    I feel that eco-tourism and eco-friendly building and living is needed more than ever. It really is about a change of mentality of the local government, but also of the expats that go and live in Mexico. Thanks for the video, Trish!

      YES! I actually slipped and tripped upon one today that I was really impressed with. We were doing a part 2 to this video which was kinda feeling ugh....then we went to one and she had a totally different concept with eco friendly building and ideas intergrated. We were really impressed! Not many have those things in mind.

    Great video Trish! Like you said, we know it's going on, but to see it put all in one video that shows one after another after another is just depressing 🥺 And you're right - Selva aka The Concrete Jungle does look like military housing!

    Thank you. It makes me very sad. We first came to Puerto Morelos in 2010 and fell in love with the quaint little village. We have stayed numerous times in Condos and the last several times was the Palma Real. While we liked the choices offered at the Chedraui, we missed the little grocery store (Casa Martin) that we used before. I understand the need for progress but hate to see changes that will soon have this beautiful area become a mini Playa.😥

    Nice seeing you again! I'm sorry about the growth which will bring more traffic, strain on the utilities (which you mentioned as I was typing, lol), and lots more foot traffic and possibly crowded restaurants. When growth is more organic, things happen in increments, and as you said this is happening all at once which must be difficult to take. Yes, that phase 1 looks institutional. Too bad the ordinance was changed allowing such tall buildings to be built on the beach, ruining the view for everyone behind them. These videos are entertaining and informational, a good combo!

      Can't believe this, Puerto Morelos is turning into a mini Cancun!..I was in Puerto Morelos in 2016 and didn't see any buildings like this.... it was such a tranquil little village... I am shocked!

The girl we met really changed me and my friends attitude about their concept. We were both super impressed and its only 11 units and really nice and high quality with care for nature!!! It was a pleasant surprise honestly.

      Also, Selva Escondido...ugly! But so many of them are, they tear the jungle down and put up buildings and concrete and it's just going to increase the heat in the area, which is already unbearable in the Summer.

    My mom and sister were there last year, and we were just there a couple weeks ago and yah.. the change is crazy. never mind the shops moving around lol (bookstore, etc) but it was sad to see all the development. It'd be great if it was affordable for the people who live there... but those prices are crazy!

    Great video with lots of effort to show us what’s going on. Really appreciate Trish! Like others have commented, I like your style presenting. We owned a condo for 10 years in Palma Real-right beside the skinny high rise on the beach. It is surprising how nothing happens for a long time and then everything happens at once.
    I’m surprised how much of my heart is still there.

It was a long day of filming and a lot to take in but I knew I had to get the info out because even the people that live here didn't know a lot about the buildings going up!!! I honestly need to do a new one because I have found like 15 new buildings going up since then!

      People that are moving here now are no longer the "budget " type. They want something cheaper than the US but not cheap. They are sold out on these buildings and therr are more to come....sadly.

    Just like Tulum. Uncontrolled development just for profit without the infrastructure to support it. Parking and traffic are going to be real problems, but how about water, sewer, trash, power?

      Yup I mentioned that in the middle of the video for anyone buying these condos be ready.....because we will have water and electricity problems and nothing is ever fixed right away...it's mañana haha

      In puerto morelos you have 3 or 4 places, water distribution. You need To bring your huge bottle. As far i remember, i stayed 4 months there, the system is osmose reverse + they put la ceiba in the water wich is an endémiec plant t who dépollute thé water.

