also keep aside to a rainy day fund for maintenance and repair. at a minimum i think these operational costs will take out another 1K. and also if you bring in partners to finance the property, they will need to get paid too.
Finally some info about condotels! Side note, it would be good to mention hotel management percentage fees or Airbnb fees and extra costs to get a more accurate number. 😊

And your PM fees are something you can always negotiate. We have to pay the dues Every month. The monthly HOA covers most of our utilities + access to all the amenities… This is a “condo-tel” so the amenities are very much like a hotel.

From what I hear, management fees are upwards of 40%. I would like to know some actual numbers, though. Chicago has some nice Condotel options.
