We talk a lot about "side hustling" and multiple income streams, but let's face it, your day job is, most likely, your number one source of income. This is what most likely pays your bills and keeps food on the table. For me I’d consider my “day job” my freelance income. Even though I’m self-employed, I view certain income streams as the ones that pay my bills and others are goal money or fun money.
i think owning rental properties is not for the faint of heart. you have to be able to plan for vacancies, repairs, and deal with renters. while i haven’t completely ruled out owning rental properties is that i’m not sure that i’d want to deal with tenants. i’d ideally use a property management service to handle this for me. however, this could still be a great way for you to diversify your income.

Currently a 19 year old full time student for biochemistry and worker. I can’t do the 5-1 ratio for college because... it’s college lol. But because of these videos I was able to get a job and due to my scholarships I only pay 7k a year at university. But I do a 3-1 and invest 21k into assets and put the rest in school. Especially now I have no needs for shoes or cars or better food. These videos are a great boost to my mental because none of my friends think my investing is a good idea, so it’s nice to hear people who think along my lines.

@** REIT is ordinary income tax, NOT Capital gains like most dividends. REIT is only great on Roth IRA since you remove income tax completely. It's a recession, there are blue chip stocks out there that yields the same as REIT. Best Example is OKE which gives more Dividends than REIT but is on capital gains. OKE is currently 1/3 of its original price before the market crash, and kept paying dividends till now.
Consistent investing, "Dollar Cost Average", 401K, index funds, and for more advanced investors, Covered Calls, use the premium to buy more (same stock or different stock). With $0 commission, that was a game changer for me. I can now buy 2 shares odd lots and not worry about that ($5.99) transaction fee that eats into my future profit.

@@OtherDalfite at 5-6% yields I estimate at around 1.5 million dollars in shares you would get dividends kicking back about 70k / year. Which if you live modestly sets you up for life without a job. Doable over time. It's real estate without being a land lord.

For me I’d consider my “day job” my freelance income. Even though I’m self-employed, I view certain income streams as the ones that pay my bills and others are goal money or fun money.

i think owning rental properties is not for the faint of heart. you have to be able to plan for vacancies, repairs, and deal with renters. while i haven’t completely ruled out owning rental properties is that i’m not sure that i’d want to deal with tenants. i’d ideally use a property management service to handle this for me. however, this could still be a great way for you to diversify your income.

Currently a 19 year old full time student for biochemistry and worker. I can’t do the 5-1 ratio for college because... it’s college lol. But because of these videos I was able to get a job and due to my scholarships I only pay 7k a year at university. But I do a 3-1 and invest 21k into assets and put the rest in school. Especially now I have no needs for shoes or cars or better food. These videos are a great boost to my mental because none of my friends think my investing is a good idea, so it’s nice to hear people who think along my lines.
You have a big advantage starting out young. I wish I had started investing young like you. You will be far ahead of your friends! I also make videos to help people learn more about investing, maybe you'll find them useful.

You should learn trig, it's not like you're learning calculus. Regardless if you use it everyday it is a VERY basic math skill we should all learn. They should have financial literacy classes added on top of the basic curriculum

I've not once dealt with a tenant or repair I have no idea who is even living at any of my locations. Get a good property management company it is def worth the cost. All I ever get is a call saying we need to take so much from escrow to fix this or that

@** REIT is ordinary income tax, NOT Capital gains like most dividends. REIT is only great on Roth IRA since you remove income tax completely.
It's a recession, there are blue chip stocks out there that yields the same as REIT. Best Example is OKE which gives more Dividends than REIT but is on capital gains.
OKE is currently 1/3 of its original price before the market crash, and kept paying dividends till now.
Consistent investing, "Dollar Cost Average", 401K, index funds, and for more advanced investors, Covered Calls, use the premium to buy more (same stock or different stock). With $0 commission, that was a game changer for me.
I can now buy 2 shares odd lots and not worry about that ($5.99) transaction fee that eats into my future profit.
Invest in dividend paying stock- check, KO, AAPL, TROX, HON
Invest in REIT- Check, O, WPC
Rented out my property- hunt clubs pay more than the taxes and they manage the property for you

@@OtherDalfite at 5-6% yields I estimate at around 1.5 million dollars in shares you would get dividends kicking back about 70k / year. Which if you live modestly sets you up for life without a job. Doable over time. It's real estate without being a land lord.

Okay I'm five minutes in and now I'm starting to get an understanding
I bought some stocks in a medical REIT that invested in, well medical properties several decades ago. They only had 7 employees and paid a handsome dividend. The stock price grew steadily over the years and the dividends is very steady. I invested about $1700 at the time and only wished I had bought more! I still have that stock and two others since I retired 13 years ago. I sold off the rest.

Whether you're buying stócks or trading, there's never been a better time to invest and make the most either on short or long term basis. Stócks are being sold at great discounts so buy as much as you can and wait for the rebound.I myself made a few rather modest investments in individual companies TSLA, NIO, NVDA, AAPL alongside ARK ETF... Trade as well using the the right strategies, I work with a financial advisor and it definitely had an increase the value of my portfolio. Only the brave gets rewarded in these times!
@Larrisa Hager Try looking at investing from a long term perspective, we still have a good number of stocks which can grow around 20-30% before the year runs out although i use an FA .. If you invest now i'm sure you will get some great returns in the long term