    Trish, my first visit to Mexico captured my heart and I absolutely Love Puerto Morelos. My brother and I will make our fourth trip to Mexico for my birthday this November. We are staying in an Airbnb on this trip (no resort this time). We connected with a local on our first visit in 2018 and Edgar is now our Mexican brother. My visit is exploratory this time because I plan to retire in Puerto Morelos. Hopefully we could meet during my stay in November. I would love to see some of the new builds in Puerto Morelos!     This is a great video showing the growth of PM, what’s interesting is that one thing I’d add, most the colonial side construction was actually aimed at Mexican citizens but when the pandemic hit sales slowed and was revamped towards expats and investors, and has blown up since, and I believe that has the secondary effect of these condo construction projects, and auxiliary projects like retail, restaurants, and services. The downside, I’ve seen a jump in costs of 10-15% since 2019 because of all this. How it will impact locals and economy long term will be interesting

      Thanks for the great comment. Yes these types of buildings just changed the whole trajectory of Puerto Morelos. It's not going to be any type of small fishing village anymore. Locals can not afford it anymore

    Great job Trish! I've wanted to see a video like this for the past year. My wife and I came to Puerto Morelos in 2012 and with the exception of 2021 (covid) have been back each year. The changes are astounding and the acceleration in these changes even more astounding. I think people will always miss the way things were when they first visited no matter when that first visit might have been. In 5 +/- years today's new visitors are going to be missing 2024! Thanks for the video and the effort you put into it!

    Thank you for the video.
    The amount of growth happening so quickly is indeed overwhelming. Crazy that they are allowing tall buildings so close to the beach. Keeping a bigger set-back would have somewhat preserved the (former) character of the place. I sure hope some thought has been given to sewer / water etc. With all this change, it may stop being the little place we fell in love with. Which makes me sad - but at the same time, we're not locals either, so I guess we are part of the 'problem' - and in the future we may even end up being people who stay in some of these new places. Clearing so much jungle is a shame. Then again perhaps better than displacing locals? I really don't know what to think.
    Perhaps a future video can show us some of the Colonia that has not (yet) changed too much :)

      Yes its a lot to deceifer! I have all kinds of feelings about it but I tried to keep this video as diplomatic as possible! They way they cleared they cleared the junlgel is a shame. I just hope the town tries to update and keep up with the changes as far as sewage, elecricity, traffic control and parking....but I don't know. I will admit since we bacame our own municipality a lot of things have been inproved so that is good! I am just not sure they are ready for the infastructure! This time next year will be the big test.

      Well it's not as much the "feel" is taken because of the buildings as it is they type of people moving here. They are bringing their high stress and big city culture with them. The being in a rush and mad when things are late or not done like they are used to. Or aggressively honking and shouting or yelling at a clerk at Chedraui. The people moving here are trying to get away from stress but they are just bringing it with them and spreading it here.

    The lake chapala area (whole area) is an example of what happens when the growth outpaces the infrastructure. they have a lot of electrical outages (weekly!!) which also means the water is out when that happens. Traffic is off the hook and prices have continued to go up. We stayed in Jocotepec at the RV park for a few months and left....no thank you, Lake Chapala.

      ​@@MyTrishAdvisor Yeah, bit gringo tourist places and big gringo expat places are not really our cup of tea. We're here for the Mexican culture.
      We were in Santa Maria Del Tule, Oaxaca (near Oaxaca city) for a few months and then went down to the Oaxaca coast early in December... We are here for 4 months in a pretty remote (8 miles of mostly dirt road to get here) village that is a big Mexican vacation spot for snorkeling and weekend trips (Bahia de San Agustin....it's west of Santa Maria Huatulco).
      We plan to go back up to El Tule after our stay here to work on our residency and rent a casa for 6 months. Who knows, next winter we may be twiddling around in Quintana Roo (perhaps w/o the RV...just suitcases, busses, planes and vacation rentals.

    Wow,I’ve been going to PM yearly, since 2020 and although ive had seen some constructions going on, it was only limited to the area near OXXO and the plaza😂..I mainly stay at the beach all day and I had never ventured out beyond Chadrui area. Didn’t even know all about those condos and military style houses!

      Oh wow, yes, Selva Escondida, I think, has been back there 5 years....I remember smelling the burning of the jungle when they were clearing it out to build. It was every night for it felt like months.
      Since this video, I have found like 15 NEW buildings that are now going up! Most are on the beach side. It's crazy that it's literally changing our coastline view.

