What a livable home! Without being a flat, it is one of the few properties that allows one level living. For those aging or with special abilities, that is a consideration. Dang, you get all the perks of country living (huge garden space) close in. I'd call that winning.

The property is very inviting and classic. The landscaping is simply endless tranquility. The pool is the perfect place to Zen. Fav features the stonework, flooring, doors, windows and the shutters, ceilings and that fireplace outside and in the living, area are EVERYTHING! There are so many spaces to relax and take in the scenery and relax. The hamlet is cozy, quiet a nice small community vibe. Thanks Nick for this wonderful tour.

I have to say how much I appreciate the way you greet abd intruduce us to animals, especially dogs. I've been meaning to comment about it before. Only good humans who love dogs will say, hello, och and this is Victoria, about a dog, like it was any person. You always do that and it's very sweet.
This property will fly away fast! Being in tranquil countryside but with neighbors close by, and all the fun Italy has to offer just minutes away is what I think many dream of. It's also got the garden, pool and two kitchens, separate one level livong areas and ancient arches to boot.
Lovely property for sure, and very much all you need for year round living with returning summer guests and family.
No work to do, waiting endlessly for Italian hands in construction to get things done, just move in and enjoy the life.

Wonderful property once again! A gorgeous building and I am always amazed at the all brick arches that just stay there for centuries without a keystone! 🤩. All the features of terra cotta ceilings, arches, fireplaces, stacked stone, stone walls, beams everywhere and the fruit trees, expansive views along with the pool. Just gorgeous. Really such a wonder to me here in Houston, home of ugly architecture and cement.

Fantastic property at a surprisingly good price. As you were coming to the end of the tour I was thinking 750k-800k, so 595k was quite a shock.
If I lived in the UK I’d probably make the move, alas I live in Australia.

There are some very "charming"😉 features to this house... not the least of which is Victoria but of course she doesn't come with it lol. Seriously.... this is a lovely property, I like that its in a cute little village. Also love the gardens, the way they're divided into pool area and multi-use area. The attic is so cool... and the arches! If I were 20 years younger and 600,000€ richer, I'd be there in a heartbeat! Keep them coming Nick... they're a bright spot in my week⚘

Wow, what an amazing home, so interesting and inviting. The garden and pool are perfect. Neighbours close by and villages easily accessible. There's really nothing you could find fault with. A real immersion into Italian life. Everything always looks perfect on a warm and sunny day, but you can also see how liveable this home would be in the depths of winter too. An electric bike or a scooter could do the daily run around. Ottima posizione! I agree with you that Anghiari might be the Italian experience we all dream about. This home is everything I dream of in Italy ❤️ I was picking out the bedrooms for my entire family! My husband and I would be perfectly happy downstairs and I could have my daughter and granddaughter take the upstairs. What curious wall lights, bulbs pointing up and down. I can totally reimagine that property styled a little differently. It was so quiet even though there are other properties around, beautiful garden and views and close to amenities with the feel of being more remote, a bit of a bargain.

That first green space must have had(in my mind, bear with me please) a bowling lawn for old people like me. When my father retrired from the USAF he went to Houston. We all know what that’s like now. He looked at Costa Rica but developed health problems before he could make it happen. Italy and Portugal are the new Costa Rica.
