This is my first time ever watching a clip on surveying. The subject is super interesting. My question is... Before going from point to point or from one block of stone to the other counter clock wise, how did you or the buyer know where to put the blocks or where the points are to be surveyed?
The land owner will usually measure up the land (70ft x 100ft in most cases) before proceeding to plot the land. The purpose of the survey is to establish if the parcel of land being offer to the buyer truly belongs to the seller and the plot size is accurate to the ground.
He's a terrible Surveyor...very poor communication and your moneywill be at risk, you will regret it. Taking from my personal experience working with him

I am getting a land in the Ashanti Region but the seller mention that the village has its own surveyor hence me the buyer cannot bring my own surveyor. According to your video it is good that the buyer provide his own surveyor. In this situation what should I do because I don't want to pay the seller as well as my own surveyor. Kind assist. Thanks
I do not understand why the seller will not permit you to have your own surveyor pick the coordinates in their presence especially when you are footing the bill of the surveyor. So it means 2 acres of land is going to be 120, 000 cedis? Does this make sense, for especially buying lands in undeveloped areas to help developed there? All these are the reasons why this country is still a village. Whiles people can buy lands in such places and help developed there.
If your land is bar-coded, does that mean it has a Candatra/Kandatra ( not sure of the spelling anyways). Can one plot of land have multiple bar-codes? Does having a bar-code on a land prevent other people from registering the land?
Having barcode site plan doesn't mean your land is registered. Their can be multiple barcode site plans on same land. It's a requirement or first step to begin process of registration. If you want to transact with that land in future (sell/buy), one will need anew barcode on same land.
@@Tobias_the_surveyor I thought bar-coding plots was similar to giving them unique identification so that one plot could possibly not have two codes? This is the main reason why it was introduced to reduce the incidence of multiple people processing the same land. Actually I took a bar-coded papers to the Land Commission and one of the officers who was insisting I let him take surveyors to my land said it was properly documented because it has a bar-code, not registered. I understand the registration process is a different ball game especially in Accra

And during registration, can it be detected that the seller is not the actual person selling the land to you thereby getting the benefit of the official search during this registration process?
It is advisable to conduct an official search to know whether there's any recorded transaction by the land owners at the land commission and if the information given to you match the search result. Mind you if the land owner didn't go to the lands commission, there will be no recorded transaction. Of you start registration without knowing recorded transaction at the lands commission, there can be multiple request for registration which will be a problem
Having an indenture does not guarantee complete ownership of the land. A lot of land owners make this mistake by not proceeding to register their indenture for land title certificate. Nothing stop someone with bad motives from plotting your land and registering it without your knowledge. Best to be safe than sorry.
I believe your question was addressed in the video. You carry out the survey initially to confirm you are being sold the exact plot of land you intend to purchase. Next you carry out a search with your site plan to establish the true owner of the land before parting away with any money.

How long does it take to get the barcoded site plan
The time frame may vary depending on the surveyor handling the process but it can take up to 6 weeks in some cases.

The District Assembly does not have surveyors but they can recommend one for you.