    Thx for the tour. It does seem like the growth of condos is a lot but even more shocking is that most have already been sold! This is our first time here and we love the town. We love the restaurants and the live music! We are staying thru end of July and have already signed up to stay in this same condo starting Jan 2025. Cathi

    The first time we were there was about 7-8 years ago, last month was our 4th time there and we were very disappointed. The prices doubled, no more the cute little finishing town. 😞

    Good video. By the way, the first street in from the beach is Melgar, not Manglar. Also, in Mexico they don’t count the ground floor when counting stories. I don’t know why. The law used to be two stories and a palapa! I lived on Rojo Gómez for 7 years, until it got too loud, dusty, and crowded. I escaped to Villas 1, and I love it.

      You know I have always said that since I've moved here and I KNOW it's wrong but I'm in such a bad habit of it! Hahah. Yes we loved on Andreas QRoo for 5 years and might sound crazy but we LOVE la colonia!!! I was so sad to move away from the beach but once we were here I was like wow what a relief!!! We actually see the beach more now living here haahhaa

    Nada de estacionamientos! No parking? The Municipality should require parking as an essential requirement for the construction permit and leave space for sidewalks in each of the new buildings

      Well as far as investing it would have been really good to buy 2 to 3 years ago. The resell is crazy roght now but we can't afford where we live.

      sorry but that is the attitude that is killing coastal Mexico. This attitude of coming in and seeing it as an investment is nothing but greedy and not respectful what so ever. I wish people could just visit a place, enjoy it, and then leave. Stop with the constant real estate investment mindset.

      That's my point. If all the gringos going down there decide they want to buy that is what drives the development. This has been an issue all over coastal Mexico since the 90s. My question to you is this- how does your 'ggod investment' serve the local community?

    I spent 4 month's in a Palapas house next to the Layla Cafe.. One THE.. best time's of my life! I've been coming back regularly since then.. But I don't like all the new upmarket buildings at all.. It was so cosy and down to earth as it was 😢

      It also is changing fast it has more room so it Doesn’t seem as extreme. But its changing faster than the beach side.

    I lived on the other coast, in Bucerias, last year. It was a small village, but the number of big condos going up right on the beach was insane - the construction and noise was horrid, and I don't know how the infrastructure is going to handle all the new builds. Not to mention prices there were insane - 700k USD for a 2 bedroom condo. In a small town in Alberta Canada that would get me a nice 4 bedroom house. I think many parts of mexico are changing fast from the influx of foreigners.

    PM Colonia side has been nonstop growing since 2015. However, not until lately the Puerto side started to experience it

      Yes its so far in the jungle people don't really pay attention.....only the people that live there know about it. Now they want to build 45,000 units back there over the next 5 years....is what I heard.....seems like that's exactly what they are doing!!!

    Actually Kaana and Luum in Selva Escondida are 2BR/2BA. Palmas has up to 3BR. The part of Selva you drove through is phase 2. What they're building now is Selva 2...not confusing at all to have two things named Selva 2. Doh!!

    Been visiting since 2017...every year I've said I want to live here. Not anymore. This January we seen jus part of this progress and I'm so worried for the town, reef, mangrove, etc! 😔 This is so sad 😭 we sadly are going to PV next Jan and I can't imagine how the town will look if n when we return. On a side note we have always walked the road to and from Playa Jaguar no idea we could walk the beach....how do u get around the shipping port?

      It might be changing but this is still my home, I love it here and even with the changes I will still be here but I am so ready to spend less time here. I really want to explore more of the center of Mexico and of course other countries but to see all the change is hard just because it is happening so fast! SHipping port....you don't.

      Watching from Vermont. I’ve spent winter in Puerto starting in about 2010. Haven’t been back for a few years and cannot believe the changes. And the prices!! Omg. A friend from there bought a condo in colonia side about 6 years ago for equivalent $20,000 USD. $130,000 to be even way out of la colonia is insane!!

      Watching from British Columbia, Canada. I was in Puerto probably 15 years ago and there was nothing there (barely)! It's crazy to watch videos over the past decade and see the growth but this is something else! Wish I could make it back down there but don't think it will be any time soon, unfortunately.     If there was 2 or 3 story buildings behind them they just got screwed out of their ocean view. I would be raging mad if I lost my view to these buildings. I could not afford to live beach side anyway but this is making me rethink our retirement ideas. In 7 years it will not be near what it was. The easy snorkeling right off the beach, the scuba diving off the beach, the non crowded beaches, the quaint square, All of that will not be the same. Boo..... Might as well start planning the new location to retire for a few years. 🙁

      Yup, you are absolutely right! My friends that live in Puntarena that is 3km away from the beach have a view they told me these buildings going up are blocking g their view too! It's crazy! A lot of people are VERY upset, not even that they lost a view but just mad in general, and that is what is going to kill them! They are putting too much energy into being mad, I used to, but I'm done. I can't control these things, and it's all happening whether we like it or not!

      It was an empty lot with some tall bushes. Casa Caribe was purchased by a huge developer so I expect that beautiful Hacienda to disappear as well.

    Nice to see you posting a new video. The whole Riviera Maya is going through this. Tulum is nothing like it was 10 years ago, and the infrastructure, primarily sewage and water are a problem, and the cenotes are taking a hit. Now with Tren Maya in place and the new Tulum airport, it will continue. The conveniences of these things are great, but at what price? Also, the entire Yucatan is suffering the highest rate of inflation in all of Mexico right now. We are currently in Playacar for a while, and it's not really for us. A lot of this new construction is overpriced in our opinion, so we don't have budgets like that. But, there are plenty who do, and they are feeding the demand.

      And some people are buying these condos without ever seeing them, on spec, for investment income only with no concerns really except for the investment opportunity in vacation rentals. One day, we'll hope to buy a house to live in - just a house. LOL

      @@MyTrishAdvisor Well, Playa and Playacar are not our vibe. We knew that before we got here. It's too gringo and too touristy overall. It's also overpriced. Riviera Maya was never going to be in our plans when looking for a place to call home because of those things, but our Airbnb in Campeche was a bad experience and we needed something over a holiday/snowbird season at the last minute that would fit into our budget, so here we are! LOL We literally left Excellence in PM on Jan 2, drove to Campeche, and on Jan 4 drove back to Playacar. Insane! And we have another stay after this in Tulum, only because MMJ has a festival called One Big Holiday at the Hard Rock in Puerto Aventuras in April. So far, out of 8 cities since we arrived over a year ago, the central highlands are looking more like home, but we still have 2.5 years and more places to visit before we decide. Both Queretaro and SLP are looking really good right now.
      We are wondering if you feel like you will be priced out of PM with all the growth and the inflation rates? What are your thoughts on that?

    Those that bought the condos on the beach will regret it. You are starting with hardly any beach at all. In 15 years your building will be swallowed by the sea and worth nothing. I'm from Florida and has happened in many places here. It just takes 1 hurricane, and PM has same problems we have here.

    I came to Puerto 11 times between 2013 and 2018, then didn't come back again until late 2022. (I met Trish around the time she moved there, then ran into her again in 2022. Cool gal!) The place changed exponentially more in those five years than the five that preceded it. Estoy tratando de aprender mas espanol, y el desarollo es un poco demasiado para mi ahora. (I'm trying to pick up more Spanish, and the development's a bit much for me, now.) Given the geographical location, I'm surprised it didn't happen sooner. (I've expended a lot more energy to get to places that are a bit off the beaten path than I had to to get to Puerto in 2013.) Sounds like the revocation of the three-story limit on beachfront properties is a factor. I'm pretty sure Puerto has relied heavily on tourism for a few decades, but the rapid, drastic development's striking, for sure! Reminds me of the changes in Tulum between my first visit in early 2001, then again in 2013. The area was pretty unrecognizable to me, lol.
    I'd guess the economic stimulation has to be appreciated by some of the locals, including the many newly-arrived. For visitors, there are obviously plenty of other places in Mexico with less tourism development, if that's your preference. Haz tu tarea, mis amigos! 😛
